- City of London Corporation visitor permits and bay suspensions are arranged and paid for by us, so a boxed divan base is carried once. Estate loading bays must be booked with the car park office; goods lifts are shared and time-limited.

- Part of City of London sits inside the Congestion Charge zone and all of it is inside ULEZ. Our vans are ULEZ compliant and neither charge ever appears on a EC2 invoice.

- Mattress supply and delivery — we build around the mattress you have ordered rather than selling you one
- Wall-fixed headboards into a wall that needs new structure or a stud repair first (we will quote that as handyman work)
- Manufacturer spare parts: missing bolts, cams or damaged panels are photographed and ordered at cost with the receipt
- Removal of an old bed, which is quoted alongside the build and carried out under our waste carrier licence
- Electrical work on an adjustable base beyond plugging it in, which belongs to a registered electrician

Yes. Disassembly is a fixed extra per bed, fixings bagged and labelled. Where the old bed is being thrown out we remove it under our waste carrier licence with a transfer note, rather than leaving it on the landing.
Every joint is torqued in sequence and re-checked with the slats in, every bunk and cot is safety-checked, and we carry £5m public liability. If something we built works loose we return and put it right rather than charging twice for the same bed.
