Cleaning prices, fixed per job

Cleaning is the one service we never sell by the hour. A meter rewards a slow cleaner and punishes a fast one, so every clean is priced as a job: a figure agreed in writing before anyone opens a cupboard.

What moves the price

  • Bedrooms and bathrooms, not floor area

    Bathrooms and kitchens carry most of the labour. A 3-bed with two bathrooms prices higher than a 4-bed with one.

  • How long since the last clean

    A property that has been lived in hard for two years needs limescale, grease and mould work that a maintained home does not.

  • Furnished or empty

    Empty properties clean faster and price lower. End of tenancy quotes assume the property is cleared.

  • Ovens, carpets and windows

    These are priced as separate line items so you can take them or leave them, and see exactly what each one costs.

How to pay less

  • Clear the property first — an empty home can price up to 20% lower than a furnished one.
  • Book the clean and the carpets together; the crew is already on site and you save the second visit.
  • Midweek slots are easier to place than Friday and Saturday check-out days.
About our cleaning service

What sits outside the price

  • Parking permits, congestion charge and ULEZ where genuinely incurred — always itemised, never marked up
  • Congested or restricted access beyond a third-floor walk-up, agreed before booking
  • Specialist waste (asbestos, clinical, hazardous chemicals) which we sub-contract to a licensed handler
  • Out-of-hours work between 8pm and 7am, charged at 1.25× the standard rate

Cleaning prices, answered.

  • Do you charge by the hour for cleaning?

    No. Every clean is a fixed price agreed before we start. If the job takes longer than we planned, that is our problem, not your bill.

  • What if the landlord or agent rejects the clean?

    Tell us within 72 hours on an end of tenancy job and we return and re-clean the flagged items at no cost.

  • Are products and machines included?

    Yes — eco products, machines, cloths and consumables are all inside the price.
