- Completion-day timing is outside anyone's control. Keys held up by a solicitor happen; we plan a realistic start, and the honest answer is that the crew can only load once you can hand over access.
- Parking, congestion charge and ULEZ where genuinely incurred are itemised at cost and never marked up. They are the only pass-through on a removal.
