Why a London site clear is a logistics job.

The waste is the easy part. What decides the cost of a London site clearance is the frontage, the hours you are allowed to work and how far the waste has to travel before it reaches a vehicle.

The frontage decides the vehicle

Most London infill sites have a few metres of pavement and a controlled parking zone in front of them. A grab lorry needs a legal standing position and a clear swing; where there is not one, the waste has to be barrowed out to a tipper parked in a suspended bay instead. That single fact can double the labour on a load while changing nothing about the waste itself.

We check the frontage against the borough's CPZ map at quotation stage and price the suspension as its own line, so the number you approve is the number you are invoiced.

Segregation is a duty, not an upsell

Plasterboard has to be kept out of inert and general waste, and mixed loads attract the highest gate rate at every transfer station in London. Separating on the van rather than at the tip is what keeps the cost of a fit-out clearance predictable across a long programme.

Each load returns a waste transfer note naming the site and the carrier registration, which is what closes out the duty-of-care section of the principal contractor's file.

Working hours vary by borough

Noisy site activity is generally restricted to weekday daytime hours under section 61 and 60 controls, with tighter limits in residential streets and in the central boroughs. Where the programme needs an early or weekend clear, it has to be agreed with the borough first — we plan the visit around what has actually been consented.

Upper floors change the price more than tonnage

Waste barrowed down three floors of a converted terrace costs more in labour than the same tonnage wheeled straight out of a ground-floor unit, even though the tip charges identically for both. We quote the carry, not just the load, so a first-fix strip-out on an upper floor is never re-priced on the day.

  • Do you provide waste transfer notes for the site file?

    Yes, for every load. Each note names the site, the waste streams and our upper-tier carrier registration, which is what completes the principal contractor's duty of care record.

  • Can you clear a site with no vehicle access at the working face?

    Yes. Where a grab or tipper cannot reach, we barrow out to a suspended bay instead. We price the carry distance at quotation rather than discovering it on the day.

  • Do you take asbestos?

    No. Asbestos in any form requires a licensed removal contractor and a separate consignment route. We can clear the rest of the site once the licensed works are complete and the clearance certificate has been issued.

  • Is a skip cheaper than a clearance crew?

    Sometimes, for a slow trickle of waste on a site with a permanent standing position. A skip also needs a highway licence, sits in a bay for days and gets contaminated by other trades — where waste has to come out of an upper floor or the frontage is restricted, a booked clearance load is usually cheaper overall.

  • Can you work outside normal site hours?

    Yes, where the borough has consented to it. Noisy activity is generally restricted to weekday daytime hours, tighter still in residential and central streets, so an early or weekend clear is planned around what has actually been agreed with the council.

  • How quickly can you attend?
