What we can show you for Braintree

Here is what our residential clearance work around Braintree looks like in practice.

  • Braintree access and housing notes

CM7 housing stock and loading reality, written for Braintree rather than the county.

Residential Clearance in Braintree: what actually matters here

A former wool and silk town at the junction of two Roman roads, with weavers' cottages near the centre and large modern estates spreading toward Great Notley.

The housing stock is Timber-framed and rendered cottages in the old centre, with 1990s–2010s estate housing at Great Notley, which decides the tools, protection and crew size we bring to a residential clearance job.

The historic centre has narrow one-way streets with short loading windows, while the newer Great Notley estates have tight turning heads that suit a 3.5t Luton rather than a 7.5t lorry.

A Braintree residential clearance is quoted on what actually fills the van, and anything reusable is separated before the rest is tipped.

Our Braintree footprint runs across CM7 and takes in Braintree town centre, Great Notley and Bocking, all on the same residential clearance pricing.

Because the same Essex team runs Braintree alongside witham, chelmsford and colchester, we can often add a residential clearance job to an existing day rather than sending a van out on its own.

Braintree is a mid-sized town, and addresses around Braintree Town Hall and Warner Textile Archive in particular tend to need the access details confirmed before the van is loaded — we ask about that at quote stage, not on the day.

Black Notley, Cressing, Rayne and High Garrett are covered on the same visit pattern, and we quote them from the same residential clearance price list.

Braintree to saffron-walden and maldon is a run the team does regularly, and a residential clearance across that route is quoted as a single job.

We ask for the full Braintree address rather than just CM7, because the loading point is what sets the residential clearance time on site.

Routing for Braintree is held area by area — Braintree town centre (CM7), Great Notley (CM77) and Bocking (CM7) — so a residential clearance slot is timed against the real approach, not a town-centre average.

Braintree breaks down into 12 recorded areas for us — Braintree town centre at one end, Chapel Hill at the other — and a residential clearance slot is planned against whichever one you are in.

Cancellations on the witham and chelmsford side of the round are the reason short-notice Braintree residential clearance slots come up as often as they do.

What a residential clearance job includes

Residential clearance is the removal and licensed disposal of unwanted contents from a home — a single room, a garage or loft, a full property before a sale, or a probate clearance where the family cannot face the sorting. It is priced by the volume actually loaded and the labour it takes to get it out, not by the hour, and everything leaves with a waste transfer note because we clear as a registered waste carrier rather than as a van with a trailer.

Before we load

  • Walk-round with you, or a photo/video survey, and a fixed price agreed before anything moves
  • Anything you want kept set aside first and confirmed room by room
  • Documents, photographs and small valuables bagged and handed over, never binned by default
  • Floors and stair runners protected on the carry route

The clearance

  • Furniture, white goods, mattresses, carpets, garden and garage contents removed
  • Loft and cellar emptied where the access is safe to work in
  • Wardrobes, beds and units dismantled in situ so they fit the stairs
  • Full crew carry — nothing left for you to shift to the kerb

After the load

  • Rooms brushed through and left broom-clean
  • Clean, usable furniture and household goods offered to our charity partners before anything is treated as waste
  • Segregated at a licensed transfer station, with a recycling rate we will tell you honestly
  • Waste transfer note issued in your name, usually the same day

What changes the price on a residential clearance job

  • Volume sets the price, so a garage that looks full but is mostly empty boxes costs less than a small room of solid furniture. Photos give you a firm number instead of a range.
  • Access is the other half of the price: a top-floor flat with no lift, a long carry to the nearest legal parking, or a shared stairwell that has to stay clear all takes longer than a driveway.
  • Fridges and freezers carry a per-item recycling charge from £45 for degassing, and mattresses, tyres, paint, electricals and upholstered seating (POPs incineration) are priced as their own line because the permitted facility charges them separately — quoted up front, never added on the day.
  • Asbestos, clinical waste, fuel and gas bottles are outside our licence. If we see suspected asbestos we stop, tell you, and point you to a licensed contractor rather than loading it.
  • Hoarded and probate properties are quoted after a survey, not from a floor plan — there is usually more behind the door than the photos show, and we would rather say that than revise the price on the day.

About Braintree

Braintree grew as a wool and silk town where two Roman roads crossed, and CM7 still shows it. The old centre and Bocking hold timber-framed and rendered cottages with low door heads, uneven floors and staircases never designed for a modern king-size bed, while the belt out to Great Notley and Rayne is 1990s–2010s estate housing with dot-and-dab walls, trussed roofs and small integral garages. A bed assembly in one half of the town and the same job in the other need different fixings and different amounts of dismantling.

Access divides the same way. The historic streets are narrow and one-way with short loading windows, so town-centre work is booked early and, where a cottage has no stopping place at all, staged with a shuttle. The Notley estates are easy to reach but have tight turning heads and parking-court entries that suit a 3.5-tonne Luton. Clearance waste leaves on our own licence with a transfer note, so there is no Essex County Council tip slot to book and no van permit to apply for. Braintree crews also cover Witham, Halstead, Coggeshall and Great Dunmow.

Common questions

Braintree questions, answered.

  • How much does residential clearance cost in Braintree?

Residential Clearance in Braintree (CM7) starts from £450. The final figure is fixed before booking and reflects the size of the property, the floor level and the access — which in Braintree usually means the historic centre has narrow one-way streets with short loading windows, while the newer Great Notley estates have tight turning heads that suit a 3.5t Luton rather than a 7.5t lorry.

  • Do you cover the whole of Braintree?

Yes — every CM7 street, plus the surrounding Essex towns. Crews are routed within the county rather than dispatched from London, so short-notice slots are realistic.

  • Are you insured for residential clearance work?

We carry £1m public liability cover and hold Environment Agency waste carrier licence CBDU300454. Certificates are available on request and the details are published on our trust and credentials page.

  • How quickly can you book residential clearance in Braintree?

Same-week slots are standard in Braintree, with next-day often available midweek. Month-end tenancy changeovers are the busiest window across Essex, so book those a week or two ahead.

  • How is a house clearance priced?

By the volume we load and the labour to get it out — quoted as a fixed price before we start, not by the hour. Send photos or book a free survey and the number you are given is the number you pay unless you add items on the day.

  • What happens to the things you take away?

Anything usable is offered to our charity partners first. The rest is sorted at the depot and segregated for recycling, with up to 90% kept out of landfill. You get the transfer note either way, which is your legal protection if your waste is ever fly-tipped.

  • Do I need to be there for the whole clearance?

No. Plenty of our clearances are for people who live in another county. We do the walk-round on a video call, agree what stays, collect keys from the agent, and send date-stamped photos of every emptied room when we finish.

  • Can you clear a property after a bereavement?

Yes, and it is a large part of what we do. We work to your pace, set aside paperwork, jewellery and photographs for the family rather than making judgement calls, and can clear a single room first if the whole house is too much at once.

  • Do you buy anything of value, or offset it against the bill?

We are not house-clearance dealers and we do not make an offer on your contents — that keeps the incentives clean. If we think something is genuinely worth selling we say so and leave it with you rather than loading it.

  • Are you licensed to remove waste?

Yes. We hold an Environment Agency upper-tier waste carrier registration (CBDU300454) and carry £1m public liability cover, and the registration number appears on every waste transfer note we issue.

Practical reading before you book in Braintree — costs, checklists and what a good job actually looks like.
