Pre Move-In Cleaning across the West Midlands

There is exactly one day in the life of a home when every cupboard is empty, every floor is clear and nothing has to be moved to be cleaned: the day before you move in. Cleaning then costs less and achieves more than the same job attempted three weeks later around a hallway of boxes, and it is the difference between unpacking into a property and unpacking into someone else's residue.

The previous occupier's exit clean, where there was one, was written to satisfy their agent — not to reassure the person sleeping there next. It rarely covers inside the fridge seals, the washing machine detergent drawer and door gasket, the extractor filter, the underside of toilet seat hinges or the trap in the shower gully. Those are the eight or nine places that decide whether a home smells clean a week after you arrive, and they are the core of what we do on a move-in clean.

Our crews work an empty-property route: sanitise wet rooms and kitchen first, then storage, then walls and joinery, then floors last so the property is finished from the far corner back to the front door. Nothing is walked back over, and you can bring furniture in on top of a floor that has actually been rinsed rather than mopped over dust.

Timing is the practical constraint in this region. Completion funds in a Birmingham or Coventry chain often release mid-afternoon, and the removals crew is frequently held up behind the A38 tunnels or the M6 J6–J9 crawl. We hold evening starts and early-morning slots specifically so the clean fits into the real gap between key release and the van door opening.

How to book

Book pre move-in cleaning in five steps

  1. Step 1

Tell us the completion or key date

Even an approximate date gets you into the diary. Chains move, and we would rather hold a flexible slot than lose the day entirely.

  2. Step 2

Fixed price from a room count

Priced from bedrooms, bathrooms and whether the property is a new-build. Extras like carpets, fogging or sparkle finish are listed separately.

  3. Step 3

    We start whenever keys land

Evening starts, weekend starts and 7am next-morning starts are all normal for us. You call, we go.

  4. Step 4

    Photos and a handover note

A room-by-room photo set the same evening, plus a written note of anything you should know about the property before you unpack.

What's included

  • Kitchen sanitised to food-safe standard

Worktops, splashbacks, sink, taps, and inside every unit and drawer, finished with a food-safe sanitiser rather than a general purpose spray.

  • Appliance interiors and hidden traps

Fridge shelves and door seals, freezer, washing machine drawer, gasket fold and filter, dishwasher filter and spray arms, oven and hob.

  • Bathrooms disinfected end to end

WC including the hinge underside and cistern base, shower gully and trap, screen, seals, extractor grille, and all chrome hand-dried.

  • Every cupboard, wardrobe and airing space

Vacuumed and wiped inside, top and underside of shelving, plus the immersion cupboard and understairs void where present.

  • Floors cleaned for the fibre or finish

Carpets vacuumed on a slow double pass, hard floors swept and washed with the right pH — nothing alkaline on waxed timber or unsealed quarry tile.

  • Switches, handles and touch points

Sockets, switch plates, door handles, banister rails, intercom, thermostat and window locks wiped and sanitised.

  • Internal glass, sills and reveals

Glass, sills, reveals and vents, plus the runner channels that trap grit on uPVC casements.

  • Handover note

A short written note of anything we found that you will want to know about — a failing seal, a blocked vent, damp behind a unit — with photographs.

Local knowledge that changes the job

New-build handovers in Solihull, Dickens Heath and Longbridge

A developer's own hand-over clean is a builder's clean, and it leaves the three things people notice on night one: a fine plaster haze that reappears when you first run the heating, silicone smears on glass and shower screens, and adhesive residue from stickers on appliances, windows and sanitaryware.

New-build walls are drylined with matt emulsion and burnish permanently under a scrubbing pad, so we work them dry or barely damp with a soft sponge. Engineered timber on the ground floor is another trap — the factory finish hates alkaline product and standing water, so it gets pH-neutral cleaner on a nearly dry mop.

Older stock: what an empty house tells you

Blue-brick Black Country terraces in Tipton, Cradley Heath and Blackheath, and the no-fines concrete stock around Tile Hill and Willenhall in Coventry, both hold cold in the walls. In an empty, unheated property that shows as condensation shadow in corners and behind where a wardrobe stood.

We report that rather than just wiping it, because a shadow you clean off in April tells you something you need to know in November. Our handover note flags cold spots, blocked trickle vents and failing seals with photographs, so you can raise it with a landlord or plan a dehumidifier before the first heating season.

Student and HMO move-ins around B29, B15 and CV1

Selly Oak, Bournbrook, Edgbaston and the streets behind Coventry's Gulson Road turn over in a single fortnight, and a room-by-room move-in is standard: one tenant arrives while another's furniture is still on the landing.

We clean those properties per room with a sign-off each, so the first arrival gets a genuinely finished room rather than waiting on the house. Common parts — kitchen, bathrooms, stairs and hallway — are done last, once the traffic has stopped, and the kitchen is sanitised as a shared food space rather than a domestic one.

Fitting the clean into a real completion day

Keys in a Birmingham chain rarely land before lunchtime, and the removals van is usually somewhere on the M6 between junctions 6 and 9 when you were promised it would be outside. That squeezes the clean into a window that moves twice on the day.

We run pre-move-in work as flexible slots: we will start on key release whenever it happens, work into the evening, or take the property from 7am the following morning. Clean Air Zone charges apply to some older vans entering central Birmingham, so where a job sits inside the CAZ we send compliant vehicles and there is no surcharge passed to you.

Pre Move-In Cleaning in the West Midlands — FAQs

Q1.How much is a pre move-in clean?

From £155 for a studio or one-bed, £205 for a two-bed, £265 for a three-bed and £340 for four bedrooms and up. Appliance interiors, wet rooms and inside all storage are included at every size.

Q2.Is this the same as an end of tenancy clean?

The work overlaps heavily but the audience is different. End of tenancy is written to satisfy an inventory clerk's checklist and protect a deposit. A move-in clean is written for the person sleeping there — more sanitising of appliances, traps and touch points, less box-ticking for a report.

Q3.Can you clean on the day of completion?

Yes, and it is our most common booking. Keys in this region often release mid-afternoon, so we hold evening starts. If the chain slips we will move to 7am the next morning at no extra charge as long as you tell us as soon as you know.

Q4.Do you do new-build sparkle cleans?

Yes, from £190 as a package on top of the standard clean. It covers plaster haze, silicone smears, sticker adhesive, unit and wardrobe interiors and the dust that developers leave inside extract vents.

Q5.Will you clean the carpets before my furniture arrives?

Yes, from £30 per room, and it is much better done empty. We schedule it so the carpets have dried before the removals van arrives — usually about two hours with air movers running.

Q6.Do you sanitise or just clean?

Kitchens, bathrooms and touch points are sanitised as standard with a food-safe or virucidal product depending on the surface. Whole-property anti-viral fogging is available from £60 if you want the full treatment.

Q7.What if the previous occupier has left things behind?

We will bag small items and leave them somewhere obvious, and photograph anything larger for you. Furniture and bulk waste removal is a separate service and we can quote it on the day under our waste carrier licence.

Q8.Do you charge extra inside the Clean Air Zone?

No. We run CAZ-compliant vehicles for central Birmingham jobs, so there is no surcharge for a B1 to B5 postcode.
