The service
House clearance done in one visit and documented
Residential clearance covers everything from a single bedroom to a whole property: furniture, white goods, mattresses, carpets, loft and garage contents, garden items and the general clutter that fills a skip nobody wants on the drive. Our crews carry, load and sweep — you do not need to bring anything down or out. Everything is sorted at the depot so that usable furniture is donated, WEEE items are recycled properly and only the genuine residue reaches landfill, and you get a waste transfer note that proves it. Probate and bereavement clearances are handled quietly, with time to search for documents and keepsakes before anything leaves the house.

How it works
Three steps and a price that holds
Send photos or book a survey
A few photos per room, or a ten-minute walk-round, gives us the volume, the access and the heavy items. The price is fixed from that.
We carry and load
Insured crews clear from wherever it sits — loft, cellar, garage or third floor. Doorways and stairwells are protected as we go.
Sorted, donated, documented
Reusable items go to charity partners, WEEE and metals to licensed recyclers, and your waste transfer note is emailed the same day.
Why us
Why a clearance beats a skip in practice
No permit, no drive space, no loading
A skip needs a permit on the road, space on the drive and someone to fill it. We turn up, carry everything out ourselves and take it away the same day.
You pay for what we take
Prices are set by volume in the van, not by hire days. A quarter-load is a quarter-load price, and the figure is agreed from photos before we travel.
Fly-tipping is your liability
Householders are legally responsible for where their waste ends up. We are registered waste carriers and issue a transfer note on every job.
Handled with care
Probate and bereavement clearances are done at your pace, with documents, photographs and jewellery set aside for you to check first.

Detail
Probate, tenancy and downsizing clearances what to expect
Most clearances fall into one of four situations, and each needs a different pace. A probate or bereavement clearance is rarely urgent by the hour: we work room by room, set aside paperwork, photographs, jewellery and anything that looks personal, and give the family the chance to check every box before it leaves the house. An end-of-tenancy clearance usually is urgent, because the check-out is booked — so we clear and sweep in one visit and hand over to the cleaning crew the next morning. Downsizing is part clearance, part removal, and the sensible order is to clear first so the mover only handles what is going to the new address. Landlord and void clearances are volume work: strip the property, photograph what was taken, and provide the transfer note for the file. Whatever the situation, the two things that never change are the fixed price agreed before we travel and the documentation that proves your waste was handled legally.

Single items start at £60 and a single room from £120. A quarter van load is £150, half a load £230, a full load £380 and a complete two to four-bed house clearance from £550. Every price is fixed from photos before we travel.
No. Our crews clear from wherever items sit — loft, cellar, garage, upstairs bedroom or garden — and protect doorways and stairs on the way out. You only need to point at what stays.
Everything is sorted at the depot. Usable furniture and household goods go to our charity partners, electricals and metals to licensed recyclers, and up to 90% of what we collect is diverted from landfill.
Yes. We are a registered waste carrier and issue a waste transfer note by email on every job. Householders are legally responsible for where their waste ends up, so keep that note.
Yes, and we do it at your pace. Documents, photographs, jewellery and anything personal are set aside for the family to check before it leaves the property, and the crew works quietly and discreetly.
Usually, once you count the permit, the hire days and your own time loading it. Our price includes the carrying and loading, and you only pay for the volume we actually take away.
Hazardous waste — asbestos, clinical waste, chemicals, paint tins with liquid in them, tyres and gas cylinders. Send a photo of anything unusual and we will tell you the correct and safest route.
Same-day and next-day slots are usually available for single rooms and van loads. A full house clearance is normally booked two to three days ahead and completed in half a day to a day.
