Site protection decides the hours
Sheeted and protected — sparkle only
Floors were covered, doorways were zipped and the trades vacuumed as they went. What is left is film, labels, fingerprints and a fine settled layer: one pass, top down, then glass and floors.
Normal builders' aftermath — the usual booking
Some protection, some not. Plaster and MDF dust on every horizontal surface, paint specks on glass and ironmongery, grout haze on new tiles, silicone smears and sanding dust in the carpet pile. Two passes minimum, because dust falls again.
Unprotected site, heavy plaster or brick dust
Structural work, chasing, floor levelling or a wall coming down with nothing sheeted. Dust is in the cavities, the cabling runs, the radiator fins and the carpet backing. Three passes, extra filters and a longer rest-and-return before the sparkle.

Stage 1 — builders' rough clean

Get the volume of debris and heavy dust out so the remaining trades are not walking it back through the property. Booked by contractors far more often than by homeowners.

The real work: every horizontal and vertical surface in the property taken top down with HEPA extraction, twice, because fine dust falls again the moment you disturb it.

Dust settles twice. The sparkle catches the second fall plus anything the snagging trades brought back, and it is what the client, the photographer or the buyer actually sees.

All prices are in GBP and are the price you pay. Domestic work is supplied VAT-free where the cleaner is self-employed; builder, developer, contractor and managing-agent contracts invoiced through the company are quoted plus VAT at 20%, with a purchase-order reference and payment terms agreed before the visit.
Builders' waste and packaging removal — £90 per van load
Offcuts, packaging, protective sheeting and empty tins taken away under our upper-tier waste carrier registration, with a waste transfer note issued. Rubble, plasterboard and hazardous materials are quoted separately.
Post-construction carpet extraction — £55 per room
Dry HEPA passes first to lift sanding and plaster dust out of the backing, then hot-water extraction. Skipping the dry stage just turns dust into a paste — so we never do it the other way round.
External window and frame clean — £75 per property
Reach-and-wash on new glazing, frames, cills and reveals to third floor, including mortar splash and render spray. Above that needs access equipment and a separate quote.
Cement and grout haze removal — £60 per room
pH-appropriate haze remover with dwell time on new porcelain, natural stone and terrazzo, then a neutralising rinse so the sealer is not compromised.
Paint, plaster and adhesive removal from floors — £65 per room
Blade and solvent work matched to the floor finish — engineered oak, LVT, resin, tile or stone — with a test patch first. Included on small areas; priced when it is the main job.
MVHR and extract filter change — £45 per unit
Grilles, ducts at the terminal and the unit filters. Construction dust destroys MVHR filters, and leaving them in circulates it around a finished flat for months.
Second sparkle visit before handover — £120 per visit
Booked for the morning of the photography, viewing or client handover, after snagging trades have been back. Dust settles twice; this is the visit that makes the photographs work.
Patio, path and driveway wash-down — £95 per property
Jet wash of mortar splash, plaster runoff and tyre marks on new or existing hard landscaping, plus a drain and gully clear.

A rear extension or loft conversion is £265 to £335, a whole flat refurbishment £315 to £395 and a 3-bed house refurbishment £425 to £525. The price is fixed against the works and the dust level, and it already includes parking, permits, ULEZ, the Congestion Charge where it applies, M-class machines, filters and products.
