Most London cat flap enquiries stall on the same three things: the back door is glazed, the flat is leasehold, or the only external door is a communal fire door. All three have a way round.

Glazed back doors in the terraces

Half-glazed back doors are standard in the Victorian terraces of Leyton, Catford, Willesden and Tooting. If the glass is toughened — and post-1990 replacements almost always are — it cannot be cut on site at any price.

The two options are a replacement pane with the cut-out made by a glazier, or a wall tunnel next to the door. We quote both so you can compare.

Leasehold flats and communal doors

In a converted or purpose-built flat the front door often opens onto a communal hallway and is a fire door. Cutting it voids its fire rating and breaches the building's fire strategy, so we will not do it.

Where there is a private rear door, balcony door or a ground-floor window panel, we can usually work with that instead — and we will tell you at quote stage, not on the doorstep.

Foxes, curfews and microchip flaps

Urban foxes are a real consideration across most of London, and a plain flap in a ground-floor kitchen is an invitation. A microchip flap with selective entry keeps everything but your cat outside.

We register the chips, set a night curfew if you want one, and leave the flap on its training setting with the swing eased so a nervous cat will actually use it.

Draughts, damp and making good

A badly fitted flap is a permanent draught and, in a uPVC panel, a route for water into the door core. Every cut edge is capped or sealed and the flap is drawn up evenly so the frame does not bow.

If you move out and want it removed, we can fit a blanking panel and make the door good again.

  • Do I need permission if I rent?

    Almost always, and get it in writing. A flap cut into a door without consent is one of the more common London deposit deductions. Send us the landlord's email and we will fit to whatever condition it sets.

  • Will it stop foxes getting in?

    A microchip flap will. It only unlocks for the registered chips in your cats' necks, so foxes, neighbouring cats and anything else stay outside. We register the chips and can set a night curfew as part of the £25 set-up.

  • What height should the flap be?

    Level with your cat's chest, not a standard height off the floor. We measure your cat rather than the door, which matters for older or arthritic cats who will stop using a flap they have to climb into.
