Local knowledge that changes the job
City-centre buildings and access windows
Colmore Business District, Snow Hill and Brindleyplace buildings almost all restrict goods-lift use and loading-bay access to defined out-of-hours windows, and require RAMS plus insurance certificates lodged with building management days ahead. We handle that submission for both the outgoing and incoming landlord rather than leaving it with your office manager.
Vehicles serving central Birmingham sit inside the Clean Air Zone, so our compliant fleet keeps a city-centre move free of zone charges. HS2 works around Curzon Street and Eastside continue to change street access on short notice, so we re-check the approach route the week of the move.
Business parks and industrial units
Out-of-town sites — Birmingham Business Park, Blythe Valley, Fort Dunlop, Coventry's Friargate and Prospect Business Park — are easier for vehicle access but stricter on estate management notice and barrier permits. Those need arranging around a week ahead, and we do it as part of the plan.
Industrial relocations in Oldbury, Tyseley, Aldridge and Bayton Road bring their own requirement: racking, machinery and stock need a dismantling method statement and, in many cases, a lifting plan. We quote those as a scoped project with a named coordinator rather than by the hour.
Converted workshops, canal-side floors and older stock
A large share of the region's small-office space is not purpose-built at all. Jewellery Quarter workshops, Digbeth canal-side conversions and Victorian upper floors in Wolverhampton and Walsall typically offer one narrow staircase, a shared entrance with other tenants and a lift that was sized for parcels rather than pedestals.
Those buildings move fine, but they move slowly per item, so we quote them by carry distance rather than desk count. Where a stair turn defeats a storage wall we dismantle it in the room instead of wrestling it — cheaper than repairing a listed-frontage doorway afterwards.
Timing a move around the region's road network
Anything crossing the M6 between Junctions 6 and 10, or using the A38 tunnels, is planned to avoid the 07:00–09:30 and 16:00–18:30 blocks — the tunnels close overnight for maintenance more often than most planners expect, which is exactly when an overnight office move wants to be running.
For Coventry and Solihull sites we route via the M42 and A45 rather than the ring road, because the Coventry ring road's short slip lanes are genuinely difficult for a 7.5-tonne vehicle carrying loose crates. Fifteen minutes of routing thought saves an hour of crew time on the night.
Exit obligations: dilapidations, WEEE and confidential waste
Most West Midlands commercial leases require the floor handed back clear and in repair, and landlords in Colmore Row and Friargate inspect properly. We clear redundant desks, chairs and storage under a licensed waste carrier registration and issue transfer notes with the job pack.
