A neglected one-bed can take longer than a well-kept three-bed, so we ask you to be honest about the state of the place rather than guess from the floor plan.

Cleaned regularly — needs a reset

Someone cleans weekly or fortnightly. The job is the detail work a routine clean skips: oven, filters, grout, tracks, radiator backs, skirtings.

Normal lived-in — the usual booking

Six to twelve months of ordinary life. Kitchen grease, bathroom scale, dust on high surfaces and behind furniture. Most London bookings sit here.

Heavy build-up or after a long let

Years of build-up, a neglected let, a builders' aftermath or a post-illness reset. More product contact time, more passes, sometimes a third cleaner.

Carpet steam cleaning — £45 per room

Hot-water extraction with pre-spray and traffic-lane treatment, booked on the same visit so the room is only moved once.

Upholstery deep clean — £75 3-seat sofa

Extraction clean with a fabric test patch and deodoriser. Armchairs from £35, dining chairs from £12.

Mattress clean and sanitise — £40 per mattress

Both sides extracted and sanitised, allergen and dust-mite treatment. Popular in homes with children or asthma.

Pet hair and odour treatment — £35 per property

Rubber-brush lift on carpets and upholstery, enzyme odour treatment on the places a vacuum cannot reach.

Double oven, range or Aga — £35 per appliance

Single ovens are included as standard. Ranges and double ovens need extra dip-tank time and a second technician pass.

Fridge-freezer defrost and strip — £25 per appliance

Defrost, drawer, shelf and seal clean and drip-tray flush. Switch it off the night before if you can.

Heavy limescale treatment — £30 per bathroom

Extended acid-safe descaler contact on screens, taps, tiles and toilet. London water is hard in every borough.

Exterior window cleaning — £60 per property

Reach-and-wash glass, frames and sills to third floor. Above that needs access equipment and a separate quote.

Balcony, terrace or patio — £45 per balcony

Decking or tile wash-down, railings, glass balustrade and a drain clear — the block's inspection list, in other words.
