Hertfordshire cleaning work splits between two very different property types, and we quote them differently because they take different amounts of time. One is the modern apartment: the towers around Watford Junction, the Shredded Wheat quarter in Welwyn Garden City, the Maylands and station-side blocks in Hemel Hempstead. These are sealed, small and fast to clean, but they are almost always clerk-inventoried, so the score comes down to oven interiors, extractor filters, window tracks, shower silicone and the inside of every fitted cupboard. The other is period stock: the Georgian townhouses below St Albans Abbey, the Arts and Crafts cottages in Letchworth, the timber-framed frontages around Hitchin Market Place. Those have sash windows, deep skirtings, original floors and rooms that do not vacuum in straight lines, and an hourly quote on one of them is a guess.

So we price against the property — bedrooms, bathrooms, condition and any range cooker or second oven — before a cleaner is allocated, and the price holds unless you add rooms or the property is materially different from the description. End-of-tenancy cleans carry a 24-hour re-clean: if the clerk or the landlord marks something down, we come back and fix it. Crews bring their own machines, colour-coded cloths and the chemicals the surface needs, which matters on the county's period stock, where the wrong product on a limestone hearth or a waxed board causes damage a deposit dispute never recovers.
