Commercial Cleaning in Oxford: what actually matters here

A university city with two universities, one of the largest shared-housing sectors outside London, and a medieval core that most vehicles cannot reach at all.

The housing stock is Victorian and Edwardian terraces through Jericho, East Oxford, Cowley Road and Iffley Fields, a very large share of them in shared occupation; substantial Victorian villas in North Oxford and Summertown; interwar and post-war semis at Headington, Marston, Botley and Cowley; post-war council-built estates at Blackbird Leys, Barton and Rose Hill; and college and university accommodation across the centre and the science areas, which decides the tools, protection and crew size we bring to a commercial cleaning job.

Oxford is the hardest access city in the county and the restriction, not the load, sets the plan. The Zero Emission Zone is a pilot covering a named group of city-centre streets only — it is not city-wide, and most jobs never enter it. Around it, almost all of OX1, OX2 and OX4 inside the ring road is controlled parking, with resident bays and short visitor windows; the terraced streets off Cowley Road, Divinity Road and in Jericho are narrow enough that a Luton blocks the carriageway while it loads, and several have bollards or one-way working. College and university addresses need a porters' lodge booking and a named contact. Oxford City Council sets the parking and bulky-waste rules; Oxfordshire County Council runs the tips and their van and trailer permit scheme.

Oxford is one of the larger settlements in the county; the streets around The Radcliffe Camera and the High Street colleges, with the ring road looping the city outside them are the ones where we most often check loading arrangements in advance.

What a commercial cleaning job includes

Office cleaning is contract work: a defined scope, a defined frequency and a schedule that fits around the business rather than through it. Most sites run early morning or after close, five days a week or three, with the daily list, the weekly rota and the periodic work all written down so the standard is checkable instead of a matter of opinion. Every cleaner on site is DBS-checked and works under £1m public liability cover.

What changes the price on a commercial cleaning job

  • Consumables — soap, paper, bin liners — are quoted as their own line so you can see what is cleaning and what is stock, and swap supplier without renegotiating the clean.
  • Periodic work such as carpet extraction and floor machining is scheduled and priced separately from the daily contract; bundling it into a monthly figure hides when it was last actually done.
  • Work between 8pm and 7am is charged at 1.25× the standard rate, and that is stated in the quote rather than appearing on an invoice later.
  • Price follows cleanable floor area, washroom count and frequency — not headcount. A small office with three washrooms costs more than a large open-plan floor with one.
  • Access hours decide the crew size. A one-hour window before the office opens needs more cleaners than a three-hour evening slot for the same building, so we quote against the window you actually have.
