Business clearance London

Business clearance in London lease end, dilapidations, evidence pack.

Offices, shops, salons, studios, storage units and warehouses cleared across Greater London by a registered waste carrier. We work to the landlord's loading window, dismantle racking and partitioning, wipe or shred data-bearing equipment to certificate, and send the transfer note, WEEE evidence and photographs the same day so the dilapidations schedule can be answered line by line.

London pricing

London business clearance priced on volume and access window.

A commercial clear is priced on what leaves the unit, how much of it is fixed rather than loose, and the hours the building allows a vehicle at the bay. Commercial gate fees at a transfer station sit above the domestic rate, which is why a business load is never quoted on a household price list.
London business and commercial clearance prices by unit type
JobLondon fromTypical timeWhy the London price differs
Single desk, chair or filing cabinet£4520–40 minPer item, because one redundant workstation should not carry the cost of a whole van booking.
Quarter-load commercial part-clear£1401 hrVolume plus the commercial gate fee, which is charged above the domestic rate at every London transfer station.
Small office or shop unit, full clear£4203–5 hrsDesks, chairs, racking and loose stock in one visit, worked inside the building's permitted loading hours.
Retail or salon strip-out to shell£6801 dayCounters, shelving and fit-out timber come out in sections and split into separate waste streams.
Warehouse or storage unit clear£8801–2 daysPallet racking has to be dismantled safely first, so the cost is labour rather than cubic yards.
IT and WEEE with data destruction£12/unitBy volumeEach drive is logged and wiped or shredded to certificate, which is a per-unit cost whatever the load size.

Domestic prices are the total you pay. Commercial and landlord invoices are quoted plus VAT at 20%. ULEZ, the Congestion Charge where it applies, permits and bay suspensions are itemised in the written quote, never added afterwards.

Working in London

What makes a London commercial clear different.

London's commercial stock is mostly upper floors, shared cores and managed buildings. The waste is straightforward; the building is what sets the price.

The loading window is the whole job

Managed offices across the City, Southwark and Westminster commonly allow contractor loading only between set hours, and a goods lift has to be booked days ahead.

We agree the window, book the lift and bay, and send RAMS and insurance certificates to the building manager first, so the crew is never turned back at the barrier with a van on hire.

Dilapidations are answered with paper

A landlord's schedule of dilapidations asks what was removed, where it went and who carried it. A verbal assurance does not close it.

Our quotes separate clearance, WEEE, data destruction and making-good so each line of the schedule has a matching figure, and the evidence pack lands the same day.

Data leaves the building accounted for

Laptops, servers, NAS units, MFDs and even door-access controllers hold data, and an ICO problem is far more expensive than the clearance.

Every data-bearing unit is logged by serial number on collection and wiped or physically shredded, with a certificate of destruction against the list.

Reuse before recycling, then residual

Serviceable desks, task chairs and shelving are offered to London charity and reuse partners before anything is treated as waste, and we can report the diversion figure for an ESG return.

The balance is split into WEEE, timber, metal, card and residual, with a transfer note issued to the company carrying our carrier registration number.

How it works

Three steps and a written price.

Booking business clearance in london takes three steps — you get a fixed written figure before anyone is sent, and the price on the page is the price on the invoice.
  1. 1

Tell us the postcode and the job

Send photographs or a short video with your London postcode. It takes a couple of minutes and there is nothing to pay to ask.

  2. 2

    Get a fixed written price

We come back with one figure for business clearance in london — ULEZ, the Congestion Charge and disposal or materials already inside it, with any council permit shown at cost.

  3. 3

Book the slot that suits you

Pick a morning or afternoon window, including evenings and weekends. You get a named team, a text before arrival and paperwork on completion.

London questions

London business clearance questions.

Common questions

Frequently asked questions.

  • How much does it cost to clear a small London office?

A small office or shop unit starts at £420 for a full clear, a retail or salon strip-out to shell at £680 and a warehouse or storage unit at £880. Single items are £45. All commercial prices are plus VAT and invoiced to the company.

  • Do you provide RAMS and insurance certificates?

Yes, as standard. A method statement, risk assessment and our public liability and waste carrier certificates go to the building or centre manager before the day, which is what most London managed buildings require before a bay is released.

  • Can you clear outside office hours?

Yes. Evening, pre-9am and weekend slots are normal in managed buildings where loading is restricted on weekdays. Tell us the permitted window and we price the crew around it.

  • What happens to our IT equipment and data?

Data-bearing equipment is logged by serial number on collection, then wiped to standard or physically shredded, and you get a certificate of destruction against that list along with WEEE evidence for the hardware.

  • Will you remove pallet racking and shop fittings?

Yes. Racking, shelving, partitioning, counters and salon fittings are dismantled in sections and removed. Structural demolition and anything needing a temporary works design is not included.

  • What paperwork do we get for the landlord?

A waste transfer note issued to the company, WEEE evidence notes, any data destruction certificates and before-and-after photographs, all issued the same day so a dilapidations schedule can be answered immediately.

Hannah and her friend were friendly and thoughtful. They were very professional and hard working. They also turned a junk room into a nice bedroom. I cannot thank them or praise them enough.
