Jet Washing across the West Midlands
Almost every bad jet washing job in this region has the same two faults: stripes and joint blow-out. Stripes come from a lance being swept by hand at inconsistent distance; joint blow-out comes from too much pressure on block paving, which fires the sand out and leaves the blocks free to rock and sink.
We use a rotary flat-surface cleaner for the main area, which holds a constant standoff and delivers a genuinely even finish, and drop to a lance only for edges, steps and detail. Block paving is then re-sanded with kiln-dried sand brushed and vibrated into the joints, which is what actually holds a drive together.
Surface identification comes first. Black Country blue brick and old quarry tile are hard and forgiving; Indian sandstone, limestone and Cotswold-style paving are soft and will be permanently etched by high pressure; imprinted concrete has a coloured sealer that pressure strips straight off. We set pressure and nozzle per surface, not per job.
Organic growth is treated rather than just blasted. Algae, moss and lichen have roots in the pores of the surface, so we apply a biocide after washing — that is why a treated patio stays clean for a year or more while an untreated one greens up again by the following spring.

Local knowledge that changes the job
Black Country blue brick and quarry tile
Dudley, Tipton, Wednesbury, Cradley Heath and much of Wolverhampton are laid with engineering blue brick — hard, dense and extremely durable, but with deep sanded joints that hold moss and a slightly dished surface that pools water and grows algae fastest in shaded entries.
Blue brick takes full rotary pressure happily. The care point is the lime mortar joints in older entries, which are far softer than the brick and will wash out if the lance goes near them, so joints are worked at reduced pressure and repointed areas are avoided entirely.
Traffic film on the region's main road frontages
Frontages on the A4123, the A45, the Coventry ring road, the Hagley Road and the Middleway carry a heavy oily particulate that is not shifted by water alone — you can pressure wash it and watch it reappear as a grey film once the surface dries.
Those jobs get a degreasing pre-treatment with dwell time before the rotary pass. It is the single biggest difference between a drive on a main road looking washed and looking clean, and it is why we ask which road you front onto at quote stage.
New-build block paving in Solihull and the Coventry fringe
Dickens Heath, Whitnash, Longbridge and the newer Solihull developments are almost entirely block paved, and the drives are typically five to fifteen years old with joints already depleted by rainfall and sweeping.
High pressure on those is genuinely damaging: strip the remaining sand and the blocks start to rock, then sink at the wheel tracks. We clean at controlled pressure and always re-sand, and where the sub-base has already moved we say so rather than washing a drive that needs relaying.
Soft stone, sealed concrete and water discipline
Indian sandstone and limestone patios — very common across Sutton Coldfield, Knowle and Kenilworth — are soft and will be permanently pitted by a close lance. They are washed at low pressure with a longer chemical dwell instead. Imprinted concrete is worse: the colour lives in a sealer that comes straight off under pressure, so it is soft washed and resealed rather than blasted.
Water discipline matters across the region's older combined drainage: we cover gullies, direct slurry away from drains and boundaries, and rinse the frontage down. Silt washed into a Victorian gully is a blocked drain a month later, and it is entirely avoidable.

Q2.Will jet washing damage my block paving?
It can if it is done at full pressure with a lance, because that strips the jointing sand and lets the blocks rock and sink. We clean block paving at controlled pressure with a rotary head and always re-sand with kiln-dried sand afterwards.
Q3.Can you clean Indian sandstone or limestone?
Yes, but at low pressure with a chemical dwell rather than a high-pressure lance. Soft stone is permanently pitted by close-range pressure, and that damage cannot be undone.
Q4.Why does the green growth come back so quickly?
Because washing removes the growth but not the root in the pores of the surface. We apply a biocide after cleaning, which is what keeps a patio clear for a year or more instead of a few months.
Q5.Do you clean imprinted concrete drives?
Yes, by soft washing. The colour on imprinted concrete sits in a sealer that pressure washing strips off, so those drives are cleaned gently and then resealed to restore the finish.
Q6.Do I need to be home?
Not usually. We need access to an outside tap and a power point, and clear vehicle access. Tell us where the tap is and we can complete most drives and patios without you being there.
Q7.When is the best time of year?
Spring and early autumn are ideal. Sealing needs a properly dry surface, so in winter we normally wash and biocide, then book the sealing separately for a dry spell.
Q8.What about drains and my neighbour's property?
Gullies are covered, slurry is directed away from drains and boundaries, and the frontage is rinsed down before we leave. On terraced streets with shared entries we agree the run-off route with you before starting.
