Pre-Sale Cleaning in London before the photographs
A presentation clean built around how a London property is judged — portal thumbnails first, then ten seconds in the hallway, then the kitchen and the bathroom. We clean in that order, time it to your photography day, and finish with a styling tidy so the listing looks like the best version of the property you already own.
- Booked around your photography slot, valuation or open house
- Fixed price on screen — parking, permits and ULEZ inside it
- DBS-checked cleaners, £5m public liability
- 48-hour put-it-right promise on every clean

Why sellers book it
The clean that changes what buyers offer
Photographs sell the viewing
Portal thumbnails are how a London buyer decides whether to book. Clean glass, clear worktops and lifted traffic lanes change how bright and how large a room photographs — before anyone stages a single cushion.
Presentation is priced into offers
Limescale, grease film and pet odour read as deferred maintenance, and buyers deduct for them far more heavily than the clean would ever cost. Removing them removes the excuse for a reduction.
Timed around the agent, not the diary
We book to your photography slot, first open house or valuation, including early mornings and weekends, so the property peaks on the day it matters rather than three days before.
One team, one fixed price
DBS-checked cleaners, £5m public liability, parking, permits and ULEZ inside the price, and a 48-hour promise: if we missed something, we come back free.
Where the hours go
Cleaned in the order buyers judge
Front door and hallway
The first ten seconds of a viewing. Door furniture polished, glass in the door cleaned both sides, hallway floor edged by hand, coats and shoes cleared to make the space read wider than it is.
Kitchen
Worktops, splashbacks, cupboard fronts, handles, extractor and the oven interior. Grease film flattens light in photographs; removing it is what makes a kitchen look newer than it is.
Bathrooms and en-suites
Limescale off screens, taps and tiles, grout brightened, silicone treated for mould and chrome polished. Buyers price a tired bathroom into their offer.
Windows and light
Glass, frames, cills, tracks and trickle vents inside, plus external glass as an add-on. Every agent photograph is a light photograph.
Floors and traffic lanes
Correct product for the finish, edges by hand, and extraction on carpets to lift traffic lanes and the dark edging along skirtings.
Smell
Bins, drains, waste traps, soft furnishings and pet areas treated at source. Air freshener over an odour reads as a hidden problem.

External window and frame clean — £75 per property
Reach-and-wash on glass, frames, cills and reveals to third floor. The single biggest change to how bright a listing photograph looks.
Carpet and upholstery extraction — £55 per room
Hot-water extraction that lifts traffic lanes, pet odour and the dark edging along skirtings that buyers read as wear.
Kerb appeal wash-down — £95 per property
Front path, steps, bin store, front door, porch tiles and railings jet-washed and wiped — the first photograph and the first viewing both start here.
Declutter and staging tidy — £90 per half day
Surfaces cleared to a photography standard, personal items boxed and stored neatly, wardrobes and worktops presented as space rather than storage.
Removal of unwanted items — £90 per van load
Furniture, garden waste and general clutter taken away under our upper-tier waste carrier registration with a transfer note.
Odour and pet treatment — £65 per property
Enzyme treatment and air scrubbing for smoke, damp, cooking and pet odour. Viewers form a verdict on smell before they reach the living room.
Viewing-day touch-up visit — £85 per visit
A short pass on the morning of an open house or a valuation — glass, kitchen, bathroom and floors put back to photograph condition.
Choosing the right clean
Pre-sale clean or deep clean?
| Pre-sale clean | Deep clean | |
|---|---|---|
| Judged by | Buyers, photographers and valuers | The people living there |
| Order of work | Entrance, kitchen, bathrooms, light, floors, odour | Room by room, top to bottom |
| Finishing pass | Styling tidy and a photography-day touch-up | No presentation pass |
| Typical trigger | Listing date, open house or completion | Spring reset, end of a tenancy, illness or a move-in |
Compare one-off deep cleaning in London or end of tenancy cleaning if you are a landlord rather than a vendor.
How it runs
From listing date to sold board
- Tell us the listing date, not just the bedroomsPhotography day, first open house and completion are three different jobs. Give us the date the photographer arrives and we work backwards from it.
- Get a fixed price in about a minuteChoose the property size and the tier — photo-ready presentation or the full pre-sale reset — and the price on screen is the price on the day, with parking, permits and ULEZ already inside it.
- The presentation clean, in buyer orderA DBS-checked team works the rooms in the order buyers judge them: entrance, kitchen, bathrooms, light, floors and odour, top down, with the styling tidy last.
- Photography-day check and touch-upWe can hold a short visit for the morning of the shoot or the open house so glass, worktops and floors are put back to photograph condition after a week of living in the property.
- Walk-round, snag sheet and the 48-hour promiseWe walk the property with you before we leave. If anything is missed, tell us within 48 hours and we come back and put it right free of charge.

Questions
London pre-sale cleaning questions, answered
From £135 for a photo-ready presentation clean in a studio or 1-bed flat up to £585 for a full pre-sale reset in a large house. A 2-bed is £175 to £285, a 3-bed house £235 to £365 and a 4-bed £295 to £455. The price is fixed against the property size and tier, and already includes VAT, products, parking, permits, ULEZ and the Congestion Charge where it applies.
The day before the shoot is ideal, or the same morning if the property is still occupied. Book the full pre-sale reset ahead of photography, then add a short touch-up visit for the morning of an open house so the property is back to photograph condition after a week of normal living.
A deep clean is judged by the people living in the property. A pre-sale clean is judged by buyers, photographers and valuers, so the hours are spent where they look first: the front door and hallway, the kitchen, the bathrooms, the glass and available light, traffic lanes on floors, and smell. It finishes with a styling tidy that a deep clean does not include.
Internal glass, frames, cills and tracks are inside every pre-sale clean. External glass to third floor is £75 and the kerb appeal wash-down — front path, steps, bin store, porch and door — is £95. Both are worth booking, because they are the first and the last thing a viewer sees.
Yes. A declutter and staging tidy is £90 per half day and presents wardrobes and worktops as space rather than storage. Removal of unwanted items is from £90 a van load under our upper-tier waste carrier registration, with a waste transfer note issued.

Both. We hold keys through the agent, work to a photography schedule, and send photographic sign-off per room for empty properties so a vendor who has already moved can see the condition without travelling back.
Every cleaner is identity-checked, reference-checked and DBS-screened, and we carry £5m public liability plus treatment risk cover. If anything is missed, tell us within 48 hours and we return and put it right free of charge.
