What we can show you for Harlow

Here is what our removals work around Harlow looks like in practice.

  • Harlow access and housing notes

CM17, CM18, CM19, CM20 housing stock and loading reality, written for Harlow rather than the county.

Removals in Harlow: what actually matters here

A Gibberd-planned new town of green wedges and self-contained neighbourhoods, with terraces and low-rise flats at Staple Tye and Bush Fair and newer housing at Newhall.

The housing stock is 1950s new-town terraces, walk-up flats without lifts, and the modern Newhall development, which decides the tools, protection and crew size we bring to a removals job.

Walk-up blocks with three or four storeys and no lift are common, so we quote stair carries by floor rather than adding a surprise on the day, and hatchings on the estate roads limit where a Luton can wait.

Harlow removals jobs live or die on loading: where the van can legally stand, how far the carry is and what floor the property sits on.

Harlow is quoted as a whole: Harlow town centre, Old Harlow, Staple Tye, Bush Fair and Church Langley are on the same removals rate as anywhere else inside CM17, CM18 and CM19.

Our Essex moving teams cover Harlow, epping, chelmsford and braintree and the villages between them, so travel time is short and the diary is flexible.

Harlow is one of the larger settlements in the county, and addresses around The Lawn — Britain's first residential tower block in particular tend to need the access details confirmed before the van is loaded — we ask about that at quote stage, not on the day.

The round also takes in Newhall, Katherines, Sumners and Little Parndon, so an address there is booked exactly as one in the centre of Harlow would be.

A removals booking that starts in Harlow and finishes in loughton and saffron-walden is priced as one local job, not two.

Every Harlow quote starts from the address itself. Two CM17 properties a few streets apart can need different crew sizes for the same removals.

Harlow town centre (CM20), Old Harlow (CM17) and Staple Tye (CM18): those are the parts of Harlow we plan the round around.

We hold 12 named parts of Harlow on the routing sheet, from Harlow town centre through to Netteswell, all inside CM17 and CM18.

Where a Harlow removals needs a second visit, it is booked from the same round that covers epping and chelmsford rather than treated as a new job.

What a removals job includes

A house removal is a surveyed, fixed-price job, not an hourly booking: we look at the property, count the volume, work out the access at both ends and quote one number — from £340 for a studio or one-bed, from £520 for a two-bed, and from £780 for a three-bed with a crew of three for the day. Crews carry blankets, straps and trolleys as standard and dismantle and reassemble standard beds and tables as part of the price, with goods in transit cover of £10k per load and £1m public liability in place before anything is loaded.

Before moving day

  • Video or in-person survey, then a fixed written price that does not move unless you add work
  • Volume, crew size and van count planned from the survey rather than guessed on the day
  • Access checked at both ends — parking, lift booking, floor level, stair width
  • A written plan for what gets dismantled and what travels assembled

On the day

  • Floors, banisters and door frames protected on the carry route
  • Furniture blanket-wrapped, mattresses bagged, mirrors and glass carried between boards
  • Standard beds, wardrobes and tables dismantled and rebuilt at the new address
  • Boxes placed in the labelled room, not stacked in the hall

At the new address

  • Large furniture positioned where you want it before the crew leaves
  • Beds rebuilt so the first night does not happen on a mattress on the floor
  • Blankets, boards and our own packaging taken away
  • A signed job sheet recording condition and completion

What changes the price on a removals job

  • Volume, not distance, sets a removal price. A cluttered two-bed with a full loft and garage can be a bigger job than a tidy three-bed, which is why we survey rather than price from bedroom count.
  • Access is the second half. No lift above the third floor, a permit-only street, a long carry from the nearest legal stopping point or a lift that must be booked with a building manager all add crew hours — we would rather find that at survey than at 8am on moving day.
  • Completion-day timing is outside anyone's control. Keys held up by a solicitor happen; we plan a realistic start, and the honest answer is that the crew can only load once you can hand over access.
  • Parking, congestion charge and ULEZ where genuinely incurred are itemised at cost and never marked up. They are the only pass-through on a removal.
  • Pianos, safes, large aquariums and full-size gym equipment are specialist lifts quoted separately, and we do not carry fuel, gas bottles or hazardous goods in a stacked load.

About Harlow

Harlow was laid out by Frederick Gibberd as neighbourhoods separated by green wedges, and the plan still decides how a job runs. Staple Tye, Bush Fair, Katherines and Netteswell carry 1950s terraces and low-rise walk-up flats; Church Langley and Newhall are modern estate and apartment housing; Old Harlow keeps the pre-new-town village core with narrow frontages and period joinery. Three different construction eras means three different sets of fixings and three different load routes.

The recurring access issue is the walk-up block: three or four storeys, no lift, and a stairwell with a half-landing turn that decides whether a wardrobe goes up assembled or flat. We quote those carries by floor so the price is settled before the crew arrives, and hatched markings on the estate roads limit where a Luton can legally wait, which we check on the same survey. Clearances leave under our own carrier licence with a transfer note. Harlow crews also cover Epping, Waltham Abbey, Sawbridgeworth-side addresses and the Bishop's Stortford fringe.

Common questions

Harlow questions, answered.

  • How much does removals cost in Harlow?

Removals in Harlow (CM17, CM18, CM19, CM20) starts from £45 per hour. The final figure is fixed before booking and reflects the size of the property, the floor level and the access — which in Harlow usually means walk-up blocks with three or four storeys and no lift are common, so we quote stair carries by floor rather than adding a surprise on the day, and hatchings on the estate roads limit where a Luton can wait.

  • Do you cover the whole of Harlow?

Yes — every CM17 and CM18 and CM19 and CM20 street, plus the surrounding Essex towns. Crews are routed within the county rather than dispatched from London, so short-notice slots are realistic.

  • Are you insured for removals work?

We carry £1m public liability cover and hold Environment Agency waste carrier licence CBDU300454. Certificates are available on request and the details are published on our trust and credentials page.

  • How quickly can you book removals in Harlow?

Same-week slots are standard in Harlow, with next-day often available midweek. Month-end tenancy changeovers are the busiest window across Essex, so book those a week or two ahead.

  • Why survey instead of just quoting by bedrooms?

Because bedroom count does not tell us volume or access, and those are what the day actually costs. A ten-minute video walk-round gives you a fixed price we stand behind rather than an estimate that moves once the van is half full.

  • Do you pack as well?

Packing is a separate service, priced per packer per hour or as a fixed price by property size, and it can be booked for the whole house, for the kitchen and fragiles only, or not at all. Keeping it separate means you are not paying for packing you intend to do yourself.

  • What is covered if something is damaged?

Goods in transit cover of £10k per load applies to everything in the van, with £1m public liability alongside it. Anything already damaged is noted with you before loading, and anything raised within 24 hours is put right rather than argued about.

  • Can the move run over two days?

Yes, and for larger homes it is often the sensible plan — pack and load non-essentials on day one, complete on day two. It is quoted as one job, with the overnight load staying secured in the van or in storage as agreed in writing.

Practical reading before you book in Harlow — costs, checklists and what a good job actually looks like.
