What we can show you for Brighton

Here is what our after builders cleaning work around Brighton looks like in practice.

  • Brighton access and housing notes

BN1, BN2, BN3, BN41, BN42 housing stock and loading reality, written for Brighton rather than the county.

After Builders Cleaning in Brighton: what actually matters here

A dense, steep, almost entirely permit-parked city where most of the Regency and Victorian housing stock has been divided into flats sharing one front door and one staircase.

The housing stock is Bow-fronted Regency townhouses in Kemp Town and Brunswick, tightly packed Victorian terraces up the Hanover and Elm Grove gradients, Edwardian mansion blocks across Hove, and seafront conversion flats facing the Channel, which decides the tools, protection and crew size we bring to a after builders cleaning job.

Brighton and Hove operates controlled parking across nearly the whole built-up area and a bay suspension has to be applied for days in advance, so a removal without one becomes a long carry. Hanover, Elm Grove and Round Hill are steep enough that a Luton struggles on the turns, and conversion flats above the second floor almost never have a lift. Brighton and Hove is a unitary authority: residents use the Hollingdean site on Upper Hollingdean Road and cannot use East Sussex County Council's sites, which are permit-controlled for their own residents.

A after builders cleaning round in Brighton is built around the property's own state on the day — we would rather see photographs of the real rooms than work from a template.

A after builders cleaning booking in Brighton covers Kemp Town, Hanover and Elm Grove on the same fixed price as the town centre — the crew works the whole BN1, BN2 and BN3 footprint rather than a narrow postcode.

Brighton sits with lewes, newhaven and peacehaven in the same part of the county, so after builders cleaning bookings there can usually be fitted around each other.

As one of the larger settlements in the county built around The Royal Pavilion and the Regency squares at Brunswick and Kemp Town, Brighton has a mix of approach roads and loading points, so we confirm parking and carry distance when you book rather than assuming.

Round Hill, Seven Dials, Preston Park and Fiveways are covered on the same visit pattern, and we quote them from the same after builders cleaning price list.

We do not treat a Brighton–seaford after builders cleaning as long distance; it stays on the local round and on the local price list.

We ask for the full Brighton address rather than just BN1, because the loading point is what sets the after builders cleaning time on site.

We map Brighton by area — Kemp Town (BN2), Hanover (BN2) and Elm Grove (BN2) — rather than treating the whole town as one drop.

The Brighton sheet lists 16 areas; Kemp Town and Rottingdean sit at opposite ends of it, and the after builders cleaning price is the same across all of them.

Cancellations on the lewes and newhaven side of the round are the reason short-notice Brighton after builders cleaning slots come up as often as they do.

What a after builders cleaning job includes

After-builders cleaning removes what construction leaves behind: fine plaster and MDF dust that settles for days, paint spots and sealant smears, plaster splashes on glass, adhesive residue on new floors and the labels and film still on every fitting. It is staged work — a rough clean once the trades are out, then a detail clean, and often a sparkle clean the day before handover — and it is quoted from £135 as a fixed price once we have seen the scope, from a single room or loft conversion upwards.

Stage one — dust and debris

  • Loose debris, offcuts and packaging removed from the working area
  • Ceilings, walls, high-level ledges, ducting and pipework dusted down
  • Full HEPA vacuum of floors, edges, sockets and window tracks
  • Second pass 24 hours later where airborne dust is still dropping

Stage two — detail

  • Paint spots, plaster splashes, silicone and adhesive removed from glass, tiles, ironmongery and sanitary ware
  • Protective film, stickers and labels taken off units, appliances and glazing
  • Grout haze removed and new tiling buffed
  • New floors cleaned with the finish-appropriate method — sealed wood, LVT, tile and stone are not treated the same

Stage three — handover

  • Inside cupboards, wardrobes and drawer runners cleaned before anything is put away
  • Internal glass, frames, sills and tracks finished
  • Sanitary ware, taps and shower screens polished
  • Final vacuum and mop so the property is photograph- and handover-ready

