Working in London
Georgian and Victorian terraces across inner London commonly have a small hatch and unboarded joists, which means crawl boards have to go down before anyone can move safely, and every item is passed hand to hand rather than walked to the hatch. Post-war and new-build stock in outer boroughs more often has a boarded loft and a proper loft ladder, which is a noticeably faster job for the same volume of contents.
Many London lofts, particularly in Victorian and 1930s housing, still hold a cold water storage tank that predates the combi boiler conversion the rest of the house has had. Removing one means draining it, disconnecting the pipework and lowering it through the hatch in sections — we check for this at the outset rather than discovering a full tank once the boxes are already down.
Older loose-fill mineral wool or vermiculite insulation drifts easily once disturbed, and moving boxes stored on top of it stirs it up regardless of care taken. We bag disturbed insulation as it comes down rather than letting it spread through the hatch and down the stairs, and dispose of it separately from the general contents.
Loft insulation board, tank lagging and Artex around the hatch in pre-1990s London housing can contain asbestos. If we see material that looks like it, we stop work in that area, leave it undisturbed and refer it for testing by a licensed specialist rather than clearing around it and hoping. The rest of the loft is completed as normal.
