Welwyn Garden City access and housing notes
AL7, AL8 housing stock and loading reality, written for Welwyn Garden City rather than the county.
Jet Washing in Welwyn Garden City: what actually matters here
Ebenezer Howard's second garden city, built to a formal plan of tree-lined boulevards, neo-Georgian terraces and generous verges either side of Parkway.
The housing stock is Neo-Georgian garden-city terraces and semis with rear service paths, 1960s flats east of the railway, and modern apartments in the converted Shredded Wheat factory quarter, which decides the tools, protection and crew size we bring to a jet washing job.
Garden-city verges are protected and frequently bollarded, so vans park on the carriageway and crews carry up the front path, and several of the older terraces have rear-service access only, which changes the load route for anything larger than a two-seater sofa.
We treat Welwyn Garden City as one service area: Handside, Sherrards, Peartree and Panshanger and the rest of AL7 and AL8 share the same jet washing price list and the same crews.
Welwyn Garden City is a mid-sized town, and addresses around The Parkway and the Howard Centre in particular tend to need the access details confirmed before the van is loaded — we ask about that at quote stage, not on the day.
What a jet washing job includes
Jet washing is exterior pressure cleaning for hard surfaces — driveways, patios, paths, steps, walls and decking. The method matters more than the machine: block paving and concrete take a rotary flat-surface cleaner at working pressure, while render, painted masonry and older slabs take a soft wash with a cleaning solution and low pressure, because a lance held too close permanently scars soft stone and blows the joints out of paving.
Before the machine starts
- Surface identified and tested on a low-visibility area to set the right pressure
- Loose growth, moss and debris swept and scraped off
- Drains, gullies and airbricks covered so run-off silt does not block them
- Doors, windows, planting and neighbouring boundaries screened
The clean
- Rotary flat-surface cleaning for an even finish without the striping a hand lance leaves
- Edges, steps, kerbs and awkward corners detailed by hand lance
- Weeds and moss taken out of joints as the surface is worked
- Soft-wash treatment on render, painted brick and anything the pressure test says is too soft for the lance
Finishing
- Silt and run-off rinsed off and swept, not left on the lawn or the pavement
- Kiln-dried sand re-brushed into block-paving joints where the joints were washed out
- Site left tidy with covers removed and drains checked clear
What changes the price on a jet washing job
- Pressure washing cleans; it does not restore. Where paving has permanently discoloured, spalled or been stained by oil or rust, it will come up cleaner but not new, and we say which of yours is which before we start.
- Old and soft surfaces set the pressure. Loose-jointed or poorly laid paving, soft sandstone and Victorian tile can be damaged by full pressure, so those are soft-washed and take longer.
- Water and drainage come from the property unless we agree otherwise. If there is no outside tap or the drains cannot take run-off, tell us at quote stage and we plan for it.
- Re-sanding matters. Washing block paving without re-brushing kiln-dried sand into the joints invites weeds straight back and lets the blocks move.
- Weather changes the result rather than the price — a cold, wet week means a longer drying window before any sealing could be considered.
Reviews from Welwyn Garden City customers
4.5 ★ from 3,131 Trustpilot reviewsMine was a particularly hard clean, after a 16 residency, but Nicole and Marius got stuck in, and brought it all back to good as new. Many thanks guys, I know it was difficult. Cheers
We had Ludvik and his team turn up the day after we moved in to do a deep clean. They were on time, polite and did a really good and thorough job. Would recommend.
Absolutely blown away by my move in clean done by Lisbeth and Amrica (sorry if the spelling is incorrect). They far exceeded my expectations and did such a thorough job. The communication on the day was excellent. Did a walk through before and after. I cannot thank or recommend them more highly.

Welwyn Garden City questions, answered.
How quickly can you book jet washing in Welwyn Garden City?
Same-week slots are standard in Welwyn Garden City, with next-day often available midweek. Month-end tenancy changeovers are the busiest window across Hertfordshire, so book those a week or two ahead.
Will jet washing damage my paving?
Not at the right pressure for the surface, which is why we test first. Full pressure on soft stone, loose-jointed slabs or lime mortar does cause damage, so those get a low-pressure soft wash instead — a technique change, not an upsell.
Do you re-sand block paving afterwards?
Yes, where the joints have been washed out. Kiln-dried sand is brushed back in as part of the job, because paving left with open joints loses stability and grows weeds again within weeks.
Do you seal the surface as well?
Sealing is a separate decision and needs a properly dry surface, so it is never done on the same visit as the wash. We will tell you honestly whether your surface would benefit rather than adding it by default.
