What sells in Solihull and Sutton versus the city centre

Family stock in Solihull, Knowle, Dorridge and Sutton Coldfield is photographed wide, with the garden through the rear glass. Rear patio doors, conservatory glass and the patio itself do more for those listings than any interior detail, so we weight the hours that way.

Flats in the Jewellery Quarter, Brindleyplace and Coventry city centre sell on light and skyline. Those need spotless full-height glass and dust-free window reveals above all else, plus balcony glass and rail if there is one — and building access for external glass has to be arranged with the concierge in advance.

Period features buyers inspect closely

In Moseley, Kings Heath, Harborne and Bearwood, buyers look straight at original features: fireplaces, encaustic hall tile, timber sashes and picture rails. Encaustic tile responds dramatically to a proper pH-neutral clean and is often the strongest photograph in the listing.

Bournville and the Trust estates add their own consideration — external appearance is covenanted, so the front path, gate and door presentation matter for viewings as well as photographs. We clean those deliberately rather than treating the exterior as optional.

Soft water and the photography problem
