Overview
Service availability
End of Tenancy Cleaning is available in 62 West Midlands towns
We cover the B, CV, DY, WV, WS, WR postcode areas daily and the wider ST, TF, SY, HR districts on scheduled runs. Same-week slots are usual, next-day is common outside peak weekends, and every job is confirmed in writing with a fixed price before a crew is booked.
End of Tenancy Cleaning across the West Midlands
Deposit disputes in the West Midlands are won and lost on the check-out report, not on how tidy the property looks. Inventory clerks working for Birmingham, Coventry and Solihull agencies grade against the check-in photographs taken on the day you moved in, which is why we clean to a clerk's checklist — appliance interiors, extractor filters, window reveals, skirting tops, hinge edges and the underside of shelving — rather than to a general domestic standard.
Every job is quoted on bedrooms, bathrooms and condition, and the price is fixed in writing before we book a team. There is no hourly meter: the crew stays until the checklist is signed off, whether that is five hours in a Harborne one-bed or a full day in a six-bedroom Selly Oak HMO that has just released twelve months of student tenancy.
One detail that genuinely matters locally: Birmingham and much of the wider region drinks Elan Valley water, which is very soft. Soft water lathers hard and rinses slowly, so the commonest cause of a failed check-out here is detergent bloom left on tiles, shower screens and chrome. Our teams work on a low-dose, double-rinse method and finish glass and chrome dry rather than leaving them to air.
We photograph the finished property room by room and send you the set the same evening. If your agent or clerk raises a cleaning item within 72 hours of check-out, we return and put it right at no charge — that is the guarantee, not a marketing line.

What's included
Clerk-standard checklist
We work to the AIIC-style check-out headings agents in the region use, so the report and the clean line up item for item.
Oven strip and dip
Door glass separated, shelves, runners, trays and the fan cover dip-tanked off site or hot-dipped on site, then rebuilt and tested.
Extractor and filter degrease
Cooker hood mesh, charcoal filter housing and the tile splashback behind it degreased — the most commonly flagged omission in check-out reports.
Limescale-free wet rooms
Screens, chrome, seals and tile grout de-scaled and hand-dried; silicone lines assessed and reported if they are stained beyond cleaning.
Inside cupboards, drawers and wardrobes
Emptied units vacuumed and wiped inside and on top, including the wardrobe rail and the dust ledge above kitchen wall units.
Windows inside, frames and reveals
Internal glass, sills, reveals, trickle vents and the runner channels on uPVC casements.
Completion photo set
Room-by-room photographs emailed the same day, timestamped, so you have evidence independent of the clerk's report.
72-hour return
Any cleaning point raised by the agent within three days is re-attended free — no dispute, no admin.

Local knowledge that changes the job
Student tenancy weeks in B29, B15 and CV4
Selly Oak, Bournbrook, Edgbaston and Cannon Park turn over thousands of tenancies inside a fortnight each summer, and the check-out standard in those streets is not softer for being a student let — the agents managing Tiverton Road and Dawlish Road stock use the same clerks as the family lettings in Moseley.
The practical issue is availability and parking. Late June and mid-September book out weeks ahead, and Bournbrook's residents' parking makes a same-day booking hard to service. We hold reserved crews for those two windows and schedule HMOs as room-by-room sign-offs so one late-leaving housemate does not stall the whole property.
Soft water, hard consequences
Elan Valley supply keeps most of Birmingham, Sandwell and Dudley on soft water. That means very little limescale on taps compared to the South East — but a much higher rate of soapy residue, which dries as a dull film that clerks photograph as 'not cleaned'.
Coventry, Rugby and parts of Warwickshire sit on harder borehole-blended supply, so the same property type needs the opposite approach: acidic descaler on screens and kettle-scale in the utility. Our crews carry both regimes and choose by postcode rather than by habit.
What the housing stock hides
Victorian terraces in Kings Heath, Balsall Heath and Bearwood have deep sash reveals, picture rails and cast-iron radiator backs that collect a decade of dust. Clerks check behind and above; so do we.
The Jewellery Quarter and Digbeth conversions bring exposed brick, steel windows and open ductwork — surfaces that must be dusted dry, not washed, or they streak and rust-mark. Solihull, Dickens Heath and Longbridge new-builds are the opposite: drylined walls and matt emulsion that mark permanently if scrubbed, so those get dry sponge work only.
Timing the clean against your check-out
The clean must happen after the last item leaves and before the clerk arrives, and in this region that gap is usually a single afternoon because removals crews are stuck behind the A38 tunnels or the M6 J6–J9 queue at exactly the wrong hour.
We book the clean as the second half of a move day and start as the van pulls away, or we take the property the following morning where your tenancy allows. Tell us the clerk's appointment time and we work backwards from it — that one piece of information prevents most deposit arguments.

End of Tenancy Cleaning in the West Midlands — FAQs
Q1.How much is end of tenancy cleaning in Birmingham?
A studio or one-bed starts at £145, a two-bed from £195, a three-bed from £255 and a four to six bedroom HMO from £330. Oven cleaning and the wet rooms are included in every price; carpets and external windows are priced separately.
Q2.Do you guarantee my deposit back?
We guarantee the cleaning element. If your agent or inventory clerk raises a cleaning point within 72 hours of check-out we return and put it right free of charge. We cannot cover damage, wear or missing items, which are separate deposit categories.
Q3.Is the oven included?
Yes, on every end of tenancy job. The door glass is separated, and shelves, runners, trays and the fan cover are dipped, rebuilt and function-tested. Range cookers and double ovens carry a small supplement.
Q4.Do I need to be there?
No. Most customers leave keys with the agent or in a key safe. We photograph every room on completion and email the set the same evening, so you have your own evidence without attending.
Q5.Can you clean a student house in Selly Oak at short notice?
Usually yes outside the last week of June and the middle of September, when B29 books out. In those two windows we hold reserved crews, but they go early — book two to three weeks ahead if your tenancy ends then.
Q6.Do you clean carpets as part of the service?
Carpet cleaning is an add-on at £30 per room using hot-water extraction. We schedule it to run last so floors dry undisturbed, and most tenancies that specify professional carpet cleaning in the agreement need this to be a separate, receipted line.
Q7.How long does it take?
Four to five hours for a one-bed with two cleaners, a full working day for a lived-in three-bed, and a day with a team of three or four for a large HMO. We do not clock-watch — the crew stays until the checklist is complete.
Q8.What if the property has been left in poor condition?
Tell us at quote stage and send photographs. Heavy grease, mould or a smoker's property needs extra hours and different chemistry, and we would rather price it honestly up front than arrive with the wrong crew size.
