What we can show you for Heathfield

Here is what our residential clearance work around Heathfield looks like in practice.

  • Heathfield access and housing notes

TN21 housing stock and loading reality, written for Heathfield rather than the county.

Residential Clearance in Heathfield: what actually matters here

A High Weald town spread along a ridge, made up of the modern centre, the older settlement at Old Heathfield and the village of Cross in Hand, with the Cuckoo Trail running through it.

The housing stock is Victorian and interwar houses along the ridge, post-war and 1980s estates around the centre, and detached rural properties on Wealden lanes, which decides the tools, protection and crew size we bring to a residential clearance job.

Ridge-top lanes are narrow with high banks and few passing places, and several rural approaches are single-track, so vehicle size is agreed before booking rather than assumed. Wealden addresses use East Sussex County Council's permit-controlled sites.

Heathfield residential clearance bookings are timed around the transfer station, not the other way round, so the crew is not waiting on a weighbridge with your job half done.

We treat Heathfield as one service area: Cross in Hand, Old Heathfield, Punnetts Town, Broad Oak and Cade Street and the rest of TN21 share the same residential clearance price list and the same crews.

We plan residential clearance work in Heathfield together with hailsham, uckfield and crowborough, which is why midweek and short-notice slots do come up here.

Heathfield is a smaller town; the streets around The Cuckoo Trail and the tower of Old Heathfield church are the ones where we most often check loading arrangements in advance.

We also work Vines Cross and Waldron as part of the Heathfield area, with no difference in how the residential clearance quote is built.

If your residential clearance job runs between Heathfield and hastings, it is still one booking and one price — we do not split a local job across two quotes.

Every Heathfield quote starts from the address itself. Two TN21 properties a few streets apart can need different crew sizes for the same residential clearance.

Heathfield is planned as Cross in Hand (TN21), Old Heathfield (TN21) and Punnetts Town (TN21) and the streets around them, which is how the crew knows the approach in advance.

7 named areas make up our Heathfield coverage. Cross in Hand and Waldron are the outer markers, TN21 the postcode span.

We confirm the Heathfield slot in writing with a time window, and the crew calls from hailsham or uckfield when they set off.

What a residential clearance job includes

Residential clearance is the removal and licensed disposal of unwanted contents from a home — a single room, a garage or loft, a full property before a sale, or a probate clearance where the family cannot face the sorting. It is priced by the volume actually loaded and the labour it takes to get it out, not by the hour, and everything leaves with a waste transfer note because we clear as a registered waste carrier rather than as a van with a trailer.

Before we load

  • Walk-round with you, or a photo/video survey, and a fixed price agreed before anything moves
  • Anything you want kept set aside first and confirmed room by room
  • Documents, photographs and small valuables bagged and handed over, never binned by default
  • Floors and stair runners protected on the carry route

The clearance

  • Furniture, white goods, mattresses, carpets, garden and garage contents removed
  • Loft and cellar emptied where the access is safe to work in
  • Wardrobes, beds and units dismantled in situ so they fit the stairs
  • Full crew carry — nothing left for you to shift to the kerb

After the load

  • Rooms brushed through and left broom-clean
  • Clean, usable furniture and household goods offered to our charity partners before anything is treated as waste
  • Segregated at a licensed transfer station, with a recycling rate we will tell you honestly
  • Waste transfer note issued in your name, usually the same day

What changes the price on a residential clearance job

  • Fridges and freezers carry a per-item recycling charge from £45 for degassing, and mattresses, tyres, paint, electricals and upholstered seating (POPs incineration) are priced as their own line because the permitted facility charges them separately — quoted up front, never added on the day.
  • Asbestos, clinical waste, fuel and gas bottles are outside our licence. If we see suspected asbestos we stop, tell you, and point you to a licensed contractor rather than loading it.
  • Hoarded and probate properties are quoted after a survey, not from a floor plan — there is usually more behind the door than the photos show, and we would rather say that than revise the price on the day.
  • Volume sets the price, so a garage that looks full but is mostly empty boxes costs less than a small room of solid furniture. Photos give you a firm number instead of a range.
  • Access is the other half of the price: a top-floor flat with no lift, a long carry to the nearest legal parking, or a shared stairwell that has to stay clear all takes longer than a driveway.

This was my second job for Hello services and I was delighted to have Adam and Sultan back again. I had furniture assembly and clearance work to be done, and again it was done very professionally to a very high standard, and with absolute politeness at all times. They did an excellent job yet again… Read in full →

About Heathfield

Heathfield is not one settlement but three strung along a ridge — the modern centre, Old Heathfield a mile away, and Cross in Hand to the west — plus the hamlets at Broad Oak, Cade Street and Vines Cross. Addresses that share the TN21 postcode can be fifteen minutes apart down single-track lanes with high banks and no passing places, so we confirm the actual approach before committing a vehicle size, and we do not quote a Luton for a lane that cannot turn one.

The housing is a Wealden mix: Victorian and interwar houses along the ridge, 1980s estates around the centre, and detached rural properties with outbuildings. Those outbuildings are the story on clearance work here — barns, stables and workshops routinely hold more than the house, and they take longer because sorting for reuse and recycling on a farm-type load is slower than a flat clearance. Wealden is East Sussex County Council territory: residents' permit sites, licensed transfer station and a waste transfer note for anything we take.

Common questions

Heathfield questions, answered.

  • How much does residential clearance cost in Heathfield?

Residential Clearance in Heathfield (TN21) starts from £450. The final figure is fixed before booking and reflects the size of the property, the floor level and the access — which in Heathfield usually means ridge-top lanes are narrow with high banks and few passing places, and several rural approaches are single-track, so vehicle size is agreed before booking rather than assumed. Wealden addresses use East Sussex County Council's permit-controlled sites.

  • Do you cover the whole of Heathfield?

Yes — every TN21 street, plus the surrounding East Sussex towns. Jobs are scheduled by travel time, so short-notice slots do come up.

  • Are you insured for residential clearance work?

We carry £1m public liability cover and hold Environment Agency waste carrier licence CBDU300454. Certificates are available on request and the details are published on our trust and credentials page.

  • How quickly can you book residential clearance in Heathfield?

Same-week slots are standard in Heathfield, with next-day often available midweek. Month-end tenancy changeovers are the busiest window across East Sussex, so book those a week or two ahead.

  • How is a house clearance priced?

By the volume we load and the labour to get it out — quoted as a fixed price before we start, not by the hour. Send photos or book a free survey and the number you are given is the number you pay unless you add items on the day.

  • What happens to the things you take away?

Anything usable is offered to our charity partners first. The rest is sorted at the depot and segregated for recycling, with up to 90% kept out of landfill. You get the transfer note either way, which is your legal protection if your waste is ever fly-tipped.

  • Do I need to be there for the whole clearance?

No. Plenty of our clearances are for people who live in another county. We do the walk-round on a video call, agree what stays, collect keys from the agent, and send date-stamped photos of every emptied room when we finish.

  • Can you clear a property after a bereavement?

Yes, and it is a large part of what we do. We work to your pace, set aside paperwork, jewellery and photographs for the family rather than making judgement calls, and can clear a single room first if the whole house is too much at once.

  • Do you buy anything of value, or offset it against the bill?

We are not house-clearance dealers and we do not make an offer on your contents — that keeps the incentives clean. If we think something is genuinely worth selling we say so and leave it with you rather than loading it.

  • Are you licensed to remove waste?

Yes. We hold an Environment Agency upper-tier waste carrier registration (CBDU300454) and carry £1m public liability cover, and the registration number appears on every waste transfer note we issue.
