Cleaning pricing assumptions

Minimum charge
£65 minimum attendance — a single oven or one carpeted room.
Regional uplift
Central London (congestion charge / ULEZ / permit-only parking) adds 12.5% to labour only. Materials, disposal and pass-through charges are never marked up.

What the published price assumes

  • Property is empty of people and pets while we work, with running water and power on.
  • Fixed prices assume a normally soiled home; heavy grease, mould or void-property soiling is re-quoted before we start.
  • Bedroom count sets the band — a study or box room counts as a bedroom.
  • One visit, one team, on a weekday between 08:00 and 18:00.

Not included — quoted separately

  • Parking permits, suspensions or congestion/ULEZ charges (at cost).
  • External windows above ground floor and anything needing access equipment.
  • Clinical, biohazard or post-flood cleaning — priced as a specialist job.
  • Rubbish removal; clearance is charged from our clearance rate card.

Outside a charge zone the same job is quoted without the uplift line. Nothing is added on the day unless you ask for extra rooms or appliances.

Man-and-van work is charged hourly with a two-hour minimum. Full house removals are surveyed and priced as one fixed job.

Minimum charge
2-hour minimum booking on hourly work, charged from arrival at the pick-up address.
Regional uplift
Central London (congestion charge / ULEZ / permit-only parking) adds 12.5% to labour only. Materials, disposal and pass-through charges are never marked up.

What the published price assumes

  • Hourly work is billed in 30-minute blocks after the 2-hour minimum.
  • Legal, kerbside parking within 20 metres of both doors; longer carries add crew time.
  • Lift access assumed above the second floor — stair carries above that are quoted first.
  • Goods are boxed and sealed before we arrive unless packing is booked.

Not included — quoted separately

  • Congestion charge, ULEZ, Dartford or toll charges (at cost, itemised).
  • Parking suspensions and permits arranged by us (at cost, plus admin).
  • Dismantling of fitted furniture, pianos, safes and gym equipment — priced separately.
  • Storage beyond the moving day.

Professional Packing prices from £30

Packing is priced per packer per hour, or as a fixed price per property size. Materials are charged at cost, and unpacking at the new address is priced the same way.

  • Export wrapping, crating and bespoke artwork cases.
  • Unpacking and debris removal unless booked as a separate visit.
  • Loft, garage and shed contents unless listed at survey.

  • Half-day and day rates replace the hourly rate once the hours pass those thresholds.

Not included — quoted separately

  • Notifiable electrical and gas work requiring a registered engineer.
  • Structural alterations, damp-proofing and roof work.
  • Waste removal beyond a single bagged load.

What the published price assumes

  • Volume is measured by van load — a Luton is roughly 12 cubic yards.
  • Items are ground floor or accessible by lift; stair carries above two floors add crew time.
  • Licensed waste-carrier disposal and a waste transfer note are included in every price.
  • Recyclables and reusable items are separated at our transfer station at no extra cost.

Not included — quoted separately

  • Hazardous waste: asbestos, paint, chemicals, gas bottles, clinical waste.
  • Fridges, freezers and mattresses carry a per-item statutory disposal fee.
  • Deep cleaning after clearance — priced from the cleaning rate card.
  • Permits or road closures for large-vehicle access (at cost).

What sits outside the price

  • Specialist waste (asbestos, clinical, hazardous chemicals) which we sub-contract to a licensed handler
  • Out-of-hours work between 8pm and 7am, charged at 1.25× the standard rate

Pricing questions.

  • How do you keep prices fixed?

    Every price is calculated from property size, service type and access details you enter at booking. Once confirmed in writing, the price does not change unless you add work on the day.

  • Are there any hidden fees?

    No call-out fees, no booking fees and no card surcharges. Parking, congestion charge and ULEZ costs (where genuinely incurred) are the only pass-through items and are always listed separately.

  • Do you charge for quotes?

    Never. Online quotes and video surveys are free. On-site surveys for large moves are also free within our coverage area.

  • How do I pay?

    Debit or credit card at booking, bank transfer, or Apple/Google Pay. Contract clients can pay by invoice on 14-day terms.

  • Do you take a deposit?

    No deposit for standard bookings under £500. Larger removals, house clearances and multi-day jobs are secured with a 20% deposit that comes off the final invoice.

  • Are prices the same across the UK?

    Hourly rates vary slightly by region — London prices are higher than the national average, and the north of England and Scotland are slightly lower. Fixed job prices are consistent nationwide.

  • Do you offer discounts for regular bookings?

    Yes — weekly and fortnightly cleaning receive a 10% loyalty discount, and multi-service bookings (e.g. move + end-of-tenancy clean) get a bundled rate.
