A developer's own hand-over clean is a builder's clean, and it leaves the three things people notice on night one: a fine plaster haze that reappears when you first run the heating, silicone smears on glass and shower screens, and adhesive residue from stickers on appliances, windows and sanitaryware.

New-build walls are drylined with matt emulsion and burnish permanently under a scrubbing pad, so we work them dry or barely damp with a soft sponge. Engineered timber on the ground floor is another trap — the factory finish hates alkaline product and standing water, so it gets pH-neutral cleaner on a nearly dry mop.

Blue-brick Black Country terraces in Tipton, Cradley Heath and Blackheath, and the no-fines concrete stock around Tile Hill and Willenhall in Coventry, both hold cold in the walls. In an empty, unheated property that shows as condensation shadow in corners and behind where a wardrobe stood.

We report that rather than just wiping it, because a shadow you clean off in April tells you something you need to know in November. Our handover note flags cold spots, blocked trickle vents and failing seals with photographs, so you can raise it with a landlord or plan a dehumidifier before the first heating season.

We clean those properties per room with a sign-off each, so the first arrival gets a genuinely finished room rather than waiting on the house. Common parts — kitchen, bathrooms, stairs and hallway — are done last, once the traffic has stopped, and the kitchen is sanitised as a shared food space rather than a domestic one.
