After Builders Cleaning across the West Midlands
Plaster dust is not ordinary dust. It is fine, alkaline and electrostatic: it hangs in the air for days, settles into every horizontal edge, and if you wet it too early it turns to a grey slurry that dries as a haze on glass and tiles. That is why an after builders clean is done in two stages, not one long visit.
Stage one is a dry strip: HEPA vacuuming of ceilings, walls, ducts, cavities, cupboard interiors and floors, plus scraping and solvent removal of silicone smears, paint spots, adhesive residue and protective film from glass, worktops and sanitaryware. Stage two, ideally a day or two later once airborne dust has settled, is the sparkle finish — glass, chrome, tiles, floors and every internal surface brought to handover standard.
We work for homeowners after an extension or loft conversion, for developers on new-build handovers around Longbridge, Dickens Heath and the Coventry fringe, and for landlords finishing HMO conversions across Selly Oak, Stoke and Wolverhampton. The scope and paperwork differ, so we quote from a site visit or a full photo set rather than a room count.
Crews carry their own 110v-compatible site vacuums, ladders and access equipment, and work to whatever site rules apply — sign-in, RAMS, PPE, waste segregation and a dust-free handover for the final inspection.

RAMS, PPE, sign-in, HEPA site vacuums and protected thresholds throughout the build zone and access routes.
- Step 4
Snag walk and re-attendance

What's included
Stage one dry dust strip
HEPA vacuuming of ceilings, wall faces, ledges, ducts, voids, cupboard interiors, radiator backs and floors before any water is introduced.
Protective film and label removal
Film peeled from windows, doors, worktops, baths, shower trays and appliances, with adhesive residue solvent-removed rather than scraped dry.
Paint, plaster and silicone spotting
Spots and smears lifted from glass, tile, chrome, sanitaryware and hardwood using blades and solvents appropriate to each substrate.
Stage two sparkle finish
Full internal wash-down and glass finish once airborne dust has dropped, so the handover surface stays clean.
Grout haze and cement film
Cementitious haze removed from new tiling with a buffered acid wash, then neutralised so it does not attack the grout later.
Ducts, trickle vents and extracts
New MVHR terminals, extractor housings and trickle vents cleared of construction dust — the usual cause of dust returning after handover.
Site-compliant working
RAMS, PPE, site sign-in, 110v equipment where required and segregated waste removal on request.
Handover snag walk
We walk the property with you before invoicing and re-attend anything the final inspection picks up.

Local knowledge that changes the job
Extensions and loft conversions in the B postcodes
Rear extensions in Moseley, Kings Heath, Harborne and Stirchley almost always involve knocking through into an occupied house, which means the dust load is spread far beyond the new room. Our first-stage strip therefore covers the whole ground floor, not just the build zone — otherwise the family reports 'the dust came back' a week after handover.
Loft conversions in the same streets bring a second issue: dust drops through ceiling joists into bedrooms below and into the stair carpet. We treat the stairwell as part of the build zone and vacuum bedding and mattress faces as standard.
New-build plots and developer handovers
The Longbridge, Dickens Heath, Whitnash and Coventry-fringe sites hand over in plot runs with a fixed inspection date, and the recurring failure point is not the floor — it is glass. Newly glazed units carry film adhesive and mortar splash, and inspectors check them in raking light.
We schedule plot cleans in the same sequence as the inspection walk and hold a crew back for the snag re-attendance day, which on a run of plots saves the site manager more time than any per-plot discount.
Black Country and Coventry refurbishment stock
Blue-brick terraces across Dudley, Tipton and Wednesbury and the no-fines concrete stock around Coventry generate a different dust — sharper, sandier, and heavier on floors than in the air. It scratches new vinyl and engineered board immediately if you mop before you vacuum.
So on those refurbishments we do two dry passes on floors before anything wet, and we protect finished thresholds while the second-stage crew works, because most handover damage in that stock happens after the clean, not during the build.
HMO conversions and licensing inspections
Conversions in Selly Oak, Stoke, Foleshill and Wolverhampton are usually being cleaned to meet a licensing or fire-safety inspection date rather than a customer move-in. Inspectors look at fire door edges, intumescent strips, escape route floors and extract fans.
We clean to that list specifically: door edges and strips wiped free of paint and dust so the seals close properly, escape routes clear and washed, and every new extract fan cleared of construction debris so it draws at commissioning.

After Builders Cleaning in the West Midlands — FAQs
Q1.Why is after builders cleaning done in two stages?
Plaster and construction dust stays airborne for days. If you do the finish clean too early, settling dust re-coats everything overnight. Stage one strips the dust dry with HEPA extraction; stage two, a day or two later, delivers the finish that lasts.
Q2.How much does after builders cleaning cost?
From £260 for a single room, £340 for a kitchen or bathroom refit, £480 for an extension or loft conversion and £780 for a whole-house refurbishment. New-build plot handovers are from £420 per plot at developer rates.
Q3.Do you remove paint and silicone from glass?
Yes. Spots and smears are removed from glass, tile, chrome and sanitaryware using blades and solvents matched to the substrate. We stop and report rather than risk it where glass has a soft or self-cleaning coating.
Q4.Will you remove the cement haze from new tiles?
Yes, with a buffered acid wash that is then neutralised. Neutralising matters — an unrinsed acid wash keeps working on new grout and will soften it within months.
Q5.Can you work on an active site?
Yes. We provide RAMS, work in full PPE, sign in to site, and can run 110v equipment where the site requires it. Waste can be segregated and removed on request.
Q6.Do you clean for developers plot by plot?
We do, on a per-plot rate with the crew sequenced to your inspection walk and a held-back team for snag re-attendance the following day.
Q7.Is rubbish removal included?
General construction dust and debris we generate is removed. Bagged builders' waste, offcuts and packaging can be taken away as a priced add-on under our waste carrier licence.
Q8.How soon after the builders leave should we book?
Book stage one as soon as the last wet trade is finished and the site is dry. Leaving it longer does not help — dust bonds harder to glass and chrome the longer it sits, especially over a heating season.
