Domestic prices are the total you pay. Commercial and landlord invoices are quoted plus VAT at 20%. ULEZ, the Congestion Charge where it applies, permits and bay suspensions are itemised in the written quote, never added afterwards.
Working in London
Victorian and Edwardian terraces across Hackney, Walthamstow, Tooting and Ealing typically have no rear vehicle access, so every panel comes out through the hallway.
That is normal work for us and it is priced in: floor protection down, panels cut to a carryable size, and the hall swept before we leave.
Corrugated cement roof sheets on sheds and garages built before the mid-1980s are common across outer London, and they are asbestos cement.
We do not touch them. If a roof looks like cement sheet rather than felt we stop, tell you, and point you at a licensed removal contractor before anything is broken.
Half-used tins of creosote, weedkiller, white spirit and camping gas turn up in most shed clears, and none of it can go in a mixed load.
We set hazardous items aside, tell you which need a specialist route, and take everything we are licensed to carry in the same visit.
In converted flats the garden is often demised to the ground-floor lease while the path is communal, and managing agents ask for insurance before a contractor uses it.

Yes, for £180 upward depending on thickness and area. It is priced separately because a slab or concrete base is inert waste charged by weight, and it often weighs more than the shed itself.
We stop and tell you. Cement sheet roofs on pre-1980s sheds need a licensed asbestos contractor, and we will not disturb one. The rest of the clearance can still go ahead once it has been dealt with.
Yes. Tools, pots, bikes, bagged garden waste and old furniture all go, with usable items set aside for you or a reuse partner. Paint, creosote, weedkiller and gas bottles are hazardous and need a specialist carrier.
