Three kinds of housing stock

Victorian and Edwardian terraces — Moulsham, Old Moulsham
Lath-and-plaster walls and chimney breasts, narrow hallways and a tight turn at the foot of the stairs. Wardrobes and sofa beds frequently will not go up in one piece, so plan for dismantling rather than discovering it at 9am. Fixing anything to these walls needs a different anchor set to a modern block, which is why our vans carry all three.
Interwar and post-war semis — Springfield, Great Baddow, Galleywood
Cavity blockwork, a drive or side access, and enough room to get a Luton close to the door. These are the most predictable moves in the city and the ones where a fixed price holds most reliably.
New apartments — Chelmer Waterside, Beaulieu Park
Dot-and-dab over concrete slabs inside, and outside the constraint that catches everyone: underground car parks with barriers around 2.0 metres. That is below Luton height, so the move runs with a smaller vehicle and a shuttle to the loading point. Book the service lift with the building manager as soon as you have a date.
Access: barriers, bays and permits
- Inner-ring streets are permit-controlled with loading bays timed against the morning peak — a mid-morning start is often quicker than an early one
- Check your specific street's bay restrictions with Chelmsford City Council before the day, and ask about a suspension if the carry is long
- Managed blocks: book the service lift and confirm the loading door, not just the front entrance
- CM3 villages: shared drives and lane widths set the vehicle, so send a photo of the approach with your quote request
