Handyman work is where the most jobs go wrong for the smallest reason: the wrong fixing in the wrong wall. Essex housing stock runs the full range — pargeted and timber-framed listed buildings in Saffron Walden, Victorian and Edwardian terraces in Southend and Colchester, 1930s detached homes in Brentwood and Hutton, 1950s–70s new-town terraces and maisonettes in Basildon and Harlow, and 2010s apartment blocks at Beaulieu Park and Chelmer Waterside. Lath and plaster, cob, timber frame, solid brick, blockwork and dot-and-dab plasterboard each need a different anchor, and a tradesperson who only carries one of them either drills a hole they should not or leaves and comes back.

Fixings for two centuries of Essex housing in one visit

The practical Essex problem is that a single street can change substrate twice. A Chelmsford new-build wall is usually plasterboard on dabs with a 10–25mm cavity behind it, which means a 55-inch TV bracket needs to reach the blockwork behind rather than rely on a plasterboard anchor; get that wrong and the bracket holds until the television is on it. A Saffron Walden or Maldon wall may be lath and plaster over timber, where the fixing has to find a stud and the surrounding plaster has to be supported while you drill. A Basildon maisonette is more likely solid blockwork, which is the easiest of the three and the one people over-specify for. We ask what the property is when you book, arrive with the anchors for all of them, and scan for services before drilling — which is why a mounting job is one visit and one price rather than a return trip for the right screw.
