What we can show you for Harlow

Here is what our residential clearance work around Harlow looks like in practice.

  • Harlow access and housing notes

CM17, CM18, CM19, CM20 housing stock and loading reality, written for Harlow rather than the county.

Residential Clearance in Harlow: what actually matters here

A Gibberd-planned new town of green wedges and self-contained neighbourhoods, with terraces and low-rise flats at Staple Tye and Bush Fair and newer housing at Newhall.

The housing stock is 1950s new-town terraces, walk-up flats without lifts, and the modern Newhall development, which decides the tools, protection and crew size we bring to a residential clearance job.

Walk-up blocks with three or four storeys and no lift are common, so we quote stair carries by floor rather than adding a surprise on the day, and hatchings on the estate roads limit where a Luton can wait.

Harlow residential clearance pricing follows the volume loaded and the carry out of the property, so we ask for photos of the whole space rather than the worst corner.

Harlow is quoted as a whole: Harlow town centre, Old Harlow, Staple Tye and Bush Fair are on the same residential clearance rate as anywhere else inside CM17, CM18 and CM19.

Crews covering Harlow also work epping, chelmsford and braintree, so a residential clearance slot here is usually part of a local Essex round rather than a long trip out — which is why short-notice and midweek slots are realistic.

Harlow is one of the larger settlements in the county; the streets around The Lawn — Britain's first residential tower block are the ones where we most often check loading arrangements in advance.

We also work Church Langley, Newhall, Katherines and Sumners as part of the Harlow area, with no difference in how the residential clearance quote is built.

We do not treat a Harlow–loughton and saffron-walden residential clearance as long distance; it stays on the local round and on the local price list.

A CM17 postcode tells us the area; the house number tells us the access, and it is the access that prices the residential clearance.

For routing we hold Harlow as its named parts — Harlow town centre (CM20), Old Harlow (CM17) and Staple Tye (CM18) — so the crew knows the approach before the van leaves.

We hold 12 named parts of Harlow on the routing sheet, from Harlow town centre through to Netteswell, all inside CM17 and CM18.

Because Harlow shares crews with epping and chelmsford, we can usually offer a choice of two dates for a residential clearance instead of one.

What a residential clearance job includes

Residential clearance is the removal and licensed disposal of unwanted contents from a home — a single room, a garage or loft, a full property before a sale, or a probate clearance where the family cannot face the sorting. It is priced by the volume actually loaded and the labour it takes to get it out, not by the hour, and everything leaves with a waste transfer note because we clear as a registered waste carrier rather than as a van with a trailer.

Before we load

  • Walk-round with you, or a photo/video survey, and a fixed price agreed before anything moves
  • Anything you want kept set aside first and confirmed room by room
  • Documents, photographs and small valuables bagged and handed over, never binned by default
  • Floors and stair runners protected on the carry route

The clearance

  • Furniture, white goods, mattresses, carpets, garden and garage contents removed
  • Loft and cellar emptied where the access is safe to work in
  • Wardrobes, beds and units dismantled in situ so they fit the stairs
  • Full crew carry — nothing left for you to shift to the kerb

After the load

  • Rooms brushed through and left broom-clean
  • Clean, usable furniture and household goods offered to our charity partners before anything is treated as waste
  • Segregated at a licensed transfer station, with a recycling rate we will tell you honestly
  • Waste transfer note issued in your name, usually the same day

What changes the price on a residential clearance job

  • Hoarded and probate properties are quoted after a survey, not from a floor plan — there is usually more behind the door than the photos show, and we would rather say that than revise the price on the day.
  • Volume sets the price, so a garage that looks full but is mostly empty boxes costs less than a small room of solid furniture. Photos give you a firm number instead of a range.
  • Access is the other half of the price: a top-floor flat with no lift, a long carry to the nearest legal parking, or a shared stairwell that has to stay clear all takes longer than a driveway.
  • Fridges and freezers carry a per-item recycling charge from £45 for degassing, and mattresses, tyres, paint, electricals and upholstered seating (POPs incineration) are priced as their own line because the permitted facility charges them separately — quoted up front, never added on the day.
  • Asbestos, clinical waste, fuel and gas bottles are outside our licence. If we see suspected asbestos we stop, tell you, and point you to a licensed contractor rather than loading it.

About Harlow

Harlow was laid out by Frederick Gibberd as neighbourhoods separated by green wedges, and the plan still decides how a job runs. Staple Tye, Bush Fair, Katherines and Netteswell carry 1950s terraces and low-rise walk-up flats; Church Langley and Newhall are modern estate and apartment housing; Old Harlow keeps the pre-new-town village core with narrow frontages and period joinery. Three different construction eras means three different sets of fixings and three different load routes.

The recurring access issue is the walk-up block: three or four storeys, no lift, and a stairwell with a half-landing turn that decides whether a wardrobe goes up assembled or flat. We quote those carries by floor so the price is settled before the crew arrives, and hatched markings on the estate roads limit where a Luton can legally wait, which we check on the same survey. Clearances leave under our own carrier licence with a transfer note. Harlow crews also cover Epping, Waltham Abbey, Sawbridgeworth-side addresses and the Bishop's Stortford fringe.

Common questions

Harlow questions, answered.

  • How much does residential clearance cost in Harlow?

Residential Clearance in Harlow (CM17, CM18, CM19, CM20) starts from £450. The final figure is fixed before booking and reflects the size of the property, the floor level and the access — which in Harlow usually means walk-up blocks with three or four storeys and no lift are common, so we quote stair carries by floor rather than adding a surprise on the day, and hatchings on the estate roads limit where a Luton can wait.

  • Do you cover the whole of Harlow?

Yes — every CM17 and CM18 and CM19 and CM20 street, plus the surrounding Essex towns. Crews are routed within the county rather than dispatched from London, so short-notice slots are realistic.

  • Are you insured for residential clearance work?

We carry £1m public liability cover and hold Environment Agency waste carrier licence CBDU300454. Certificates are available on request and the details are published on our trust and credentials page.

  • How quickly can you book residential clearance in Harlow?

Same-week slots are standard in Harlow, with next-day often available midweek. Month-end tenancy changeovers are the busiest window across Essex, so book those a week or two ahead.

  • How is a house clearance priced?

By the volume we load and the labour to get it out — quoted as a fixed price before we start, not by the hour. Send photos or book a free survey and the number you are given is the number you pay unless you add items on the day.

  • What happens to the things you take away?

Anything usable is offered to our charity partners first. The rest is sorted at the depot and segregated for recycling, with up to 90% kept out of landfill. You get the transfer note either way, which is your legal protection if your waste is ever fly-tipped.

  • Do I need to be there for the whole clearance?

No. Plenty of our clearances are for people who live in another county. We do the walk-round on a video call, agree what stays, collect keys from the agent, and send date-stamped photos of every emptied room when we finish.

  • Can you clear a property after a bereavement?

Yes, and it is a large part of what we do. We work to your pace, set aside paperwork, jewellery and photographs for the family rather than making judgement calls, and can clear a single room first if the whole house is too much at once.

  • Do you buy anything of value, or offset it against the bill?

We are not house-clearance dealers and we do not make an offer on your contents — that keeps the incentives clean. If we think something is genuinely worth selling we say so and leave it with you rather than loading it.

  • Are you licensed to remove waste?

Yes. We hold an Environment Agency upper-tier waste carrier registration (CBDU300454) and carry £1m public liability cover, and the registration number appears on every waste transfer note we issue.

Practical reading before you book in Harlow — costs, checklists and what a good job actually looks like.
