Clearance & Disposal in Essex

Clearance is a licensing job as much as a lifting one. Anyone can put furniture in a van; the legal question is who holds the duty of care for the waste afterwards, and whether you can prove where it went. We hold Environment Agency upper-tier waste carrier licence CBDU300454, and every Essex clearance we run leaves under it with a waste transfer note issued to you. That note is your evidence that the load was handled lawfully — worth having generally, and necessary if the property is a rental, a probate estate or a business.

The work ranges from single-room and garage clears through full house and flat clearances, probate and end-of-life estates handled with the pace and discretion those need, office and commercial strip-outs, garden and shed waste, and appliance and furniture removal. We sort at the point of collection: reusable items to reuse where a charity partner will take them, recyclable streams separated, and only genuine residual waste to disposal. Photographs of the cleared property are sent on request, which executors and letting agents usually want for their file.

Where our Essex clearance cover is strongest

Chelmsford, Colchester, Southend-on-Sea, Basildon and Grays carry the deepest clearance cover, and each has its own access story: 2.0m car-park barriers at the Chelmsford riverside blocks, narrow Dutch Quarter lanes in Colchester, permit-only cliff roads in Southend, long court-to-van carries in Basildon, and industrial estate access around Grays and the Thurrock riverside.

Brentwood, Harlow, Braintree, Witham, Rayleigh, Billericay, Wickford, Maldon, Clacton-on-Sea, Loughton, Chigwell, Epping and Saffron Walden are covered on the same terms. Maldon's hill and the Saffron Walden conservation-area properties are quoted with the carry built in rather than surcharged on the day.

Essex tip bookings, van permits and the two unitary schemes

Essex is one of the more restrictive counties in the country for taking your own waste to a household recycling centre, which is precisely why using a licensed carrier is simpler here than in most places. Essex County Council operates a pre-booked slot system across its recycling centres — introduced during the pandemic and made permanent — with additional permit conditions for vans, pickups and trailers, and none of its sites accept trade waste on a household permit. The two unitary authorities carved out of the county, Southend-on-Sea and Thurrock, are outside the county council's scheme entirely and run their own separate sites and rules, so a Southend or Grays resident is not covered by an Essex County Council booking at all. Rules change, so check your council's current guidance before planning a trip. None of that applies to a clearance we run: the load leaves on CBDU300454, we issue the transfer note, and there is no booking, no permit and no tip run at your end.

Clearance & Disposal across Essex

Common questions

Clearance & Disposal in Essex, answered.

  • Do I need to book an Essex recycling centre slot if you clear my house?

No. Essex County Council's booking and van-permit scheme, and the separate Southend-on-Sea and Thurrock schemes, apply to residents taking their own waste to a household site. We remove everything under our own upper-tier waste carrier licence, CBDU300454, and issue you a waste transfer note.

  • What is a waste transfer note and why do I get one?

It is the legal record showing who took your waste, what it was and where it went. Under duty-of-care rules the person producing the waste stays responsible for it, so the note is your proof it was handled lawfully. We issue one on every Essex clearance without being asked — landlords, executors and businesses in particular should keep it.

  • Can you handle a probate or end-of-life clearance?

Yes, and it is a large part of what we do. We work to the executor's instructions, set aside anything on a keep list before the rest is loaded, search for documents and valuables rather than tipping blind, and send photographs of the cleared property for the file. Pace and discretion are set by you.

  • What can't you take?

Hazardous waste needs specialist handling and is not part of a standard clearance: asbestos, gas bottles, paints and solvents in quantity, clinical waste, tyres and fuel. Tell us if any of it is present and we will arrange the right route or tell you who to call — we will not quietly load it.

  • How is an Essex clearance priced?

By volume and access, not by the hour. We quote against the cubic yardage to be removed, the floor level, the carry distance from door to van and any parking restriction — the same access realities we survey on Chelmsford's barriered car parks and Southend's cliff roads. The price is fixed before we start.

  • Do you recycle or does it all go to landfill?

We sort at the point of collection. Reusable furniture and goods go to reuse where a charity partner will take them, recyclable streams are separated, and only genuine residual waste goes to disposal. The transfer note records the route.

Jose cleaned my Dad’s flat prior to resale and did a fantastic job! All the grease and grime has disappeared from the surfaces, the cupboards are spotless and the floors are cleaner than I have ever seen! Also I can’t believe how clean and white the tiles are in the bathroom and kitchen! Thank you… Read in full →

The company kept in contact with me from the initial quote, reminders and any delays (unavoidable if travelling on the A12)! Adam was very friendly and the rest of the team were polite and professional. They did an amazing service on a horrible job.
