What we can show you for Epping

Here is what our packing services work around Epping looks like in practice.

  • Epping access and housing notes

CM16 housing stock and loading reality, written for Epping rather than the county.

Packing Services in Epping: what actually matters here

A Central-line market town at the top of the forest, with a long Georgian and Victorian High Street and quieter lanes of interwar housing behind it.

The housing stock is Georgian and Victorian High Street frontages with interwar semis on the side roads, which decides the tools, protection and crew size we bring to a packing services job.

High Street loading is limited to short bays with a market-day exclusion on Mondays, and the forest lanes are unlit with soft edges — we book daylight slots for large loads.

We survey Epping packing services work rather than quoting from bedroom count, because volume and access differ street by street here.

A packing services booking in Epping covers Epping High Street, Coopersale, Ivy Chimneys, Bell Common and Epping Upland on the same fixed price as the town centre — the crew works the whole CM16 footprint rather than a narrow postcode.

The van covering Epping is usually working loughton, chigwell and harlow in the same week, so we can move a packing services booking a day either way without a travel charge.

As a smaller town built around Epping Forest and the Epping High Street market, Epping has a mix of approach roads and loading points, so we confirm parking and carry distance when you book rather than assuming.

Thornwood Common and Epping station area are covered on the same visit pattern, and we quote them from the same packing services price list.

We do not treat a Epping–brentwood packing services as long distance; it stays on the local round and on the local price list.

We ask for the full Epping address rather than just CM16, because the loading point is what sets the packing services time on site.

We map Epping by area — Epping High Street (CM16), Coopersale (CM16) and Ivy Chimneys (CM16) — rather than treating the whole town as one drop.

The Epping sheet lists 7 areas; Epping High Street and Epping station area sit at opposite ends of it, and the packing services price is the same across all of them.

Cancellations on the loughton and chigwell side of the round are the reason short-notice Epping packing services slots come up as often as they do.

What a packing services job includes

Packing is priced two ways so you only buy what you need: per packer per hour — £30 for one, £55 for two, with a two-hour minimum — or as a fixed price by property size, from £180 for a studio or one-bed, £280 for a two-bed and £420 for a three-bed. Materials are charged at cost, a two-bed materials pack starts at £68, and empty cartons are collected free after the move. Unpacking at the new address is charged the same hourly way, with boxes flattened and taken away.

Materials

  • Double-wall cartons, tissue paper, bubble wrap and tape supplied and charged at cost
  • Wardrobe cartons so hanging clothes travel on the rail
  • Purpose-made cartons for pictures, mirrors, TVs and lamps
  • Mattress bags and protective covers for soft furnishings

The pack

  • Room-by-room packing with a numbered inventory as we go
  • Every carton labelled with its room and its contents, not just a room name
  • China, glass and stemware individually wrapped and packed on edge rather than stacked flat
  • Electronics packed with their cables, and screens boxed upright
  • A clearly marked essentials box kept back for the first night

Options

  • Fragile-only pack for the kitchen and glassware, from £120, when you are doing the rest yourself
  • Full pack the day before the move so loading starts on time
  • Unpacking at the new address at £30 per hour, with cartons flattened and removed
  • Free collection of empty cartons after you have finished unpacking

What changes the price on a packing services job

  • The kitchen is the room that decides the timings — glassware, china and small appliances are slow, careful work, and it is the room most often left to the last hour by self-packers.
  • Boxes you packed yourself are still covered for transit, but we cannot verify the contents or how they were wrapped; where a fragile item matters, let us pack it and it is documented on the inventory.
  • Materials are at cost, not a profit line, so over-ordering costs you money for no benefit — we would rather bring a realistic quantity and top up than sell you a pallet of cartons.
  • We do not pack fuel, aerosols under pressure, paint or gas bottles, and open food and plants are best moved by you in the car.
  • Packing takes longer than people expect. A studio is typically four to six hours for one packer and a family home a full day for two, which is why the fixed prices are set by property size rather than by an optimistic hour count.

Really pleased with our house move. The guys came on time, loaded everything carefully like a huge jigsaw! Nothing got broken and even though they were working on an hourly rate they were really efficient, not to waste any time. About Epping

Epping is the market town at the top of Epping Forest and the northern terminus of the Central line, which keeps it in daily reach of London without putting it inside Greater London. The High Street is Georgian and Victorian frontages, many with flats above shops and no rear access; behind it the side roads are interwar semis with drives, and out towards Bell Common and Ivy Chimneys the plots get larger.

Two things shape scheduling. The High Street loads in short timed bays with a market-day exclusion on Mondays, so town-centre work is booked around the market rather than argued with. The forest lanes out to Epping Upland and Thornwood are unlit with soft edges, so large loads there are given daylight slots. Epping Forest district is outside the ULEZ, which keeps costs simple for local jobs — moves that continue into Greater London are quoted with a compliant vehicle. Clearance waste leaves under our own upper-tier carrier licence with a transfer note.

Common questions

Epping questions, answered.

  • How much does packing services cost in Epping?

Packing Services in Epping (CM16) starts from £45 per hour. The final figure is fixed before booking and reflects the size of the property, the floor level and the access — which in Epping usually means high Street loading is limited to short bays with a market-day exclusion on Mondays, and the forest lanes are unlit with soft edges — we book daylight slots for large loads.

  • Do you cover the whole of Epping?

Yes — every CM16 street, plus the surrounding Essex towns. Crews are routed within the county rather than dispatched from London, so short-notice slots are realistic.

  • Are you insured for packing services work?

We carry £1m public liability cover and hold Environment Agency waste carrier licence CBDU300454. Certificates are available on request and the details are published on our trust and credentials page.

  • How quickly can you book packing services in Epping?

Same-week slots are standard in Epping, with next-day often available midweek. Month-end tenancy changeovers are the busiest window across Essex, so book those a week or two ahead.

  • Should I pay for packing or do it myself?

Do the wardrobes and the books yourself if you have the time; get the kitchen, the glassware and anything breakable packed properly. A fragile-only pack from £120 buys most of the protection for a fraction of the full-pack price.

  • How many boxes will I need?

We estimate from the survey and bring what the property size suggests — a two-bed materials pack starts at £68 — then top up if needed. Materials are charged at cost, so you pay for what you actually use.

  • Do you take the empty boxes away?

Yes. Empty cartons are collected free after the move, and if you book unpacking they are flattened and taken away on the same visit.

Practical reading before you book in Epping — costs, checklists and what a good job actually looks like.
