House Removals is available in 62 West Midlands towns
We cover the B, CV, DY, WV, WS, WR postcode areas daily and the wider ST, TF, SY, HR districts on scheduled runs. Same-week slots are usual, next-day is common outside peak weekends, and every job is confirmed in writing with a fixed price before a crew is booked.
House Removals across the West Midlands
A West Midlands house move is rarely a straight run from door to door. Between the Birmingham Clean Air Zone ring, the permit-only Victorian terraces in Moseley and Kings Heath, and the narrow blue-brick entries of the Black Country, the difference between a smooth move and a five-hour overrun is almost always access planning rather than the volume of furniture.
We survey that before we quote. Every West Midlands removal starts with a video or in-person survey covering parking distance, stair turns, lift dimensions and whether the road needs a suspended bay. That gives you one fixed price with the van size, crew count and arrival window written down — not an hourly meter that punishes you for a tight entry.
Crews carry blankets, tail-lift trolleys, wardrobe cartons and floor protection as standard, and every load is covered by goods-in-transit insurance. Dismantle and reassemble of beds, wardrobes and dining tables is included in the quoted time, not billed as an extra at the far end.
Completion-day timing matters more here than most regions: a large share of West Midlands chains release keys between 1pm and 3pm, so we load in the morning, hold the vehicle sealed and insured while your solicitor confirms, then unload straight into rooms rather than stacking everything in the hall.
What's included
Pre-move access survey
Video or on-site survey of both properties — stairs, turns, lift sizes, parking distance and any bay suspension the council requires.
Dismantle and reassemble
Beds, wardrobes, flat-pack units and dining tables taken down at the old house and rebuilt in the right rooms at the new one.
Full protection kit
Furniture blankets, mattress bags, TV cartons, carpet film and door-frame guards fitted before anything is carried.
CAZ-compliant vehicles
Our Luton and 7.5t fleet meets Birmingham Clean Air Zone standards, so central B1–B5 moves carry no surcharge.
Goods-in-transit cover
£10,000 per load as standard, with high-value uplifts available for pianos, art and instruments.
One named coordinator
The same person from survey to keys, reachable on move day rather than a call-centre queue.
Room-by-room labelling
Colour-coded labels agreed at survey so boxes land in the right room first time — the single biggest saving on unpacking time.
Completion-day holding
If keys are late we hold your load sealed on the vehicle at no extra charge for the first two hours, insured throughout.

Local knowledge that changes the job
Clean Air Zone, permits and parking
Birmingham's Clean Air Zone covers everything inside the A4540 Middleway, and non-compliant heavy vehicles are charged daily. Our fleet is compliant, so we never pass a zone charge to a customer moving in or out of Digbeth, Ladywood, Highgate or the Jewellery Quarter.
Parking is the other cost trap. Birmingham, Coventry, Solihull, Dudley, Sandwell and Wolverhampton all operate different bay-suspension schemes with lead times from three to ten working days. We tell you at survey stage which one applies, what it costs, and who applies — and we build the walking distance into the crew size if a suspension is not possible.
What the housing stock does to move times
Victorian and Edwardian terraces across Kings Heath, Moseley, Selly Oak and Bearwood have narrow hallways with a tight half-landing turn — king mattresses and three-seat sofas often need to come out through a front bay rather than the stairwell, and we allow for that in the plan.
Canal-side apartments around Brindleyplace, the Mailbox and Coventry city centre are a lift-booking job: most buildings limit goods-lift use to specified hours and require insurance documents in advance. Meanwhile the interwar semis of Erdington, Castle Bromwich and Wednesfield are the fastest moves in the region — driveway loading, wide hall, no bay suspension needed.
Routes, roadworks and the hours we avoid
The region's move times are dictated by three pinch points: the M6 between J6 Spaghetti Junction and J9 Wednesbury, the A38 tunnels through the city centre, and the HS2 works around Curzon Street and Water Orton. A Solihull to Wolverhampton move that takes 45 minutes at 9.30am can take double that if the vehicle leaves at 4pm.
So we schedule around it. Crews for B and CV postcodes start at 8am and clear the Middleway before the school run rebuilds; Black Country and DY moves usually run the A4123 rather than the motorway; and anything crossing the region twice in a day gets a second vehicle instead of a return leg.
Moving with schools, students and university terms
Family moves in Solihull, Sutton Coldfield and Harborne cluster hard around the end of the summer term because parents time completion to school admission dates — those Fridays sell out weeks ahead, and a Tuesday or Wednesday move often saves both money and stress.
The other seasonal spike is student-driven: Selly Oak, Edgbaston, Stoke and Earlsdon see thousands of tenancies turn over in late June and mid-September, which strips parking and clogs the residential streets around the Vale and Cannon Park. If you are moving a family home in those areas during those weeks, an early start is not optional.

House Removals in the West Midlands — FAQs
Q1.How much do house removals cost in the West Midlands?
A 1-bed flat typically starts at £320, a 2–3 bed house at £520 and a 4–5 bed house at £850. The variables are access, distance and whether you want packing. Every quote is fixed after the survey — the price does not move on the day unless you add items.
Q2.Do you charge extra for the Birmingham Clean Air Zone?
No. Our removal vehicles are CAZ-compliant, so moves inside the A4540 Middleway — Digbeth, Ladywood, the Jewellery Quarter, Highgate — carry no zone surcharge.
Q3.Will you dismantle and rebuild furniture?
Yes, it is included in the quoted crew time. Beds, wardrobes, flat-pack storage and dining tables are dismantled at the old address and reassembled in the correct rooms at the new one.
Q4.Can you move me at short notice?
Often yes — completions in the West Midlands frequently slip by a day or two and we hold reserve crews across Birmingham, Coventry and Wolverhampton for exactly that. Friday and month-end slots go first, so book those further ahead.
Q5.What insurance do you carry?
£10,000 goods-in-transit per load and £2m public liability as standard, with higher limits available on request. You get the certificate numbers with your written quote.
Q6.What happens if my completion is delayed on the day?
We load in the morning and wait. The first two hours of holding are free, the load stays sealed and insured on the vehicle, and if keys fail entirely we move it into our secure unit near M6 J9 overnight and redeliver the next working day at cost.
Q7.Do I need a parking permit or suspended bay for my move?
On most terraced streets in Birmingham, Coventry, Smethwick and Wolverhampton, yes — councils want between three and ten working days' notice. We identify the requirement at survey, apply on your behalf for a small handling fee, and pass the council charge on at cost.
Q8.How far ahead should I book a West Midlands move?
Three to four weeks for a mid-week date, six weeks for a Friday or month-end, and longer through late June and September when student tenancies turn over around Selly Oak and Earlsdon. We can usually pencil a provisional date before exchange and firm it up free of charge.
