Horsham in practice

Horsham gives us more completed work than any other town in West Sussex, and most of it comes from the newer housing rather than the historic core. Southwater, Broadbridge Heath, North Horsham and the later phases at Roffey are family estates with drives, garages and side access, and they generate a predictable mix: moves within the town as families trade up, garage and loft clearances, after-builders cleans on newly completed and newly extended houses. Those are quoted on volume, because getting to the front door is not the problem.

The old centre is the exception and it needs planning. The Carfax, the Causeway and the lanes between them are narrow, listed and inside the pedestrianised zone's timed vehicle access, so we agree a loading window in advance or shuttle from the nearest legal stopping point and tell you the carry distance up front. It also changes handyman work: timber-framed, Georgian and early-Victorian walls in the conservation area are lath and plaster, cob or soft brick, so we test before we drill and offer an alternative when a heavy fixing is not safe to make.

Horsham District Council sets the parking and the chargeable bulky-waste collection here; disposal is West Sussex County Council's, and its sites need a permit for a van or trailer and take no trade waste. For two or three bulky items the council collection is often cheaper than a clearance, and we will say so rather than quote for work you do not need.

Horsham at a glance

Housing stock
Timber-framed and Georgian houses along the Causeway and in the conservation area, Victorian terraces in Denne and Trafalgar, interwar and post-war semis at Littlehaven and Roffey, and large modern estates at Southwater, Broadbridge Heath and North Horsham
Access on the day
The town centre is pedestrianised with timed vehicle access, and the Causeway and the lanes off the Carfax are narrow, listed and tightly parked — those addresses are worked from a booked loading window or shuttled from the nearest legal stopping point, not parked outside all morning. Everywhere else in RH12 and RH13 is conventional: estate roads, drives and side access at Roffey, Littlehaven, Southwater and Broadbridge Heath. Horsham District Council sets parking and bulky-waste collections; disposal is through West Sussex County Council sites, with a permit needed for a van or trailer.

Good communication from the head cleaner Tina and she and her team completed the job quicker than anticipated, with no effect on the overall result (my check-out inspection passed!). Very happy with the all-round service.
