Removals insurance and inventories, explained in Kensington and Chelsea

Goods-in-transit cover pays for loss or damage while your belongings are in the remover's care, subject to a limit per item and a list of exclusions. The two things that decide a claim are whether the item was on the inventory and who packed it — self-packed boxes are almost always excluded unless the damage is external.

What changes in Kensington and Chelsea before you book

Everything below applies across London — these are the parts a move in this borough turns on. Kensington and Chelsea covers SW3, SW5, SW7, SW10, W8, W10, W11, W14 and 11 named areas, and the housing type, the stairs and the parking decide most of what a full-home move here actually costs.

Housing stock in Kensington and Chelsea

Stucco-fronted terraces, mansion flats, mews houses and the Lancaster West and World's End estates. 82.9% of homes here are flats, so the variable that moves the price is the carry: lift or stairs, the floor you are on, and how far the van can legally stop from the entrance. That is what decides whether your move is a three-crew day or a two-crew half day.

Who moves here

Kensington and Chelsea has 66,884 households across 143,375 residents on Census 2021 figures, with a median age of 38.6. 39.6% of households rent privately, so Kensington and Chelsea moves in tenancy cycles — end-of-month and end-of-quarter Saturdays book out first. 43.7% of households are single-person and the rest are family-sized, so quotes here range from a one-bed flat to a four-bed house on the same street.

Parking, permits and charges

Some of the tightest CPZs in London, mews entrances under 2.1m and communal-stair-only access in many mansion blocks. Part of Kensington and Chelsea sits inside the Congestion Charge zone and all of it is inside ULEZ, so both are inside the written quote before you book — never added afterwards.

Planning the day

With 27.6% of homes in social housing, a fair share of jobs here are estate blocks where the concierge or housing office wants notice and proof of insurance before the lift is held. We survey by video before quoting a full-home move in Kensington and Chelsea, so the number you are given is the number you pay.

Household, housing-mix and tenure figures: ONS Census 2021, borough level — the smallest geography publishing all three series. Access and permit notes: Royal Borough of Kensington and Chelsea, Transport for London ULEZ and Congestion Charge zones.

Removals Insurance and Inventories, Explained in full

The two covers every remover should hold

Goods in transit covers your belongings while they are being carried, loaded and, on most policies, stored in the remover's care. Public liability covers damage to property — the doorframe, the communal stairwell, the neighbour's car.

Ask for both certificates before you book, not after something goes wrong. A firm that produces them within the hour is a firm that has them.

Limits, excesses and the 'per item' trap

Policies carry an overall limit and, crucially, a limit per item — often £1,000 or £2,000. A £6,000 piano or a piece of art above that line needs to be declared and specifically covered, or the payout stops at the per-item cap.

Excesses are usually per claim rather than per item. Both figures belong in your written quote so you can compare two removers honestly rather than on headline price.

  • Overall sum insured for the whole load
  • Limit per single item — declare anything above it
  • Excess per claim
  • Whether storage is inside the same policy or separate

Why self-packed boxes are treated differently

If you packed the box, the remover cannot verify what went in or how it was protected, so cover is typically limited to external damage — a crushed box, a dropped carton — rather than a broken glass inside an intact box.

That is not a loophole, it is how the risk works, and it is the strongest practical argument for professional packing on fragile-heavy homes. If you self-pack, pack for a lorry rather than a car boot: full boxes, no voids, heavy items low.

Need the Kensington and Chelsea figure in writing before you commit?

A free video survey covers the stair carry, the parking and the volume, and produces a fixed written quote the same working day.

Standard exclusions worth knowing before moving day

Cash, jewellery, passports, deeds and irreplaceable personal items are excluded on almost every policy — they travel with you, in a bag you keep. Plants, perishables and anything hazardous are usually excluded too.

Mechanical or electrical failure with no external damage is also excluded: if the washing machine stops working but nothing is dented, that is a warranty conversation rather than a claim.

Building an inventory that protects you

The inventory is the evidence. Ours is produced at video survey and confirmed in writing; you should read it and add anything missing before moving day, particularly high-value items.

Photograph the back and underside of anything already marked, and photograph high-value items in place before they are wrapped. Five minutes with a phone turns a disputed claim into a paid one.
