Local knowledge that changes the job

What the wall behind the wardrobe actually is

In inner Birmingham — Moseley, Kings Heath, Balsall Heath, Sparkhill — first-floor bedroom walls are frequently lath and plaster over stud, and a standard plug pulled into it will hold nothing. Those need the stud located and screwed into, or a proper toggle where no stud lines up.

On the Solihull, Dickens Heath and Warwickshire new-build estates the wall is dot-and-dab: plasterboard on adhesive dabs with a 20–30mm void behind. A screw into the board alone snaps out under a wardrobe's tipping load, so we use void-spanning anchors or drive through to the blockwork.

Floors, and why doors stop closing

Victorian and Edwardian upstairs floorboards in this region move a surprising amount, and a PAX or a tall BILLY that is built square on a sloping floor will not stay square. We shim the base and re-check the diagonal before the doors go on — that ten minutes is the reason a wardrobe still shuts properly a year later.

In the Black Country's ex-council and 1960s stock, the opposite issue: screeded concrete upstairs floors that are dead flat but unforgiving, where the unit must be levelled by the feet rather than packed underneath.

Student lets and HMO turnarounds

Selly Oak, Harborne, Earlsdon and the streets around Wolverhampton's City Campus turn over almost entirely in the first fortnight of September, and landlords replace bedroom furniture in batches. We build to a room list rather than an item list on those jobs, so a six-bedroom HMO is done in a day with one waste run at the end.

Anti-tip anchoring matters more, not less, in a let. Most West Midlands councils' HMO licensing conditions expect free-standing tall furniture to be restrained, and an unanchored PAX in a student room is the sort of thing that appears on an inspection report.

Lifts, stairwells and city-centre flats

In the Jewellery Quarter, Digbeth and the Broad Street towers, the practical limit is the goods lift, not the doorway. PAX side panels are 2.36m long and will not stand up in most residential lifts, so they go up the stairs — which means booking a stairwell slot with the concierge and sending two fitters instead of one.

We check the lift internal height with building management when you book a city-centre job. It is a five-minute call that avoids a failed delivery and a re-book fee, and it is the single most common reason a flat assembly overruns.

What we do with the flat-pack waste

A PAX run generates a surprising volume of cardboard and expanded polystyrene, and Birmingham, Sandwell and Coventry all cap what a household recycling centre will take from a car in one visit. We remove it under our waste-carrier licence and separate card from polystyrene at the depot.

If you would rather keep the packaging — common if you are unsure about a colour or a size — we flatten it, band it and leave it stacked somewhere out of the way rather than filling the hallway.
