What we can show you for Horsham
Horsham access and housing notes
RH12, RH13 housing stock and loading reality, written for Horsham rather than the county.
After Builders Cleaning in Horsham: what actually matters here
A Sussex market town with a historic pedestrianised core around the Carfax and the Causeway, ringed by Victorian terraces and a wide belt of late-twentieth-century and current estate building.
The housing stock is Timber-framed and Georgian houses along the Causeway and in the conservation area, Victorian terraces in Denne and Trafalgar, interwar and post-war semis at Littlehaven and Roffey, and large modern estates at Southwater, Broadbridge Heath and North Horsham, which decides the tools, protection and crew size we bring to an after builders cleaning job.
The town centre is pedestrianised with timed vehicle access, and the Causeway and the lanes off the Carfax are narrow, listed and tightly parked β those addresses are worked from a booked loading window or shuttled from the nearest legal stopping point, not parked outside all morning. Everywhere else in RH12 and RH13 is conventional: estate roads, drives and side access at Roffey, Littlehaven, Southwater and Broadbridge Heath. Horsham District Council sets parking and bulky-waste collections; disposal is through West Sussex County Council sites, with a permit needed for a van or trailer.
We treat Horsham as one service area: Roffey, Littlehaven and North Horsham and the rest of RH12 and RH13 share the same after builders cleaning price list and the same crews.
Horsham is a mid-sized town, and addresses around The Carfax bandstand and the Causeway running down to St Mary's church in particular tend to need the access details confirmed before the van is loaded β we ask about that at quote stage, not on the day.
What an after builders cleaning job includes
After-builders cleaning removes what construction leaves behind: fine plaster and MDF dust that settles for days, paint spots and sealant smears, plaster splashes on glass, adhesive residue on new floors and the labels and film still on every fitting. It is staged work β a rough clean once the trades are out, then a detail clean, and often a sparkle clean the day before handover β and it is quoted from Β£135 as a fixed price once we have seen the scope, from a single room or loft conversion upwards.
Stage one β dust and debris
- Loose debris, offcuts and packaging removed from the working area
- Ceilings, walls, high-level ledges, ducting and pipework dusted down
- Full HEPA vacuum of floors, edges, sockets and window tracks
- Second pass 24 hours later where airborne dust is still dropping
Stage two β detail
- Paint spots, plaster splashes, silicone and adhesive removed from glass, tiles, ironmongery and sanitary ware
- Protective film, stickers and labels taken off units, appliances and glazing
- Grout haze removed and new tiling buffed
- New floors cleaned with the finish-appropriate method β sealed wood, LVT, tile and stone are not treated the same
Stage three β handover
- Inside cupboards, wardrobes and drawer runners cleaned before anything is put away
- Internal glass, frames, sills and tracks finished
- Sanitary ware, taps and shower screens polished
- Final vacuum and mop so the property is photograph- and handover-ready
What changes the price on an after builders cleaning job
- Dust keeps falling. On a full refurbishment one visit is rarely enough, and we say up front whether the job needs a second pass rather than promising a single-visit result we would have to come back to.
- The trades must genuinely be finished. If a decorator is still working, the clean is wasted; we would rather move the date than clean twice for one fee.
- Paint on glass and adhesive on stone need the right blade and the right solvent. Some marks β etched grout haze, scratched glass, paint absorbed into unsealed stone β cannot be cleaned out, and we tell you that before starting instead of after.
- Building waste, rubble and packaging are a clearance job, not a cleaning job. They are quoted separately under our waste carrier licence so the disposal is documented properly.
- Site conditions change the price: no running water, no power, a shared stairwell that must stay clear, or a lift booking window all add time, so we ask about them at quote stage.

Cobwebs still left after a deep clean. Some lower areas missed and fans in bathroom but cleaned evened though it stated this would be part of the service. Also I paid for 6 rooms to have the carpet cleaned. As our 5th bedroom has a divider our hallway carpet was not cleaned as he classedβ¦
Very satisfied with the cleaning for our property in Crawley. Omparkash and his team did a really good job and the rooms were beautifully cleaned and to a good standard. Horsham questions, answered.
How quickly can you book after builders cleaning in Horsham?
Same-week slots are standard in Horsham, with next-day often available midweek. Month-end tenancy changeovers are the busiest window across West Sussex, so book those a week or two ahead.
When should the clean be booked?
After the last trade leaves and before furniture and flooring go down where you can. Book the date once the snag list is agreed rather than in hope β a clean done a day too early gets undone by whoever comes back to finish.
Do you remove the building waste too?
We can, but as a separate clearance quote. We are an Environment Agency registered waste carrier (CBDU300454), so rubble, plasterboard and packaging leave with a waste transfer note rather than in the back of a cleaning van.
Will one visit be enough?
For a single room or a bathroom, usually yes. For a whole-house refurbishment, plan for a rough clean and a final clean β settling dust makes a single visit a false economy, and we will tell you which you need when we scope it.
