What we can show you for Grays

Here is what our residential clearance work around Grays looks like in practice.

  • Grays access and housing notes

RM16, RM17, RM20 housing stock and loading reality, written for Grays rather than the county.

Residential Clearance in Grays: what actually matters here

A Thames-side Thurrock town of Victorian terraces near the old quarry, riverside industry and large retail-led development around Lakeside.

The housing stock is Victorian and interwar terraces close to the station, with modern riverside apartments at West Thurrock, which decides the tools, protection and crew size we bring to a residential clearance job.

This is the Essex edge of the London logistics belt: Dartford Crossing charges apply to jobs that cross the river, and riverside apartment blocks have loading bays booked through a concierge.

Grays residential clearance bookings are timed around the transfer station, not the other way round, so the crew is not waiting on a weighbridge with your job half done.

Grays jobs are routed across the full RM16, RM17 and RM20 area, so Grays town centre, West Thurrock, Chafford Hundred, Little Thurrock and South Stifford are quoted exactly as the centre of town is, with no outer-area surcharge.

Keeping Grays, basildon, brentwood and wickford and the surrounding villages on one round is what keeps residential clearance lead times short here.

Grays is a mid-sized town, and addresses around Grays Beach riverside park and the Lakeside shopping centre in particular tend to need the access details confirmed before the van is loaded — we ask about that at quote stage, not on the day.

Purfleet, Stifford Clays, Belhus and Lakeside are covered on the same visit pattern, and we quote them from the same residential clearance price list.

Most Grays residential clearance enquiries come from households already moving between here and southend-on-sea, and we quote those the same way whichever end of the job we are working.

When you enquire, the Grays postcode is the first thing we ask for — RM16 addresses differ enough street to street that we would rather check than assume.

Routing for Grays is held area by area — Grays town centre (RM17), West Thurrock (RM20) and Chafford Hundred (RM16) — so a residential clearance slot is timed against the real approach, not a town-centre average.

The Grays sheet lists 12 areas; Grays town centre and Orsett sit at opposite ends of it, and the residential clearance price is the same across all of them.

Cancellations on the basildon and brentwood side of the round are the reason short-notice Grays residential clearance slots come up as often as they do.

What a residential clearance job includes

Residential clearance is the removal and licensed disposal of unwanted contents from a home — a single room, a garage or loft, a full property before a sale, or a probate clearance where the family cannot face the sorting. It is priced by the volume actually loaded and the labour it takes to get it out, not by the hour, and everything leaves with a waste transfer note because we clear as a registered waste carrier rather than as a van with a trailer.

Before we load

  • Walk-round with you, or a photo/video survey, and a fixed price agreed before anything moves
  • Anything you want kept set aside first and confirmed room by room
  • Documents, photographs and small valuables bagged and handed over, never binned by default
  • Floors and stair runners protected on the carry route

The clearance

  • Furniture, white goods, mattresses, carpets, garden and garage contents removed
  • Loft and cellar emptied where the access is safe to work in
  • Wardrobes, beds and units dismantled in situ so they fit the stairs
  • Full crew carry — nothing left for you to shift to the kerb

After the load

  • Rooms brushed through and left broom-clean
  • Clean, usable furniture and household goods offered to our charity partners before anything is treated as waste
  • Segregated at a licensed transfer station, with a recycling rate we will tell you honestly
  • Waste transfer note issued in your name, usually the same day

What changes the price on a residential clearance job

  • Fridges and freezers carry a per-item recycling charge from £45 for degassing, and mattresses, tyres, paint, electricals and upholstered seating (POPs incineration) are priced as their own line because the permitted facility charges them separately — quoted up front, never added on the day.
  • Asbestos, clinical waste, fuel and gas bottles are outside our licence. If we see suspected asbestos we stop, tell you, and point you to a licensed contractor rather than loading it.
  • Hoarded and probate properties are quoted after a survey, not from a floor plan — there is usually more behind the door than the photos show, and we would rather say that than revise the price on the day.
  • Volume sets the price, so a garage that looks full but is mostly empty boxes costs less than a small room of solid furniture. Photos give you a firm number instead of a range.
  • Access is the other half of the price: a top-floor flat with no lift, a long carry to the nearest legal parking, or a shared stairwell that has to stay clear all takes longer than a driveway.

About Grays

Grays is Thames-side Thurrock: Victorian and interwar terraces around the old quarry and the station, 1990s Chafford Hundred housing built into the chalk pits, and modern riverside apartments at West Thurrock and Purfleet. It is also the Essex edge of the London logistics belt, so the rental market moves quickly and end-of-tenancy work in RM16 and RM17 sits alongside a steady flow of flat-pack and small-repair jobs in the newer apartments.

The two access facts here are the crossing and the concierge. Jobs that cross the river incur the Dartford Charge, which we include in the fixed price and state on the quote rather than adding later, and the riverside blocks require a loading bay booked through building management with a lift booked to match. Terraced streets near the station have no dropped kerbs and permit-only kerbside, so we confirm the stopping point in advance. Grays crews also serve Tilbury, South Ockendon, Stanford-le-Hope and Corringham.

Common questions

Grays questions, answered.

  • How much does residential clearance cost in Grays?

Residential Clearance in Grays (RM16, RM17, RM20) starts from £450. The final figure is fixed before booking and reflects the size of the property, the floor level and the access — which in Grays usually means this is the Essex edge of the London logistics belt: Dartford Crossing charges apply to jobs that cross the river, and riverside apartment blocks have loading bays booked through a concierge.

  • Do you cover the whole of Grays?

Yes — every RM16 and RM17 and RM20 street, plus the surrounding Essex towns. Crews are routed within the county rather than dispatched from London, so short-notice slots are realistic.

  • Are you insured for residential clearance work?

We carry £1m public liability cover and hold Environment Agency waste carrier licence CBDU300454. Certificates are available on request and the details are published on our trust and credentials page.

  • How quickly can you book residential clearance in Grays?

Same-week slots are standard in Grays, with next-day often available midweek. Month-end tenancy changeovers are the busiest window across Essex, so book those a week or two ahead.

  • How is a house clearance priced?

By the volume we load and the labour to get it out — quoted as a fixed price before we start, not by the hour. Send photos or book a free survey and the number you are given is the number you pay unless you add items on the day.

  • What happens to the things you take away?

Anything usable is offered to our charity partners first. The rest is sorted at the depot and segregated for recycling, with up to 90% kept out of landfill. You get the transfer note either way, which is your legal protection if your waste is ever fly-tipped.

  • Do I need to be there for the whole clearance?

No. Plenty of our clearances are for people who live in another county. We do the walk-round on a video call, agree what stays, collect keys from the agent, and send date-stamped photos of every emptied room when we finish.

  • Can you clear a property after a bereavement?

Yes, and it is a large part of what we do. We work to your pace, set aside paperwork, jewellery and photographs for the family rather than making judgement calls, and can clear a single room first if the whole house is too much at once.

  • Do you buy anything of value, or offset it against the bill?

We are not house-clearance dealers and we do not make an offer on your contents — that keeps the incentives clean. If we think something is genuinely worth selling we say so and leave it with you rather than loading it.

  • Are you licensed to remove waste?

Yes. We hold an Environment Agency upper-tier waste carrier registration (CBDU300454) and carry £1m public liability cover, and the registration number appears on every waste transfer note we issue.

Practical reading before you book in Grays — costs, checklists and what a good job actually looks like.
