Builders clean, then sparkle clean in that order
After builders cleaning is not one clean, it is a sequence. The builders clean removes bulk debris, protective film, tape residue and the first layer of construction dust. The detail clean goes after the places dust hides — window tracks, hinge knuckles, socket faces, radiator fins, extract grilles, the tops of doors and the underside of worktops. The sparkle clean happens last, ideally after the snag list is closed, and is what the client or tenant actually sees: glass, sanitary ware, appliances, floors and every touchpoint. Skipping straight to the sparkle is why so many finished projects look dusty again by the next morning.

Walk the site
We look at the trades still to finish, the floor protection, waste on site and the handover date, then price the stages you actually need.
Rough then detail
Debris, film and tape residue first; then the detail pass through tracks, hinges, grilles, sockets and edges with HEPA filtration.
Sparkle and hand over
Glass both sides, sanitary ware descaled, appliances cleaned inside, floors sealed or buffed as specified, and a walk-round with you.

Dust is scheduled, not wiped
Plaster dust keeps falling for days. Cleaning in stages, in the right order, is the only way to stop the site looking dirty again by morning.
Surfaces get protected, not scoured
New paint, engineered wood, quartz, matt tiling and brushed metal all mark. We match the method to the surface rather than reaching for one product.
Spotting is a real skill
Paint flecks, silicone smears, adhesive tape shadow and grout haze come off with the right blade, solvent and angle. Rushing this is how glass ends up scratched.

Prices assume waste, skips and bulky debris have already been removed by the contractor. If they have not, we can clear them under a licensed waste transfer note and quote that separately.

Getting a renovation handover-ready what to expect
The last week of a project is where reputations are made. A build can be technically perfect and still feel unfinished if the window tracks are full of grit, the sockets have paint flecks and the new glass has silicone smears across it. Our crews work to a room-by-room checklist that starts high and finishes at the floor, so nothing lands on a surface that has already been cleaned. Timing matters as much as method: if second-fix joinery or decorating is still to happen, we schedule the detail pass afterwards and hold the sparkle until the snag list is closed. On occupied blocks and commercial units we work around lift bookings, delivery windows and shared access, and we bag and remove our own waste. What you get at the end is a property that can be photographed, handed over or moved into on the same day.

A sparkle clean for a one or two-bed property starts at £220 and a three or four-bed at £320. A full two-stage builders plus sparkle programme starts at £450, a single-room refurb at £180, and commercial fit-outs are priced from £3 per square metre.
A builders clean removes debris, protective film, tape residue and bulk construction dust while trades may still be finishing. A sparkle clean is the final, presentation-standard clean after the snag list closes — glass, sanitary ware, appliances, floors and every touchpoint.
Book the detail pass once dust-producing trades have finished, and the sparkle for one to two days before handover or move-in. Cleaning too early simply means cleaning twice.
Our cleaning prices assume skips and bulky debris have gone. If they have not, we can clear them under a licensed waste transfer note as a separate priced item on the same visit.
Internally always, including frames, sills and tracks. External glass at ground and first floor is included on most jobs; anything higher is priced as a high-level add-on with the right access equipment.
No. Fresh paint, engineered wood, quartz, matt tiles and brushed metal each get a specific method and product. Paint and silicone spotting on glass is done with the correct blade angle so nothing is scratched.
Yes. Most fit-out cleans run overnight or at weekends so the handover is not delayed and other trades are not disrupted, and we work to your site rules and access arrangements.
Two to three days for a domestic sparkle clean and about a week for a multi-stage or commercial programme. Short-notice handovers are often possible — call and we will tell you honestly.
