How it is priced

Site protection decides the hours

A sheeted, taped, single-room refit takes a fraction of the time of an open-plan strip-out where dust travelled through the whole flat. Be honest about which one you had and the price on screen is the price on the day.

Sheeted and protected — sparkle only

Floors were covered, doorways were zipped and the trades vacuumed as they went. What is left is film, labels, fingerprints and a fine settled layer: one pass, top down, then glass and floors.

Normal builders' aftermath — the usual booking

Some protection, some not. Plaster and MDF dust on every horizontal surface, paint specks on glass and ironmongery, grout haze on new tiles, silicone smears and sanding dust in the carpet pile. Two passes minimum, because dust falls again.

Unprotected site, heavy plaster or brick dust

Structural work, chasing, floor levelling or a wall coming down with nothing sheeted. Dust is in the cavities, the cabling runs, the radiator fins and the carpet backing. Three passes, extra filters and a longer rest-and-return before the sparkle.

Most London projects need at least two of the three. We plan them around your trades so the sparkle lands after the last snag, not before it.

Stage 1 — builders' rough clean

As the trades finish, before second fix

Get the volume of debris and heavy dust out so the remaining trades are not walking it back through the property. Booked by contractors far more often than by homeowners.

  • Protective sheeting and tape lifted and taken away
  • Floors swept and HEPA-vacuumed of bulk plaster and MDF dust
  • Plaster splash knocked off floors, cills and ironmongery

  • Wet trades' residue cleared from sinks, traps and gullies
  • Site made safe and walkable for the next trade

Stage 2 — the main after builders clean

Once all trades are off site

The real work: every horizontal and vertical surface in the property taken top down with HEPA extraction, twice, because fine dust falls again the moment you disturb it.

  • Ceilings, coving, cornices and light fittings high-dusted
  • Walls wiped or dry-sponged where the finish allows
  • Every ledge: door tops, architraves, skirtings, boxing-in, cable ledges
  • Radiators front, back and between the fins

  • New joinery inside and out — cupboards, wardrobes, drawer runners
  • New sanitaryware, taps, screens and shower trays
  • New appliances de-filmed inside and out, seals and filters
  • Window frames, cills, reveals, tracks, trickle vents and drainage channels
  • All glass and mirrors cleaned streak-free
  • Floors last: correct product for the finish, edges and corners by hand

Stage 3 — the sparkle before handover

2–4 hrs

Handover, photography or move-in day

Dust settles twice. The sparkle catches the second fall plus anything the snagging trades brought back, and it is what the client, the photographer or the buyer actually sees.

  • Fingerprints off glass, ironmongery, switch plates and appliances
  • Chrome, brassware and mirrors polished
  • Any snagging-trade dust and boot marks cleared
  • Floors re-mopped or buffed to the finish
  • Walk-round with you or your project manager, snag list signed off
  • Photographs of each room for the client file on request

Not included

  • Rubble, plasterboard, tiles and heavy construction waste — that goes with your contractor's licensed disposal
  • Asbestos-suspect material of any kind; work stops and you are told immediately
  • Skip hire, hoarding licences and highway permits for the works themselves
  • Making good: filling, sanding, touching in paint or re-siliconing
  • Removing paint or adhesive where the manufacturer says the finish cannot take it
  • Scaffold-height external glazing without the correct access equipment
  • Garden clearance, spoil removal and landscaping waste
  • Commissioning, testing or cleaning inside live electrical or gas equipment
  • Anything that risks damaging a brand-new finish — we flag it in writing rather than gamble

All prices are in GBP and are the price you pay. Domestic work is supplied VAT-free where the cleaner is self-employed; builder, developer, contractor and managing-agent contracts invoiced through the company are quoted plus VAT at 20%, with a purchase-order reference and payment terms agreed before the visit.

Builders' waste and packaging removal — £90 per van load

Offcuts, packaging, protective sheeting and empty tins taken away under our upper-tier waste carrier registration, with a waste transfer note issued. Rubble, plasterboard and hazardous materials are quoted separately.

Post-construction carpet extraction — £55 per room

Dry HEPA passes first to lift sanding and plaster dust out of the backing, then hot-water extraction. Skipping the dry stage just turns dust into a paste — so we never do it the other way round.

External window and frame clean — £75 per property

Reach-and-wash on new glazing, frames, cills and reveals to third floor, including mortar splash and render spray. Above that needs access equipment and a separate quote.

Cement and grout haze removal — £60 per room

pH-appropriate haze remover with dwell time on new porcelain, natural stone and terrazzo, then a neutralising rinse so the sealer is not compromised.

Paint, plaster and adhesive removal from floors — £65 per room

Blade and solvent work matched to the floor finish — engineered oak, LVT, resin, tile or stone — with a test patch first. Included on small areas; priced when it is the main job.

MVHR and extract filter change — £45 per unit

Grilles, ducts at the terminal and the unit filters. Construction dust destroys MVHR filters, and leaving them in circulates it around a finished flat for months.

Second sparkle visit before handover — £120 per visit

Booked for the morning of the photography, viewing or client handover, after snagging trades have been back. Dust settles twice; this is the visit that makes the photographs work.

Patio, path and driveway wash-down — £95 per property

Jet wash of mortar splash, plaster runoff and tyre marks on new or existing hard landscaping, plus a drain and gully clear.

  3. Stage 1 while the last trades finish, if you need itContractors usually book a rough clean so the site stays workable: debris and sheeting out, floors HEPA-vacuumed, labels off, everything safe for second fix and snagging.
  4. Stage 2 — the full post-construction clean, top downOnce the site is clear, a DBS-checked team works ceiling to floor with HEPA extraction: high dusting, ledges, joinery, glass, sanitaryware, appliances, then floors last — twice over, because fine dust falls again.
