Factory clearance London

Factory and industrial clearance in London plant out, scrap credited.

Production units, machine shops and light industrial premises cleared across all 33 London boroughs — tooling, benching, racking, powered plant and years of accumulated production waste. Ferrous and non-ferrous metal is weighed separately and credited against your invoice, WEEE and oils move on consignment notes, and the unit is swept to the standard your dilapidations schedule actually asks for.

London pricing

London factory clearance prices.

Two units of identical floor area can be a week apart in clearance time once one of them holds bolted-down plant and the other holds shelving. That is why industrial work is surveyed and quoted against an inventory rather than a square-foot rate — and why the scrap in the building can pull the final invoice down.
London factory and industrial clearance prices by scope
JobLondon fromTypical timeWhy the London price differs
Part clear, single production line£6806–8 hrsStripping one line while the rest of the unit keeps running is slower and more careful than clearing an empty floor.
Full unit clearance, up to 5,000 sq ft£1,8501–2 daysPriced against an inventory, because a light assembly unit and a machine shop of the same size are nothing alike.
Machinery removal, per item£3202–4 hrsBolted plant is disconnected, jacked, skated to the door and loaded — rigging labour rather than clearance labour.
Scrap metal recovery, per tonneCreditBy loadSteel, copper and aluminium carry resale value, and we credit it against the invoice rather than keeping it quietly.
WEEE and electrical plant, per pallet£1851–2 hrsMotors, panels and powered plant move on consignment paperwork to a permitted treatment facility.
Post-clear industrial sweep£3803–5 hrsSwarf, oil residue and dust removed so the unit meets the dilapidations standard rather than merely being empty.

Industrial clearance is quoted plus VAT at 20% after a site survey. Scrap value is credited back on the invoice. Consignment notes, transfer notes, ULEZ and estate access charges are itemised separately.

Working in London

What industrial clearance runs into in London.

London's remaining industrial land is fragmented, tightly accessed and under constant redevelopment pressure. The clearances we run reflect that: small units, hard access, and landlords with a redevelopment date already fixed.

Estate roads set the vehicle size

A great deal of London's light industry sits on 1960s and 1970s estates in Park Royal, Brimsdown, Charlton and the Lea Valley, where the access road, the turning circle and sometimes a weight limit decide whether a 7.5t or an artic can reach your bay. We survey the approach before the booking rather than sending a vehicle that gets turned around at the gate.

Where the estate road is privately managed, bay use and out-of-hours working are governed by the landlord's rules as well as the council's. We confirm both in writing before the first visit.

Scrap value is real money, and it belongs to you

Machine frames, steel benching, copper winding and aluminium extrusion all carry a weighbridge value. On metal-heavy units that credit routinely takes a four-figure chunk off the invoice. We weigh ferrous and non-ferrous separately on a certificated weighbridge and show the tickets, because a contractor who does not show them is keeping the difference.

Isolation certificates come before rigging

We move plant that has been certified isolated by a qualified electrician, and we ask for that in writing. It is the single most common reason an industrial clearance start date slips, so we raise it at survey rather than on the morning the crew arrives.

Dilapidations ask for more than empty

A typical London industrial lease requires the unit handed back clear, swept and with services capped. Swarf, oil staining and dust left behind after plant removal are the items landlords most often deduct for, so the post-clear sweep is quoted as part of the job rather than as an afterthought.

How it works

Three steps and a written price.

Booking factory and industrial clearance in london takes three steps — you get a fixed written figure before anyone is sent, and the price on the page is the price on the invoice.
  1. 1

Tell us the postcode and the job

Send photographs or a short video with your London postcode. It takes a couple of minutes and there is nothing to pay to ask.

  2. 2

    Get a fixed written price

We come back with one figure for factory and industrial clearance in london — ULEZ, the Congestion Charge and disposal or materials already inside it, with any council permit shown at cost.

  3. 3

Book the slot that suits you

Pick a morning or afternoon window, including evenings and weekends. You get a named team, a text before arrival and paperwork on completion.

London questions

London factory and industrial clearance questions.

Common questions

Frequently asked questions.

  • How much does factory clearance cost in London?

A part clear of one production line starts at £680 and a full unit up to 5,000 sq ft from £1,850. Machinery removal is £320 an item, WEEE £185 a pallet and a post-clear industrial sweep £380. Scrap metal is credited back against the invoice. All prices are plus VAT.

  • Do I get the value of the scrap metal?

Yes. Ferrous and non-ferrous are weighed separately on a certificated weighbridge and the credit appears as a line on your invoice with the tickets attached. On metal-heavy units this regularly removes a four-figure sum from the total.

  • Can you disconnect the machinery?

We disconnect and rig unpowered plant. Live electrical disconnection must be certified by a qualified electrician first — we ask for that certificate at survey, because it is the most common reason a start date slips.

  • How do you handle oils, coolant and WEEE?

They are separated at the point of loading and moved on consignment notes to permitted treatment facilities, never mixed into the general load. Copies of the consignment and transfer notes come back with the handover pack.

  • Will you meet the dilapidations schedule?

We quote against the schedule rather than against floor area, including the swept-and-capped standard most London industrial leases require, and hand over a photographic pack of every bay for the landlord's file.

  • How much notice do you need?

Five to ten working days for a full unit, because the survey, isolation certificates and estate access all have to be in place. A part clear around a working line can usually start within a week.
