London pricing

London spring cleaning priced on rooms, not on hours.

A spring clean is quoted on the number of rooms and how many cupboard interiors, windows and appliances are inside the scope — not on a running hourly meter, so the price does not climb because a kitchen took longer than expected.
London spring cleaning prices by property size
JobLondon fromTypical timeWhy the London price differs
Studio or one-bed flat spring clean£1454–5 hrsPriced on reachable surfaces and rooms, so a compact flat is never billed as if it were a house.
Two-bedroom flat or maisonette£1955–7 hrsThe second bathroom and the extra cupboard interiors add the hours, not the extra bedroom.
Three-bedroom house£2657–9 hrsStairs, a hallway and usually two bathrooms mean two cleaners on site for most of the day.
Four-bedroom house or larger£3401 dayTwo or three cleaners together, because a spring clean loses its point spread across two visits.
Add interior windows and frames£451–2 hrsLondon sash windows come apart to clean properly, which is careful work rather than fast work.
Add oven, extractor and fridge strip-down£751–2 hrsRacks and filters are dip-tanked off site, a separate equipment and consumable cost.

Domestic prices are the total you pay. Commercial and landlord invoices are quoted plus VAT at 20%. ULEZ, the Congestion Charge where it applies, permits and bay suspensions are itemised in the written quote, never added afterwards.

Working in London

What a London flat actually needs in spring.

Hard water, sash windows, gas-hob kitchens and small rooms with a lot of stored stuff. A spring clean here is a different list from one in a soft-water new build.

Hard water is the single biggest job

London sits in one of the hardest water areas in the country, and scale builds on taps, shower screens, tiling, kettles and the inside of a washing machine drum far faster than most people expect.

Descaling is where most of the hours in a London spring clean go, and it is done with acid-based descaler and patience rather than a fast wipe with a general spray.

Sash windows and Victorian joinery

Period conversions across Islington, Camden, Wandsworth and Hammersmith have sash windows, deep sills, picture rails and cornice that all collect dust nothing else touches during the year.

We clean the joinery and interior glass as separate stages, and where a sash can be safely lowered we clean the meeting rails rather than pretending they are not there.

Kitchens are small and heavily used

In a London flat the extractor, hob surround and the wall behind the cooker carry a year of grease from a gas hob in a room with very little air movement.

Cupboard interiors, appliance seals, the fridge drip tray and behind free-standing appliances are all on the list, which is the difference between a spring clean and a thorough tidy.

The building has rules too

Concierges and managing agents in mansion blocks and new-build towers ask for a public liability certificate and often restrict contractor hours to weekdays.

Ours goes out with the booking confirmation along with COSHH sheets for every product, and we offer weekend and evening slots for buildings that will not take a daytime visit.

How it works

Three steps and a written price.

Booking spring cleaning in london takes three steps — you get a fixed written figure before anyone is sent, and the price on the page is the price on the invoice.
  1. 1

Tell us the postcode and the job

Send photographs or a short video with your London postcode. It takes a couple of minutes and there is nothing to pay to ask.

  2. 2

    Get a fixed written price

We come back with one figure for spring cleaning in london — ULEZ, the Congestion Charge and disposal or materials already inside it, with any council permit shown at cost.

  3. 3

Book the slot that suits you

Pick a morning or afternoon window, including evenings and weekends. You get a named team, a text before arrival and paperwork on completion.

London questions

London spring cleaning questions.

Common questions

Frequently asked questions.

  • How much does a spring clean cost in London?

    A studio or one-bed flat starts at £145, a two-bed flat £195, a three-bedroom house £265 and a four-bed or larger £340. Interior windows are £45 and an oven, extractor and fridge strip-down £75.

  • What is the difference between a spring clean and a deep clean?

Very little in method — both are top-down and detailed. A spring clean is scoped around the seasonal list: cupboard interiors, behind appliances, blinds, radiators, cornice and interior glass, on an agreed written task list.

  • Do you clean inside kitchen cupboards?

Yes, where you have emptied them. Interiors are wiped and relined if you supply liners. We cannot empty and store your contents, and we will not move anything that needs two people to lift safely.

  • Do you bring your own products and equipment?

Yes, everything including a vacuum, descaler and microfibre. COSHH data sheets are carried for every product, and we can work fragrance-free or with pet-safe products on request.

  • Will you clean the windows?

Interior glass, frames and sills, yes — as a £45 add-on. Exterior glass above ground-floor level needs a reach-and-wash or cradle operator, which we do not do.

  • How long does a spring clean take?

Four to five hours for a one-bed flat, seven to nine for a three-bed house, and a full day for anything larger. It is always finished in one visit with two or three cleaners rather than split over days.
