A clear-out is the easy part the person comes first
Most people who contact us have tried at least once already — a family weekend that ended badly, a general clearance firm that filled a van before anyone had decided anything, or a deadline from a landlord that made a hard situation harder. This is a different service. Nothing moves without agreement, and we would rather come back than take something that was not ours to take.
Every job starts with a free survey and a Clutter Image Rating for each room, the same 1–9 photographic scale used by UK fire services and adult social care. That gives you, us and any professional involved one shared standard to plan against, and it is what the fixed written quote is built from.

How we work
Consent first, always the rules we do not bend
Consent decides everything
Nothing leaves the property unless the person who lives there has agreed to it, either item by item or category by category. If they change their mind about a box at eleven o'clock, that box stays. We would rather come back than take something that was not ours to take.
We work at your pace
Some homes are ready for a single full day. Many are not, and a staged plan across several visits gets further with less distress. We say which we think is realistic at the survey and we never sell the faster option to someone who is not ready for it.
Discretion as standard
Unmarked vehicles on request, plain clothing over uniform where you prefer it, no company name called out on the doorstep and no photographs beyond the ones needed for insurance or a landlord's file — and those are only taken with written permission.
Nothing valuable is guessed at
Paperwork, photographs, medals, jewellery, cash, bank cards, keys and letters surface constantly in this work. Everything that looks like it matters is set aside on a designated table for you to review, never bagged on a judgement call.
Trained, checked, insured
Teams are DBS-checked, trained in trauma-informed practice and in infection control, and carry public liability and treatment-risk insurance. Waste leaves under a licensed carrier registration with transfer notes issued to you.
We are one part of the plan
A clear-out on its own rarely holds. Where you want it, we work alongside occupational therapists, community mental health teams, environmental health, social workers and the borough's own safeguarding leads — and we will tell you honestly when the clean is not the first thing needed.

Supported sorting
The resident sits at a sorting station and makes every decision; the team fetches, holds up, bags and carries. Four trays run at once — keep, donate, recycle, and undecided.
Best for: Anyone who wants to stay in control, and any home where sentimental value is doing most of the work.
Typical length: A day at a time
Staged programme
The home is divided into zones with a written order agreed in advance. Each visit finishes a zone completely so there is a finished room to stand in before the next one starts.
Best for: Moderate to high Clutter Image Rating homes, and anyone who has tried a single-day clear-out before and found it overwhelming.
Typical length: Two to eight visits
Single-session clear
A larger team completes the property in one continuous programme, with a family member or advocate present to hold decisions where the resident cannot be on site throughout.
Best for: Deadline work — a tenancy ending, a completion date, an environmental health notice or a hospital discharge.
Typical length: One to three consecutive days
Safeguarding-led clearance
Run jointly with the referring professional — social worker, occupational therapist, community mental health nurse, housing officer or environmental health — against their risk assessment and their objectives, with our written report back afterwards.
Best for: Blocked escape routes, enforcement notices, tenancy at risk, or where capacity is in question.
Typical length: Planned around the case
Recovery clean and sanitise
After sorting: full deep clean, anti-microbial treatment of hard surfaces, carpets lifted or cleaned, and odour dealt with at source instead of covered up.
Best for: Handing a property back, moving back in, or the point where a home needs to feel like a home again.
Typical length: Half a day to two days

- A conversation, not a sales callYou, a family member or a professional gets in touch. We ask what has already been tried and what you want the home to be like afterwards. Nobody is asked to send photographs of anything they are not comfortable sharing.
- Free survey and Clutter Image RatingIn person or by video call. We rate each room 1–9 on the published Clutter Image Rating scale, check escape routes, fire loading and floor loading, and note anything that needs another professional.
- A written plan and a fixed priceYou get the zone order, the number of visits, what is included, what is not, and one fixed figure. If a staged plan is the honest answer, that is what we quote, even where a single day would earn more.
- The work, at your paceA sorting station is set up before anything moves. Escape routes are cleared first. Every decision is yours, and anything you are unsure about goes to the undecided tray rather than the van.
- Clean, sanitise and hand backThe finished space is deep cleaned and treated, waste transfer notes and donation receipts are handed over, and we agree what — if anything — a follow-up visit should cover.

All prices are in GBP and include VAT. A minimum charge of £350 applies to any attended visit. Every quote is fixed in writing after a free, no-obligation survey — in person or by video call if that is easier — and it does not change on the day unless you ask us to do more.
Some clear-outs are paid for by a landlord, a housing association, an insurer, a deputy or attorney under a Lasting Power of Attorney, or through adult social care. We invoice any of those directly and can supply the survey, risk assessment and photographic file most of them ask for.

Band 1–3 · Low
Rooms are cluttered but every surface, doorway and appliance is still usable and the floor is largely clear.
Usually a one-day sort and deep clean, often with the resident working alongside the team.
Band 4–6 · Moderate
Floor space is significantly reduced, some furniture is unusable and one or more rooms cannot be used for their purpose.
Commonly two to four visits, with a designated sorting station and a written plan agreed before anything moves.
Band 7–9 · High
Movement through the home is restricted to narrow paths, exits or appliances may be blocked and there can be structural, pest or contamination risk.
A staged programme with a written risk assessment, PPE throughout, and usually other agencies involved from the start.

Three things: nothing leaves without consent, we quote the pace we honestly think is right rather than the fastest one, and the finished property is cleaned and sanitised rather than just emptied. We also say plainly when a clean is not the first thing that is needed.
A single room reset is £450–£850, a staged one-bedroom flat £900–£1,800, a two or three-bedroom home £1,800–£3,600 and a larger house £3,600–£8,500. Minimum charge is £350 on any attended visit. All prices include VAT, licensed disposal, sanitising, parking, permits, ULEZ and any Congestion Charge.
Yes. A video call walk-round is enough for most quotes, and it is often far easier for the person living there than a stranger arriving. We can also survey with only a family member present if that is what has been agreed.

Then we stop, and that is a legitimate outcome rather than a failure. We will finish safely, leave the property secure, and talk about a different pace. You are not charged for work we did not do.
Where you want it. A fortnightly domestic clean, a follow-up visit at three months, or simply a written summary of what was done and where things went. Recovery holds better when something is scheduled rather than left to willpower.
