Carpet cleaning in Brighton: what actually matters here

Hot-water extraction needs power, water and a hose run, and in a Brighton conversion all three are the job. Where the van cannot stand near the door we use a portable machine carried up the staircase rather than running 30 metres of hose through a shared hallway other residents are using. That is a slower method, so we price it that way at the quote instead of discovering it on the landing.

Drying is the Brighton-specific risk. Ground-floor and lower-ground flats in the Regency squares and off Elm Grove often sit against solid, sometimes bungaroosh walls with limited through-ventilation, so an over-wet carpet takes days rather than hours and can bring a musty smell back. We run a drier pass and leave air movers where the room needs them, and we say before booking if a room should be done in two lighter passes.

Stairs are quoted separately here for a reason: a shared staircase that serves several flats is not the tenant's to clean, while the internal flight inside a maisonette usually is. We confirm which is which when you book so the price covers what you actually control.

What a carpet & rug cleaning job includes

We clean carpets by hot-water extraction: the pile is pre-sprayed, agitated and then flushed with hot solution and drawn straight back out under vacuum, which lifts the soil that sits below the surface rather than moving it around. Rooms are priced individually, so a hallway and a small bedroom do not cost the same as a through-lounge.

Before we start

  • Fibre test on an unseen corner so the right chemistry is used on wool, synthetic and blended pile
  • Small furniture moved and replaced; heavy items cleaned around
  • Dry vacuum pass to remove grit that would otherwise turn to mud

The clean

  • Pre-spray and agitation on traffic lanes, doorways and under dining tables
  • Targeted spot treatment for tea, wine, pet and grease marks
  • Hot-water extraction rinse with a low-residue solution
  • Edges and stair nosings detailed by hand

Afterwards

  • High-power extraction pass to cut drying time
  • Pile groomed so it dries evenly
  • Typical drying window of 3–6 hours with windows open

What changes the price on a carpet & rug cleaning job

  • Old stains that have wicked into the underlay can reappear as the carpet dries; we flag those before cleaning rather than promising a result we cannot guarantee.
  • Wool and sisal need lower moisture and a different solution — that is a technique change, not a surcharge.
  • Pet odour is treated at the backing, which is a separate treatment and is quoted separately.

About Brighton

Brighton is the hardest city in the county to work in and the reasons are physical rather than administrative. The conversion-flat market means the majority of addresses in BN1 and BN2 are one floor of a house that was never designed to be split: a shared front door, a half-landing turn too tight for a three-seater sofa, and no lift. Crews survey the staircase, not the room. Where a piece will not turn, we say so before the day rather than discovering it on the landing.

Parking is the second constraint. Controlled zones cover almost the whole city and enforcement is quick, so we either book a bay suspension in advance or price the carry from the nearest legal stopping point and tell you which it is. The third is gradient: Hanover, Elm Grove and the streets above Lewes Road are steep and often single-file with parked cars both sides, which rules out the largest vans and turns some jobs into a shuttle with a smaller vehicle.

One waste point worth stating plainly, because it catches people who have moved from the surrounding districts. Brighton and Hove is its own unitary authority. Its household site at Hollingdean serves its residents; the East Sussex County Council sites at Newhaven, Hailsham and elsewhere run a residents-only permit scheme that does not cover a Brighton address. Nothing we clear goes to a household site in any case — it goes to a licensed transfer station and you get the waste transfer note.

Common questions

Brighton questions, answered.

  • How much does carpet & rug cleaning cost in Brighton?

Carpet & Rug Cleaning in Brighton (BN1, BN2, BN3, BN41, BN42) starts from £45. The final figure is fixed before booking and reflects the size of the property, the floor level and the access — which in Brighton usually means brighton and Hove operates controlled parking across nearly the whole built-up area and a bay suspension has to be applied for days in advance, so a removal without one becomes a long carry. Hanover, Elm Grove and Round Hill are steep enough that a Luton struggles on the turns, and conversion flats above the second floor almost never have a lift. Brighton and Hove is a unitary authority: residents use the Hollingdean site on Upper Hollingdean Road and cannot use East Sussex County Council's sites, which are permit-controlled for their own residents.

  • Do you cover the whole of Brighton?

Yes — every BN1 and BN2 and BN3 and BN41 and BN42 street, plus the surrounding East Sussex towns. Jobs are scheduled by travel time, so short-notice slots do come up.

  • Are you insured for carpet & rug cleaning work?

We carry £1m public liability cover and hold Environment Agency waste carrier licence CBDU300454. Certificates are available on request and the details are published on our trust and credentials page.

  • How quickly can you book carpet & rug cleaning in Brighton?

Same-week slots are standard in Brighton, with next-day often available midweek. Month-end tenancy changeovers are the busiest window across East Sussex, so book those a week or two ahead.

  • How long will the carpets take to dry?

Three to six hours in a ventilated room, longer in a cold north-facing one. We finish with a dry extraction pass specifically to shorten that window, and you can walk on the carpet in clean socks straight away.

  • Can you guarantee every stain will come out?

No, and anyone who does is guessing. Dye stains, bleach marks and stains that have reached the underlay may lighten rather than disappear. We tell you which of your marks fall into that group before we start.
