A viewer forms a verdict long before the second bedroom. These six things carry it, so this is where the time is spent.

Front door and hallway

The first ten seconds of a viewing. Door furniture polished, glass in the door cleaned both sides, hallway floor edged by hand, coats and shoes cleared to make the space read wider than it is.

Kitchen

Worktops, splashbacks, cupboard fronts, handles, extractor and the oven interior. Grease film flattens light in photographs; removing it is what makes a kitchen look newer than it is.

Bathrooms and en-suites

Limescale off screens, taps and tiles, grout brightened, silicone treated for mould and chrome polished. Buyers price a tired bathroom into their offer.

Windows and light

Glass, frames, cills, tracks and trickle vents inside, plus external glass as an add-on. Every agent photograph is a light photograph.

Floors and traffic lanes

Correct product for the finish, edges by hand, and extraction on carpets to lift traffic lanes and the dark edging along skirtings.

Smell

Bins, drains, waste traps, soft furnishings and pet areas treated at source. Air freshener over an odour reads as a hidden problem.

A 2-bed is £175 to £285, a 3-bed house £235 to £365 and a 4-bed £295 to £455. The price is fixed against the property size and tier, and already includes VAT, products, parking, permits, ULEZ and the Congestion Charge where it applies.
