Mattress cleaning London

Mattress cleaning in London extracted, treated, dry in hours.

Hot-water extraction for single through super king mattresses across Greater London. High-filtration vacuum first, enzyme dwell on urine, sweat and protein marks, then overlapping extraction passes with high vacuum recovery so the mattress leaves damp rather than wet. Photographs of both sides are sent the same day for inventory clerks, agents and HMO records.

London pricing

London mattress cleaning priced per mattress, not per hour.

A mattress clean is quoted on size, whether one side or both are in scope, and how much of the marking is protein-based. Nothing runs on a meter, so a stain that needs a second enzyme dwell does not change the price you were given.
London mattress cleaning prices by size and treatment
JobLondon fromTypical timeWhy the London price differs
Single mattress, one side£4545–60 minPer mattress rather than per hour — drying time, not machine time, is what sets the length of the visit.
Double mattress, one side£551 hrMore panel to cover and more solution to recover, so the extraction pass takes longer than a single.
King or super king, one side£701–1.5 hrsWider panels need overlapping passes to avoid banding, and the piping is worked by hand.
Both sides, any size+£25+30 minTurning and re-extracting doubles the wet surface, so it is quoted as an addition rather than assumed.
Urine, sweat or blood treatment£25+20 minUric salts and protein need an enzyme dwell first; a straight hot pass sets the mark instead of lifting it.
Anti-allergen and dust-mite treatment£20+15 minA certified treatment applied after extraction — a consumable cost, charged per mattress.

Domestic prices are the total you pay. Commercial and landlord invoices are quoted plus VAT at 20%. ULEZ, the Congestion Charge where it applies, permits and bay suspensions are itemised in the written quote, never added afterwards.

Working in London

Why London mattresses need this more often.

Small bedrooms, sealed double glazing, hard water and a rental market that turns over every twelve months. The mattress carries all four.

Condensation, not spillage, is the usual cause

A London bedroom is often the smallest room in the flat, with retrofitted double glazing and no trickle vent. Overnight moisture has nowhere to go and settles into the ticking and the top of the fill.

That shows up as grey tidemarks along the edge piping and a musty note when the duvet comes off — which is extraction and airflow work, not something a spray-on freshener will fix.

Divans on solid floors cannot breathe

Purpose-built blocks across Tower Hamlets, Newham and Southwark have concrete floor slabs, and a divan base sat straight on them traps moisture underneath the mattress rather than under the bed.

We clean the panel and the sides, take a moisture reading, and tell you plainly if the base itself is the reason the problem keeps coming back.

Tenancy changeovers are judged on the inventory

Inventory clerks across London photograph the mattress at check-in and compare it line by line at check-out, and mattress staining is one of the most commonly withheld deposit items in the capital.

Every clean we run is photographed on both sides before and after, and that evidence pack goes to you the same day to attach to the check-out report.

HMOs and student blocks run in rounds

Shared houses in Camden, Islington, Lewisham and Tower Hamlets change over in the same fortnight, and cleaning six mattresses over six separate visits is neither practical nor affordable.

We run those as a round: two technicians, a per-unit rate after the first mattress, and one invoice with a schedule listing every room.

How it works

Three steps and a written price.

Booking mattress cleaning in london takes three steps — you get a fixed written figure before anyone is sent, and the price on the page is the price on the invoice.
  1. 1

Tell us the postcode and the job

Send photographs or a short video with your London postcode. It takes a couple of minutes and there is nothing to pay to ask.

  2. 2

    Get a fixed written price

We come back with one figure for mattress cleaning in london — ULEZ, the Congestion Charge and disposal or materials already inside it, with any council permit shown at cost.

  3. 3

Book the slot that suits you

Pick a morning or afternoon window, including evenings and weekends. You get a named team, a text before arrival and paperwork on completion.

London questions

London mattress cleaning questions.

Common questions

Frequently asked questions.

  • How much does mattress cleaning cost in London?

A single is £45, a double £55 and a king or super king £70 for one side. Both sides is £25 more, enzyme stain treatment £25 and a certified anti-allergen finish £20. Multi-mattress rounds for HMOs and student blocks are discounted per unit after the first.

  • How long does a mattress take to dry?

Four to six hours in a ventilated London bedroom. The technician runs an air mover on the panel, takes a moisture reading before leaving and gives you a written window — the bed should not be made up before that.

  • Can you remove urine or sweat stains?

Usually, yes. Uric salts and protein need an enzyme pre-treatment with a proper dwell before extraction. Marks that have soaked into the foam core rather than the ticking may lighten rather than disappear, and we say so before starting.

  • Do you clean memory foam and latex mattresses?

Yes, with a low-moisture method — those cores hold water and cannot be flooded. Where a memory foam or latex core has already been soaked through, extraction will not save it and replacement is the honest answer.

  • Does this get rid of dust mites?

The high-filtration vacuum pass and hot-water extraction remove the bulk of the allergen load, and the certified anti-allergen treatment adds a residual layer. It is an allergen reduction, not a sterilisation claim.

  • Do you treat bed bugs?

No. Bed bugs are licensed pest control, not cleaning, and a mattress clean will not resolve an infestation. We will tell you if we see evidence and recommend you book pest control first, then have the mattress cleaned afterwards.

  • Can you clean several mattresses in one visit?

Yes, and it is cheaper per unit. HMOs, student accommodation and serviced apartments are run as a round with two technicians and one invoice listing every room.

  • Will I get evidence for my check-out report?

Yes. Both sides are photographed before and after and sent the same day, which is what inventory clerks and letting agents across London accept when a deposit deduction is disputed.

The team was very kind and respectful the whole cleaning and they did a wonderful job! They called and asked if they could come earlier because they finished their first job early, which was a nice surprise. When they arrived, they asked good questions and set expectations on what they were planning to clean. My… Read in full →
