What the published price assumes
- Property is empty of people and pets while we work, with running water and power on.
- Fixed prices assume a normally soiled home; heavy grease, mould or void-property soiling is re-quoted before we start.
- Bedroom count sets the band — a study or box room counts as a bedroom.
- One visit, one team, on a weekday between 08:00 and 18:00.
Not included — quoted separately
- Parking permits, suspensions or congestion/ULEZ charges (at cost).
- External windows above ground floor and anything needing access equipment.
- Clinical, biohazard or post-flood cleaning — priced as a specialist job.
- Rubbish removal; clearance is charged from our clearance rate card.

Packing is priced per packer per hour, or as a fixed price per property size. Materials are charged at cost, and unpacking at the new address is priced the same way.

Small jobs are charged hourly with a one-hour minimum; the most common jobs have a flat price so there is nothing to work out.

What sits outside the price
- Parking permits, congestion charge and ULEZ where genuinely incurred — always itemised, never marked up
- Congested or restricted access beyond a third-floor walk-up, agreed before booking
- Specialist waste (asbestos, clinical, hazardous chemicals) which we sub-contract to a licensed handler
- Out-of-hours work between 8pm and 7am, charged at 1.25× the standard rate

How do you keep prices fixed?
Every price is calculated from property size, service type and access details you enter at booking. Once confirmed in writing, the price does not change unless you add work on the day.
Are there any hidden fees?
No call-out fees, no booking fees and no card surcharges. Parking, congestion charge and ULEZ costs (where genuinely incurred) are the only pass-through items and are always listed separately.
Do you charge for quotes?
Never. Online quotes and video surveys are free. On-site surveys for large moves are also free within our coverage area.
How do I pay?
Debit or credit card at booking, bank transfer, or Apple/Google Pay. Contract clients can pay by invoice on 14-day terms.
Do you take a deposit?
No deposit for standard bookings under £500. Larger removals, house clearances and multi-day jobs are secured with a 20% deposit that comes off the final invoice.
Are prices the same across the UK?
Hourly rates vary slightly by region — London prices are higher than the national average, and the north of England and Scotland are slightly lower. Fixed job prices are consistent nationwide.
Do you offer discounts for regular bookings?
Yes — weekly and fortnightly cleaning receive a 10% loyalty discount, and multi-service bookings (e.g. move + end-of-tenancy clean) get a bundled rate.
