We specify the fixing from the actual weight, hang from two points wherever the frame allows so the piece cannot pivot, and set the height from the room rather than the tape: eye line for a single piece, and a consistent centre line across a group so the arrangement reads as one thing.

Local knowledge that changes the job

Lath and plaster, and where the studs actually are

First-floor walls across the region's Victorian and Edwardian stock — Moseley, Handsworth, Kings Heath, Leamington, Bearwood — are lath and plaster on stud. The plaster face itself holds almost nothing; the load has to reach either a stud or a proper toggle behind the lath.

Stud spacing in these houses is irregular, often 350–450mm and shifting around old doorways, so we scan rather than assume. That single step is why a heavy mirror we hang stays hung.

Tiles, chimney breasts and rented flats

Bathroom and kitchen mirrors mean drilling tile, and a cracked tile on a rented flat is an expensive mistake. We use a tile bit at low speed with masking, drill the grout line where the layout allows, and seal the hole against moisture behind the fixing.

In city-centre flats around Brindleyplace, the Mailbox and Coventry's centre the interior walls are often metal-stud partitions with a single board layer. Those need cavity toggles rated for the load — a plastic plug simply spins in the hole.

Overmantel mirrors on period chimney breasts

The overmantel above a reinstated fireplace is the most requested position in the region's Victorian and Edwardian homes, and the brickwork immediately above a flue is often soft, lime-mortared and locally weakened by old flue repairs. A mechanical plug there can feel solid on installation and let go months later.

We locate the flue, keep fixings clear of it, and use a resin anchor where the brick is soft. On a working fireplace we also check the heat at the frame position — heat cycling loosens fixings and, on an antique frame, dries out the gesso until it cracks.

Rented flats and city-centre flats

In the Broad Street, Digbeth and Coventry city-centre blocks, most walls are metal-stud partitions with plasterboard, and most tenancies limit drilling. Metal stud takes a completely different fixing to timber — self-drilling toggles rather than woodscrews — and a lot of failed hangs in those buildings are a woodscrew spinning in a steel C-section.

Where drilling is restricted we hang from picture rail where one exists, or use a rated adhesive system for lighter pieces and tell you honestly what its limit is. We do not put a heavy mirror on adhesive.

Grouping art in period rooms with picture rails

Most pre-1930s homes across Moseley, Harborne, Leamington and Wolverhampton still have their picture rails, and they are the most under-used fixing in the house. Hung on cord or chain from the rail, a whole wall of art can be repositioned later with no holes at all.

The catch is that period ceilings and rails slope. We set the drop from a laser line rather than measuring down from the rail, so the pieces are level with the room even when the rail is not — which is almost always.
