Local knowledge that changes the job

Back doors across the region's housing

Most West Midlands terraced and semi-detached back doors are now uPVC or composite replacements, which take a flap cleanly as long as the cut avoids the internal reinforcement and the lock case. On composite doors the foam core must be sealed at the cut edge, or moisture wicks into it over a few winters — a step that is regularly skipped.

Older timber back doors in the region's Victorian stock and in conservation areas such as Knowle, Bournville and Warwick are the easiest fit and often the most sympathetic, and we can match the flap position to the door's existing panel lines.

Walls, cavities and cold bridges

Where there is no suitable door, a wall installation is usually better than losing a glazed panel. Most of the region's post-1930s housing is cavity-built, so the tunnel must be lined to keep the cavity closed, insulated at the edges and given a slight outward fall.

Solid nine-inch Victorian brick — common across inner Birmingham, Smethwick, Handsworth and the Black Country — is a straightforward core through, but the internal plaster needs careful making good and the external face repointing around the frame to stay weather-tight.

Cavity walls and why the tunnel matters

Anything built in the region after roughly 1930 — the Erdington, Bearwood, Wednesfield and Coventry semis, and every estate since — is cavity wall, frequently with blown insulation in the gap. Coring a hole and leaving the cavity open lets insulation spill, creates a cold bridge and gives water a path across to the inner leaf.

We fit a rigid liner through the full thickness with a slight outward fall, close the cavity around it, and seal and make good both faces. On a filled cavity we also contain the fill so it does not slump away from the opening over the following winters.

Composite and uPVC doors, and the warranty question

Modern composite doors are a foam core between two skins, and most manufacturers void the warranty if the slab is cut. On the newer Solihull, Longbridge and Warwickshire estates that warranty is often still live, so we check the age and the maker before quoting.

Where it is live, the usual alternative is the lower uPVC panel of an adjacent door or a side-light, or a through-wall install. Both cost a little more and neither costs you a door.

Flats, fire doors and leasehold consent

In converted houses and purpose-built blocks across Edgbaston, Digbeth and central Coventry, the door to a communal hallway is usually a fire door with a rated core, and cutting it destroys its certification. That is not a preference — it is a building safety requirement, and a managing agent will require reinstatement.

In those properties a flap belongs in a rear door, a window panel or an external wall, and any external alteration on a leasehold flat normally needs the freeholder's written consent. We will point out exactly which permission you need before starting.
