What we can show you for Epping

Here is what our removals work around Epping looks like in practice.

  • Epping access and housing notes

CM16 housing stock and loading reality, written for Epping rather than the county.

Removals in Epping: what actually matters here

A Central-line market town at the top of the forest, with a long Georgian and Victorian High Street and quieter lanes of interwar housing behind it.

The housing stock is Georgian and Victorian High Street frontages with interwar semis on the side roads, which decides the tools, protection and crew size we bring to a removals job.

High Street loading is limited to short bays with a market-day exclusion on Mondays, and the forest lanes are unlit with soft edges — we book daylight slots for large loads.

A removals in Epping is planned around the two ends of the day — access here and access wherever the load is going.

A removals booking in Epping covers Epping High Street, Coopersale and Ivy Chimneys on the same fixed price as the town centre — the crew works the whole CM16 footprint rather than a narrow postcode.

The van covering Epping is usually working loughton, chigwell and harlow in the same week, so we can move a removals booking a day either way without a travel charge.

As a smaller town built around Epping Forest and the Epping High Street market, Epping has a mix of approach roads and loading points, so we confirm parking and carry distance when you book rather than assuming.

We also work Bell Common, Epping Upland, Thornwood Common and Epping station area as part of the Epping area, with no difference in how the removals quote is built.

Epping to brentwood is a run the team does regularly, and a removals across that route is quoted as a single job.

Give us the exact Epping address and we price from it directly; CM16 covers a wide spread of property ages and access types.

For routing we hold Epping as its named parts — Epping High Street (CM16), Coopersale (CM16) and Ivy Chimneys (CM16) — so the crew knows the approach before the van leaves.

Between Epping High Street and Epping station area there are 7 parts of Epping we route separately, because the approach differs even inside CM16.

Your Epping removals slot is confirmed with the crew name and the arrival window; the same crew covers loughton and chigwell, so they know the roads in.

What a removals job includes

A house removal is a surveyed, fixed-price job, not an hourly booking: we look at the property, count the volume, work out the access at both ends and quote one number — from £340 for a studio or one-bed, from £520 for a two-bed, and from £780 for a three-bed with a crew of three for the day. Crews carry blankets, straps and trolleys as standard and dismantle and reassemble standard beds and tables as part of the price, with goods in transit cover of £10k per load and £1m public liability in place before anything is loaded.

Before moving day

  • Video or in-person survey, then a fixed written price that does not move unless you add work
  • Volume, crew size and van count planned from the survey rather than guessed on the day
  • Access checked at both ends — parking, lift booking, floor level, stair width
  • A written plan for what gets dismantled and what travels assembled

On the day

  • Floors, banisters and door frames protected on the carry route
  • Furniture blanket-wrapped, mattresses bagged, mirrors and glass carried between boards
  • Standard beds, wardrobes and tables dismantled and rebuilt at the new address
  • Boxes placed in the labelled room, not stacked in the hall

At the new address

  • Large furniture positioned where you want it before the crew leaves
  • Beds rebuilt so the first night does not happen on a mattress on the floor
  • Blankets, boards and our own packaging taken away
  • A signed job sheet recording condition and completion

What changes the price on a removals job

  • Access is the second half. No lift above the third floor, a permit-only street, a long carry from the nearest legal stopping point or a lift that must be booked with a building manager all add crew hours — we would rather find that at survey than at 8am on moving day.
  • Completion-day timing is outside anyone's control. Keys held up by a solicitor happen; we plan a realistic start, and the honest answer is that the crew can only load once you can hand over access.
  • Parking, congestion charge and ULEZ where genuinely incurred are itemised at cost and never marked up. They are the only pass-through on a removal.
  • Pianos, safes, large aquariums and full-size gym equipment are specialist lifts quoted separately, and we do not carry fuel, gas bottles or hazardous goods in a stacked load.
  • Volume, not distance, sets a removal price. A cluttered two-bed with a full loft and garage can be a bigger job than a tidy three-bed, which is why we survey rather than price from bedroom count.

About Epping

Epping is the market town at the top of Epping Forest and the northern terminus of the Central line, which keeps it in daily reach of London without putting it inside Greater London. The High Street is Georgian and Victorian frontages, many with flats above shops and no rear access; behind it the side roads are interwar semis with drives, and out towards Bell Common and Ivy Chimneys the plots get larger.

Two things shape scheduling. The High Street loads in short timed bays with a market-day exclusion on Mondays, so town-centre work is booked around the market rather than argued with. The forest lanes out to Epping Upland and Thornwood are unlit with soft edges, so large loads there are given daylight slots. Epping Forest district is outside the ULEZ, which keeps costs simple for local jobs — moves that continue into Greater London are quoted with a compliant vehicle. Clearance waste leaves under our own upper-tier carrier licence with a transfer note.

Common questions

Epping questions, answered.

  • How much does removals cost in Epping?

Removals in Epping (CM16) starts from £45 per hour. The final figure is fixed before booking and reflects the size of the property, the floor level and the access — which in Epping usually means high Street loading is limited to short bays with a market-day exclusion on Mondays, and the forest lanes are unlit with soft edges — we book daylight slots for large loads.

  • Do you cover the whole of Epping?

Yes — every CM16 street, plus the surrounding Essex towns. Crews are routed within the county rather than dispatched from London, so short-notice slots are realistic.

  • Are you insured for removals work?

We carry £1m public liability cover and hold Environment Agency waste carrier licence CBDU300454. Certificates are available on request and the details are published on our trust and credentials page.

  • How quickly can you book removals in Epping?

Same-week slots are standard in Epping, with next-day often available midweek. Month-end tenancy changeovers are the busiest window across Essex, so book those a week or two ahead.

  • Why survey instead of just quoting by bedrooms?

Because bedroom count does not tell us volume or access, and those are what the day actually costs. A ten-minute video walk-round gives you a fixed price we stand behind rather than an estimate that moves once the van is half full.

  • Do you pack as well?

Packing is a separate service, priced per packer per hour or as a fixed price by property size, and it can be booked for the whole house, for the kitchen and fragiles only, or not at all. Keeping it separate means you are not paying for packing you intend to do yourself.

  • What is covered if something is damaged?

Goods in transit cover of £10k per load applies to everything in the van, with £1m public liability alongside it. Anything already damaged is noted with you before loading, and anything raised within 24 hours is put right rather than argued about.

  • Can the move run over two days?

Yes, and for larger homes it is often the sensible plan — pack and load non-essentials on day one, complete on day two. It is quoted as one job, with the overnight load staying secured in the van or in storage as agreed in writing.

Practical reading before you book in Epping — costs, checklists and what a good job actually looks like.
