Our Essex cleaning work divides into two jobs that look similar and are not. The first is a checklist clean against someone else's standard: an inventory clerk's report at the end of a tenancy, a buyer's expectations before completion, or a builder's handover. Those are scored room by room on ovens, extractor filters, window frames, skirtings, silicone lines and inside every cupboard, and they either pass or they do not. The second is a maintenance clean — weekly, fortnightly or monthly — where the same cleaner returns and the value is consistency, not intensity. We quote the two differently: checklist cleans are priced against bedroom and bathroom count plus condition, maintenance visits against hours and frequency.

Everything is priced before a cleaner is allocated, and the price does not move on the day unless you add rooms or the property is materially different from what you described. End-of-tenancy work carries a 24-hour re-clean: if a clerk or landlord marks something down, we return and put it right rather than argue about it. Cleaners bring their own machines, cloths colour-coded by area and the chemicals the surfaces need, so nothing depends on what is left under your sink.

Where our Essex cleaning cover is strongest

Chelmsford (CM1–CM3) and Colchester (CO1–CO4) carry our densest cleaning cover, because both are apartment-and-rental markets rather than purely owner-occupied ones: the Chelmer Waterside and Beaulieu Park blocks in Chelmsford, and the garrison redevelopment and university housing around Greenstead and the Hythe in Colchester. Southend-on-Sea (SS1–SS3) is the third, where Edwardian bay-fronted terraces subdivided into flats mean lots of small, awkward, high-turnover units rather than a few large ones.

Basildon (SS13–SS16), Brentwood (CM13–CM15), Harlow, Braintree, Witham, Rayleigh, Billericay and Wickford are all covered on the same terms, and the coastal towns at Clacton-on-Sea and Maldon are served from the Colchester and Chelmsford sides. The Chelmsford and Colchester rental markets set the standard

Colchester's university tenancy cycle concentrates end-of-tenancy work into June and September, and Chelmsford's apartment belt turns over steadily through the year with a month-end peak. Both are clerk-inventoried markets, which means the clean is judged against a written schedule of condition rather than a general impression — oven interiors, extractor filters, window tracks, inside wardrobes and the tops of doors are the lines that get marked down. We work to that schedule, photograph the finish, and hold the 24-hour re-clean open. On the coast at Southend and Clacton the same schedule is harder to pass on glass and frames: salt-laden estuary and North Sea air leaves a film on external glazing, render and decking far faster than it does inland at Braintree or Saffron Walden, so seafront flats need the windows done last and often need them done again.

Every end-of-tenancy clean carries a 24-hour re-clean guarantee: if your landlord, agent or inventory clerk marks something down within 24 hours of the check-out, we come back and put it right at no extra cost. Tell us the check-out time when you book so the clean lands before it, not after.

  • How far ahead should I book a Colchester or Chelmsford tenancy clean?

    Month-end is the busy window everywhere in Essex, and Colchester adds a June and September student changeover on top of it. Book a week or two ahead for those dates. Outside them, same-week slots are normal across Chelmsford, Colchester, Southend and Basildon, and midweek next-day is often available.

  • Is the oven included in an Essex end-of-tenancy clean?

    Yes — single ovens, hobs, extractor hoods and filters are inside the standard end-of-tenancy price, not an add-on. Range cookers, American fridge-freezers and second ovens are quoted as separate items because they take materially longer, and we tell you that in the quote rather than on the day.

  • Do you clean external windows on seafront properties in Southend and Clacton?

    Ground-floor and reachable external glass is included; anything above that is quoted as an external window or jet-washing job because it needs different access equipment. Salt air on the estuary and North Sea coast puts a film back on external glazing quickly, so for seafront flats we schedule the glass last in the visit.

  • Can I book a regular cleaner rather than a one-off?

    Yes. Regular domestic cleaning is booked weekly, fortnightly or monthly and priced by the hour with the same cleaner each visit wherever the schedule allows. There is no contract lock-in — you can change frequency or stop with reasonable notice.

  • Do you bring your own cleaning equipment and products?

    Yes. Crews carry vacuums, machines, colour-coded cloths and the chemicals the surfaces need. If you would prefer specific products used on a stone worktop, a wood floor or for allergy reasons, say so when you book and we will use what you supply.
