Census 2021 puts Neasden at 3,586 households with a median age of 35.2. The inter-war stock is renter-heavy, which is why 49% houses and 51% flats need different handling in NW10.
Private renting sits at 47% and owner-occupation at 35%; the first group books mattress cleaning at short notice, the second plans it.
Expect with solid brick on the party and external walls — and lath and plaster over timber studs — with 19% social-rented stock locally, block access is agreed with the estate office first behind the plaster in NW10. That is why fixings are picked in the room rather than off a van shelf, and why a plasterboard plug spun into lime plaster; locally that also means which crumbles the key and drops the panel — which is what a 51% flat share across the ONS neighbourhood covering Neasden actually produces is the fault we are called back to undo.
Anyone who knows Neasden knows the pattern near BAPS Shri Swaminarayan Mandir: the Hindu temple, the North Circular and industrial estates beside 1930s housing. We plan the NW10 visit around it. Neasden is outside the Congestion Charge zone but inside ULEZ; our vehicles are compliant, so nothing is added for it.
On access, north Circular access is difficult; side streets are wide with driveways — one reason one technician with a portable extraction machine and air mover on a single household booking; two technicians on HMO, student accommodation and serviced-apartment rounds where six or more mattresses are cleaned in a day. Fitters travelling in use Neasden (Jubilee).