What changes the price on a after builders cleaning job

  • The trades must genuinely be finished. If a decorator is still working, the clean is wasted; we would rather move the date than clean twice for one fee.
  • Paint on glass and adhesive on stone need the right blade and the right solvent. Some marks — etched grout haze, scratched glass, paint absorbed into unsealed stone — cannot be cleaned out, and we tell you that before starting instead of after.
  • Building waste, rubble and packaging are a clearance job, not a cleaning job. They are quoted separately under our waste carrier licence so the disposal is documented properly.
  • Site conditions change the price: no running water, no power, a shared stairwell that must stay clear, or a lift booking window all add time, so we ask about them at quote stage.
  • Dust keeps falling. On a full refurbishment one visit is rarely enough, and we say up front whether the job needs a second pass rather than promising a single-visit result we would have to come back to.

We booked for a deep clean for a house we were moving into with short notice. The friendly team turned up on time, fully equipped and blitzed the house in just over 2 hours. The house was spotless when we returned, carpets given a wash and new lease of life, appliances and windows cleaned. It… Read in full →

About Brighton

Brighton is the hardest city in the county to work in and the reasons are physical rather than administrative. The conversion-flat market means the majority of addresses in BN1 and BN2 are one floor of a house that was never designed to be split: a shared front door, a half-landing turn too tight for a three-seater sofa, and no lift. Crews survey the staircase, not the room. Where a piece will not turn, we say so before the day rather than discovering it on the landing.

Parking is the second constraint. Controlled zones cover almost the whole city and enforcement is quick, so we either book a bay suspension in advance or price the carry from the nearest legal stopping point and tell you which it is. The third is gradient: Hanover, Elm Grove and the streets above Lewes Road are steep and often single-file with parked cars both sides, which rules out the largest vans and turns some jobs into a shuttle with a smaller vehicle.

One waste point worth stating plainly, because it catches people who have moved from the surrounding districts. Brighton and Hove is its own unitary authority. Its household site at Hollingdean serves its residents; the East Sussex County Council sites at Newhaven, Hailsham and elsewhere run a residents-only permit scheme that does not cover a Brighton address. Nothing we clear goes to a household site in any case — it goes to a licensed transfer station and you get the waste transfer note.

Common questions

Brighton questions, answered.

  • How much does after builders cleaning cost in Brighton?

After Builders Cleaning in Brighton (BN1, BN2, BN3, BN41, BN42) starts from £135. The final figure is fixed before booking and reflects the size of the property, the floor level and the access — which in Brighton usually means brighton and Hove operates controlled parking across nearly the whole built-up area and a bay suspension has to be applied for days in advance, so a removal without one becomes a long carry.

  • Do you cover the whole of Brighton?

Yes — every BN1 and BN2 and BN3 and BN41 and BN42 street, plus the surrounding East Sussex towns. Jobs are scheduled by travel time, so short-notice slots do come up.

  • Are you insured for after builders cleaning work?

We carry £1m public liability cover and hold Environment Agency waste carrier licence CBDU300454. Certificates are available on request and the details are published on our trust and credentials page.

  • How quickly can you book after builders cleaning in Brighton?

Same-week slots are standard in Brighton, with next-day often available midweek. Month-end tenancy changeovers are the busiest window across East Sussex, so book those a week or two ahead.

  • When should the clean be booked?

After the last trade leaves and before furniture and flooring go down where you can. Book the date once the snag list is agreed rather than in hope — a clean done a day too early gets undone by whoever comes back to finish.

  • Do you remove the building waste too?

We can, but as a separate clearance quote. We are an Environment Agency registered waste carrier (CBDU300454), so rubble, plasterboard and packaging leave with a waste transfer note rather than in the back of a cleaning van.

  • Will one visit be enough?

For a single room or a bathroom, usually yes. For a whole-house refurbishment, plan for a rough clean and a final clean — settling dust makes a single visit a false economy, and we will tell you which you need when we scope it.
