- New floors cleaned with the finish-appropriate method — sealed wood, LVT, tile and stone are not treated the same
Stage three — handover
- Inside cupboards, wardrobes and drawer runners cleaned before anything is put away
- Internal glass, frames, sills and tracks finished
- Sanitary ware, taps and shower screens polished
- Final vacuum and mop so the property is photograph- and handover-ready
What changes the price on an after builders cleaning job
- The trades must genuinely be finished. If a decorator is still working, the clean is wasted; we would rather move the date than clean twice for one fee.
- Paint on glass and adhesive on stone need the right blade and the right solvent. Some marks — etched grout haze, scratched glass, paint absorbed into unsealed stone — cannot be cleaned out, and we tell you that before starting instead of after.
- Building waste, rubble and packaging are a clearance job, not a cleaning job. They are quoted separately under our waste carrier licence so the disposal is documented properly.
- Site conditions change the price: no running water, no power, a shared stairwell that must stay clear, or a lift booking window all add time, so we ask about them at quote stage.
- Dust keeps falling. On a full refurbishment one visit is rarely enough, and we say up front whether the job needs a second pass rather than promising a single-visit result we would have to come back to.
