London pricing

London clearance prices and why they sit where they do.

Clearance is priced by volume, not by the hour, so you know the number before the van arrives. London costs more than the national rate for three specific reasons: tip gate fees inside the M25 are higher, most inner-London tips require a pre-booked slot, and the load usually has to be carried down stairs before it reaches the van.

Domestic prices are the total you pay. Commercial and landlord invoices are quoted plus VAT at 20%. ULEZ, the Congestion Charge where it applies, permits and bay suspensions are itemised in the written quote, never added afterwards.

Clearing in London is a logistics problem first.

The volume is rarely the hard part. Getting it out of the building, onto a legal kerb and into a tip with a booked slot is what shapes the day and the price.

Council rules change borough by borough

Bulky waste collection is chargeable in most London boroughs and free for a limited number of items in a handful of others, and the wait is commonly one to three weeks. If your date is fixed by a tenancy end or a completion, that timetable rarely works.

Almost every inner-London reuse and recycling centre now runs a booking system, and several refuse trade waste entirely or charge a separate commercial gate fee. As a registered carrier we use trade-permitted sites and give you the waste transfer note that proves where your waste went.

Stairs, lifts and the London walk-up

London has a far higher share of purpose-built and converted flats than anywhere else in the UK, and a large share of them are walk-ups. A three-bed flat on the second floor of a Camden conversion is a two-crew job before a single item reaches the pavement.

Where there is a lift, buildings in Tower Hamlets, Southwark and Greenwich usually require it to be booked and protected, and many restrict removals to weekday hours only. We book that slot with the managing agent as part of the job.

Parking decides the crew size

Where the van can stop on the property or in a suspended bay directly outside, a full load takes two to four hours. Where the nearest legal stopping place is 60 metres away on a red route, the same load needs a longer window and sometimes a third pair of hands.

We quote the parking honestly at the survey stage: visitor permit, suspended bay at the council's price, or a timed loading window. You see the cost before you accept.

Reuse first, then recycling

Sound furniture, white goods and household items are offered to London reuse networks and charity partners before anything is tipped, which is both cheaper for you and how we hold a landfill diversion rate above 90%.

Fridges and freezers are degassed at a licensed facility, mattresses go for shredding and recovery, and WEEE is separated on the van. Paint, solvents and asbestos are not carried; we will tell you the licensed route instead of taking them and hoping.

  • How much does house clearance cost in London?

    A quarter load is £95, a half load £175 and a full Luton load £320. A full house or probate clearance starts at £650 and is quoted from photographs or a video walk-through. Tip gate fees, ULEZ and the Congestion Charge are inside those prices.

  • Are you a licensed waste carrier?

    Yes. We are registered with the Environment Agency as an upper-tier waste carrier and issue a waste transfer note for every load. Keep it: if fly-tipped waste is traced back to you, that note is your defence against a fixed penalty from the borough.

  • Is a clearance cheaper than hiring a skip in London?

    Usually, yes. A skip on a London street needs a council permit, often a suspension of the bay it stands in, lights and sometimes a licence renewal if it overstays. A van clearance needs none of that, and we load it rather than you.

  • Can you clear a second-floor flat with no lift?

    Yes — it is the London norm. We size the crew for the carry rather than the volume, so a walk-up job gets two or three people. There is no separate stairs surcharge; it is reflected in the load price we quote you up front.

  • What can you not take?

    No asbestos, no paint, solvents or chemicals, no gas bottles and no clinical waste. Fridges, freezers, mattresses and electricals are all fine and go to the correct licensed route. If we cannot take something we will name the facility that can.

  • How quickly can you clear a property?

    Most single loads are collected the same week and urgent tenancy or completion deadlines are regularly met inside 48 hours. A full house clearance that needs a suspended bay depends on the borough's notice period, which is typically three to ten working days.
